A fantastic place to relax and unwind, and for exploring the beautiful Riviera. Perfect for a romantic weekend, a family holiday, or a fun get-together with friends, Villa La Sousta is a charming, edge of village house that has been beautifully modernized. The interior is light, tranquil and luxuriously appointed. The upper level consists of lounge/dining area equipped with home entertainment system, fully equipped kitchen, and master bedroom with ensuite bathroom. Two balconies provide beautiful views to St Paul de Vence and the perfect place to enjoy breakfast or pre-dinner drinks. The lower level comprises 2 double bedrooms, plus a further bedroom with bunk beds suitable for adults or children, a family bathroom and separate cloakroom. A laundry/summer kitchen is also located on the lower level. The garden is a beautifully planted oasis, with heated spa/jacuzzi pool, and plentiful sun-loungers on their own deck (with shower). There is a gas bbq, and some delightful spots to wine and dine alfresco.

La Sousta is a 2-storey house, with the main living area enjoying the best views from upstairs.

• There is parking for 2 cars in front of the property.

• The Villa is accessed from street level up steps through the garden. There is also pedestrian access from the back gate into the village.

• The spa/ plunge pool is approximately 8’x15’ / 245cm x 455cm.

• The garden is tiered, and provides lovely spaces for the pool area, sunbathing deck and barbecue and outdoor dining area.

• A welcome basket will await you on arrival, and our local manager will greet you and be available throughout your stay, should you require any assistance.

Additional Services:: Please let us know if we can do anything to make your stay more comfortable. We are able help arrange a variety of additional services, such as: airport transfers; grocery delivery; catering; excursions with a driver; additional maid services (ie daily); additional towels or linen changes etc. Prices upon request.

Please note:: The property features a glass and stainless steel spiral staircase, which is not gated and may be difficult for the elderly/infirm and for those with small children.

• Although the pool is alarmed with motion detectors, it is unfenced. Therefore, again, we would not recommend this property to families with children under the age of 7.

What makes this villa unique

So easy to get to, and yet it feels like a million miles away - flights in to Nice and then just a 20 min journey to the house. Location means that you can enjoy the peace and tranquility of the house, wander in to the village for your fresh baguette in the morning, or for your evening meal. When you want to go out, the whole of the Riviera is on your doorstop, waiting to be explored.

Visit to Villa La Sousta

Exacty as described - a luxury villa. Tastefully decorated with all the latest mod cons.

Fantastic views of St Paul Du Vence out of bedroom window and a 3 minute walk out of a back gate into the little village of Colle sur Loup. Gorgous fresh bread every morning.

Heated spa pool so could be used day or night.

Great position near to Nice airport, but also only 20 minute drive to Cap D'Antibes. Found lovely private beach in Garoupe Bay.

Would definitely recommend this property to friends.

Lovely villa, beautiful spot

We had a great stay here at the beginning of April; the villa is in the heart of the village but tucked away and peaceful, with beautiful views and a lovely garden . Inside it's a charming blend of modern and classic. The owner Zoe was very helpful in answering our questions.

All in all an excellent holiday - highly recommended!

Amazing house, fantastic location

My wife, 6 year-old son and I spent a week at La Sousta in late April. The entire stay was fantastic. Management met us at the location to show us around the house and give us terrific recommendations (there was even croissants, cheese and a bottle of rose in the fridge to welcome us). My son and I could swim since the pool was warm, and it was so easy to get around the beautiful towns of southern France. We spent most days visiting amazing towns like St Paul de Vence and Eze - these were all very easy drives from the house (St Paul is only a 5min drive!). The home is ideally situated in the town of La Cole Sur Loup - and the main road with shops/bakeries/restuarants is accessed directly behind the house - a 2 min walk! I would highly recommend La Sousta and we look forward to visiting again.

Property poorly maintained and not as described

Although the property is situated in a beautiful area of the Cote d'Azur, it was not like we expected and described in the listing of this website. We have encountered several problems and the house was not at all clean . I have taken photographs to prove this. The shower in the bathroom downstairs was not working. The glass staircase was broken. The kitchen sink was blocked every night and it was very difficult to use the kitchen. The pool was not heated with max temperature 24 degrees in the middle of August. The tiles in the bottom of the pool are broken making it difficult and dangerous to walk. The pool is leaking and water is coming out of the control room with the danger of someone being electricuted. The boards of the decking area are moving badly and it is very dangerous to walk on it. The shower upstairs was full of mould and very dirty. The matress and bed downstairs were really poor quality. The bunk bed is only suitable for children and not for adults. The toilet downstairs was unclean and difficult to use. The barbecue was disgustingly dirty. All in all not a great experience for we paid for 10 nights. It has been listed as a luxury property but it has nothing luxury about It.It has been very dissapointing. We have contacted the owner and she refunded of only a small amount because she has high running costs and she needs to make a profit. But she said that she has no control over the house and she has tried to blame the manager for it. Indeed, the problems listed in a feedback left in 2015 are still there and no improvement has been made like she said in her reply. All in all a great dissapointment and a property to avoid at all costs.

Owner's Response: I am so sorry that any of our guests would ever have any cause to write such a review, and I would like to reassure anyone reading this that we absolutely want our guests to have the best experience of their holiday possible, and we do our very best to provide the highest standards of cleanliness, maintenance and customer service that we can. Things can go wrong during the rental season, and we try very hard to put things right, or at least be upfront about any problems that can't be quickly resolved. This guest was informed about the broken step on the glass staircase and about the defective shower diverter prior to his stay, and as a gesture of goodwill, we refunded an agreed amount at the end of his stay. I was so shocked to receive this review that I went straight out to the house to see things for myself - I found that aside from the staircase and shower issues, a few of the pool tiles were in need of repair and that there were some minor maintenance issues, but generally everything was as beautiful and well cared for as ever. Since his visit, we have done all the necessary maintenance, including repairs to the pool. Unfortunately, we have not been able to fully repair is the step on the staircase, however, we have done a temporary repair and the damage is purely cosmetic and doesn't affect the function or safety of the staircase. We have a fantastic house manager and a great cleaner, and it is wonderful place to stay. It is not a five-star hotel, and we can't offer perfection, but we certainly want happy guests, and most of our guests find our house as charming and relaxing as we do.

We enjoy the nice holiday in la-colle-sur-loup. It is so clean, bright, well decoration, and with a super nice view to st. paul de vence. I will come back next year. And it really worth it.

Lovely villa, great location but poorly maintained

Although the villa itself and the location were good, we were let down by the facilities, which I would assume is down to a lack of maintenance. We are all swimmers and accepted a plunge pool because it was advertised as having a swim jet...this never worked from day one and despite numerous calls it was never resolved. The pool has a major leak requiring it to be filled every morning. The bottom of the pool and the surrounds have broken tiles/slabs. The steps have broken and loose slabs, one of which needs attention before someone falls. The decking area is great but there are numerous loose and sprung boards. The barbecue was disgusting and there was no gas in either of the two cylinders, and I refused to clean someone else's mess...so no barbecues! We had a stench from the downstairs toilet during the last week which the manager sorted, but it wasn't very pleasant for the kids sleeping downstairs.

We made Zoe aware of the issues when we returned home and she did respond with the offer a 20% discount on a future booking. No explanation was given for the defective pool which we should have received prior notification of.

We wouldn't return even at 20% discount.

Owner's Response: I am always sorry to hear of any guest having a negative response to our property. We do carry out extensive maintenance during the Winter season, to ensure that everything is kept in good shape. Unfortunately, if things go wrong during the high season, it can be very difficult to find appropriate people to carry out repairs, which is unfortunately what has happened in the case of the pool. I have taken out any reference to swim jets in our advert, as even when they do work, they are not for the serious swimmer - it is just a nice feature of a spa pool. With regard to the barbecue, I am very sorry that it was not cleaned for these guests. In future, guests will be asked to leave the barbecue in the state that they found it, and it has been added to the departure checklist for our manager, which should prevent this happening again. With regard to the smell from the downstairs loo, my manager informs me that this was the unfortunate consequence of a heavy deluge of rain after a 2 month dry spell, and that the drains of the whole region were overflowing. By the next day the weather was back to normal and the problem quickly resolved. Our manager on the ground is always very quick to respond to our guests and goes the extra mile to make them happy; and we always appreciate any feedback during or after your holiday, so that we can improve things where we can.
