Luxury six bedroom estate home within walking distance of downtown Highlands, NC

Lullwater House is located walking distance to town just four blocks from Main Street and Old Edwards Inn and is situated on a beautiful acre and a half of private manicured gardens surrounded by a mix of hardwood and evergreen trees. The grounds feature a stream-fed pond with fish, frogs and even our resident muskrat, Sam. The house has hi-speed internet, smart TV’s in all rooms, down bedding, bathrobes and hairdryers in all rooms and Sonos Music System throughout the house. There are 2 skateboards, 4 bikes, cornhole, ring toss, ping pong and two fire pits with adirondack chairs. House also has Weber barbecue grill and charcoal grill. House also has a portactib. We also provide a collapsible wagon, folding lawn chairs and rolling cooler for the outdoor concerts at the park.

The interiors of Lullwater House are designed for easy living, all the while, maintaining a sense of understated elegance. Including a master on the main suite off of the den, a grand dining room and living room with a massive fireplace and a bunk/gaming room upstairs for the kids. The gourmet kitchen includes custom cabinetry, a professional gas range, convection microwave oven, ice machine, and built-in SubZero refrigerator and full-size wine storage. Also included is a full service coffee and snack bar complementary for all guests of Lullwater. There is also a safe in the Master Closet available for renters' use. Garage is being used by owners.

Please note: Due to the owners living out-of-state, Lullwater has 4 security cameras located on the OUTSIDE of the property: one is on front porch, one on kitchen porch, another near the American flagpole and the last one is on the back porch. The cameras are helpful for package deliveries, vendor appts. and keeping an eye on the property.

Also note: we do not hold weddings of any size on our property.

(For rentals with more than 10 guests we charge an additional $100 per person, per night. This is due to added wear and tear of house and extra cleaning fees. This applies to both adults and children.)

Please be sure all guests read through our House Rules in rental book. We have cameras on both front and back porches, since we are FL residents.
Please dispose of your garbage in the trash receptical up on Foreman Road. A $50 fee will be incurred if excessive garbage is left behind.
Highlands has a 10pm noise ordinance, if police are called you will incur a fine. Also, if you move Adirondacks pls put them back before checkout.

Stunning! Perfect in every way! We hope to return!
Our family of 13 (granparents, married children and 6 grands) stayed in this lovely, luxurious home December 26, 2018 for 5 wonderful days! The owner, George, was so helpful and prompt in answering all our questions or in helping us plan, Lullewater House is absolutely stunning and the online photos can not capture all the beauty and attention to detail ... the home design, the exquisite upscale furnishings ... the gorgeous decorating pampers you and your family from dawn to the end of your day. This home is in an excellent location ... walking distance to the charming Highlands downtown as well as a short driving distance to snow tubing, ice skating, looking for waterfalls, wonderful restaurants! We even drive one hour to The Polar Express Train in Bryson City as well as visiting Cashiers in our 15 passenger van.. Give yourself and your family a very special treat and plan your stay at Lullwater House and begin building your own Highlands memories ... we hope to return!

Luxury Highlands Home
We were fortunate enough to spend a long weekend in the Lullwater Estate for our daughter’s wedding weekend. It is truly a gem that is located were close to Main Street. The home is absolutely gorgeous! Each room is well appointed and lacks for nothing! Every detail you can imagine is addressed with perfection. From comfortable bedding, to classic style of furniture, we do not have one complaint. While we did not use the outdoor spaces due to weather, each porch and fire place area is well appointed and furnished. I would absolutely recommend the Lullwater Estate.

Fantastic Home
Our family went for a week, 4 adult couples and 2 infants. The house was perfect for us, each couple had a spacious room with their own bath with a nice living room for tv and a fireplace. The kitchen had every appliance you could want and plenty of game options for the family. The house is about a 5 minute walk from downtown which was great for the adults and kids. It’s close to the nature center and plenty of hiking trails. It also has an outdoor fireplace which we enjoyed on a couple of occasions. It’s a special place, we had a wonderful stay.

Magnificent Lullwater
This place was magnificent! A beautiful, professionally decorated home with lots of room, and situated on grounds that are breathtaking - PLUS walking distance into town! We had a family reunion and this was the perfect place. Hired a photographer to come and she had so much to work with on this gorgeous property.

wonderful house in Highlands
We booked this house as we wanted something to sleep all of us for our daughter's wedding and also be walking distance to town. 0.3mi to town and we walked everywhere all week. The house is beautiful and full of character with plenty of room for a large group. We LOVED the outdoor fireplace and spent almost every evening outside spending time together. (yes, we could have a fire in JULY) I cannot say enough great things about this house! The owner was so nice and helpful as well!!
