It has a large flat beautifully landscaped garden with extensive terraces. There is a 50m2 Sun deck next to Pool equipped with 8 sun loungers and parasols, adjacent a pool house with extensive facilities; a simply fantastic space to unwind, sunbath and relax, in a private exclusive setting.

The Villa is excellently located 1 km from Cannes, in a quiet residential area, close to amenities and local shops with easy and fast access to all essential Riviera Tourist attractions.

Lovely house, lovely garden, lovely everything. And we have rented houses in the vicinity of Cannes for the last 25 years so I know what I'm talking about. Also it was really easy to get in touch with the the caretaker and the owners which we appreciated vy much.

Perfect base for family and young children
Villa had everything we needed for a relaxing week's stay (5 adults plus 2 small children 2 and 5 yrs old). Kids spent most of the time in the pool or playing in the garden, and there is plenty of shaded space outside under the awnings and large trees. Outside kitchen with BBQ was great, as was outside terrace for eating in morning and evenings with a lovely view over the hills. Inside the villa is not quite "luxurious" (maybe just needs a bit of an update), but it was perfect for us as a base and I think the standard is reflected in the price which was good value. Adding aircon to the kitchen/lounge/dining area would be useful given how hot it gets in the afternoon, and the only respite is the pool or a bedroom. Still, it's the South of France so that's to be expected. Immediate town is not that big but had a great boulangerie in walking distance for breakfast pastries and supermarkets for everything else. We knew nearby towns from previous trips so went to Mougins for dinner or Cannes for beach/day trip (sadly no local bar we could find in walking distance for a quick evening biere pression). Both around 20-25 mins by car. Local gorge/waterfall near Grasse was fun, about 1hr drive, as was kids splashpark near Antibes. Local property manager Elisabeth was very friendly and helpful, though we really didn't need to ask many questions. The pool was cleaned midway through the week and the maintenance guys were likewise helpful. All in all, lovely week, just what we were after.

Lovely house, set in a pretty garden.
We took our family to this property to celebrate my birthday. It was excellent for our needs. We took children ranging from 2 to 16, but they were all busy with the games and swimming pool. Nicolina was very helpful and kind to us while we were there and helped to make our week very enjoyable. xx

Very Little Luxury but lots and lots of rules!!!
Upon arrival we were met (not welcomed) by Antonio who speaks very little English. His primary role would appear to be to intimidate new guests as to the financial penalties associated with excessive electricity use. Antonio comes armed with a piece of paper containing a meter reading written in pencil. We had no way of verifying the content or monitoring our usage and therefore spent the holiday concerned about the potential impact this may have on the return of our sizeable deposit. Antonio's English did stretch to announcing that all young people liked to steal ( he looked meaningfully at the younger members of the party) and stressed he would be counting all the bed side lamps on check out (which, for some reason, he felt would prove irresistible to the 18-22 year old contingent in our group). Unfortunately, Antonio's communication skills do not allow him to explain anything useful and so, for example, we never got to use the pizza oven or BBQ. The villa is basically sound but the owners cost cutting really takes the shine off it. The property sleeps 10 people but they provide 5 sun loungers which is ridiculous. Our party of 9 was forced to operate a rota system! Each guest is given an empty duvet cover,1 pillow and a towel. No additional bedding (presumably to discourage use of the air-con). It took us 2 days to get towels for the pool and they were only forthcoming after we had promised that we would not take them to the beach! There are no cushions on the outdoor seats around the table making evenings uncomfortable and no seating at all in the games room. Guests are required to use plastic tumblers by the pool but there isn't insufficient for 1 each and the cutlery is cheap and flimsy. There are many many rules (more than we have ever encountered) including no lights around the pool after 9 pm. The owner emailed us during our stay when Antonio took photos early one morning whilst we slept, as he had noticed we had moved the table tennis table and left the umbrellas up. This made us feel a little uncomfortable and is typical of the owners formal, somewhat officious style of communication. Instead of calling, he got the agent to send me a text telling me to read his email! There is little local information in the villa (which is usually provided) and, unusually, you have to clean the oven prior to departure despite having paid a fee for cleaners. Overall we would not return. The owners need to be more friendly and less frugal.

Lovely villa, great base for visiting the area
Fantastic time enjoyed by all of our family of 10 including our 2 small granddaughters. Accurate description of facilities, villa very clean & well maintained. The pool was beautiful, we had been a little concerned that the water wasn't heated but we soon discovered heating was definitely not necessary, once you were in the water was lovely! Having 2 little ones with us it was a great plus to have a pool area that was secure. Part of the family had flown into Nice airport, the rest of us driving down so we had 2 cars during our stay. The drive area was big enough to park 2 cars comfortably and still have room to play, the automatic gates were a bonus. We alternated days at the villa with days out exploring the area always having a dip in the pool on our return and the older kids enjoyed the games room in the evening. Trips out included beaches, Lac de Saint Cassien, Marineland & Les Grottes de St Cezaire. The villa is in a good location, close to local amenities and the main travel routes if travelling further afield. Re previous review on electricity usage - we didn't incur any extra costs and had the air con on in the bedrooms every night. Communication with Ian was great and Antonio was most welcoming. We spent some time watching the Olympics and the satellite tv was much appreciated by the grandchildren (& their parents) in the early mornings. Our only suggestion would be another sofa. Eating areas were big enough to accommodate all our party both inside and out & it was lovely to have the choice. A lovely family holiday in the South of France at Villa Carpe Diem!
