Studio 44 B&B Balmain. A cottage in a garden.

44 Campbell Street is a delightful weatherboard home built in 1881, purchased by the current owners, Annie and John (Balmain residents of 48+ years), in 1998 and subsequently renovated.
The renovations included the upgrading of an existing artist's garden studio which is the accommodation now offered.

We have been operating Studio 44 as a B&B since Christmas 2015 and have many satisfied and regular guests.
We listed with StayZ in 2017 ( now StayZ/ Vrbo / Expedia ) STRA Reg No 8633
The studio is situated at the rear of the property and has its own outdoor, sunny sitting area and large ( by Balmain standards ) shared garden. It has separate access from the street and OFF STREET PARKING is available by prior arrangement. Slow charge power point available for EVs.

The studio/cottage is equipped with reverse cycle air conditioning, column heater, internet (incl wi-fi), Smart TV (free to air) and DVD player (incl a selection of movies)

There is a microwave oven, toaster, bar fridge and other appliances to make your stay comfortable.
PLEASE NOTE - we provide ingredients ( coffee, teas, cereals, milk, yogurt, bread, butter, condiments etc ) so that you can prepare your own breakfast and will replace them upon request. Many guests like having breakfast at one of the many nearby restaurants or provide their own to suit special dietary requirements.

The garden is secure and suitable for children and pets.

Dogs are welcome ( 2 maximum ) however we MUST be advised of breed and size at time of booking. A voluntary fee of $20 for one dog and $30 for 2 dogs will apply.

Ferries connecting to the city and to Parramatta & Cockatoo Island are within a short walk at the Balmain (Thames Street) wharf and help make Studio 44 a great base for exploring Sydney Harbour and the city.

Buses to the city leave from Gladstone Park at the top of our street.
Balmain village complete with numerous restaurants, pubs, shops and a Woolworths supermarket is only a leisurely stroll away.

Many guests take the opportunity to explore historic Balmain while staying with us and we provide a detailed map of suitable walks.

Our preferred minimum stay is two nights however, we may be able to accommodate a single night stay subject to negotiation.

Standard check out time is 10 am and check in 2.00 pm however, this can be varied if the studio is not occupied before or after you arrive.

A wonderful stay in Balmain

As soon as we opened the door to the cottage, we were really happy. We have come to Sydney for our niece's wedding and this was a perfect base. The ferry is close by plus buses, cafes and restaurants. Our favourite meal was at The Cottage in Balmain. Everything we could possibly need was provided. The cottage was comfortable and we slept really well. John and Annie had left wine and fresh fruit in the fridge, aswell as tea, coffee and milk. We relaxed in the beautiful garden and would definitely recommend no 44. Many thanks.

Secluded with a view of the harbour

We enjoyed our stay and managed to do and go to all the places we planned sadly the weather wasn’t great The bed is very comfortable but the rain on roof was a bit noisy as I said the weather wasn’t kind to us The local shops and restaurants are close and excellent

Loved the location, lacks privacy, breakfast needs some attention

Loved the location of the property in Balmain and the property owner was very friendly, the accommodation was comfortable and charming. The cottage is set in a garden but the online images do not give a true reflection of how small the garden is and guests that value their privacy will find this an issue, the listing also says B.B we were supplied with cereal and preserves some fruit and a 1 litre of milk on day 1, we were advised to buy our own bread and even given details of we're to buy it. Nothing was replenished during our 4 night stay. Preferred cereals and milk ran out after day 2. We provided our own, not what we would describe as B.B.

Our Hosts, amazing people. So kind and so informative and helpful. Unfortunately for me I'm a bit of an arachnophobe and the cottage stay was a bit uncomfortable for me. So again beautiful, helpful hosts just be prepared for spiders and other crawlies

A gorgeous place at balmain

The Studio 44 at Balmain is in such a great location. The hosts are wonderful, friendly and helpful. It’s a relaxing, private back yard with a short walk to the ferry wharf. The studio has a very comfortable bed and a great shower.
