If you enjoy waking up in the morning sitting on a deck chair having your coffee on a picturesque balcony listening and watching the array of beautiful colourful native birds feeding a couple of meters from you while you take in the surrounding of a manicured native floral garden which wraps around the balcony and with all the necessities in close proximity to the house, well then this is the home for you.

Refurbished and tucked away in a quiet beach side pocket of Rosebud less then a 14 min. walk from the beach & shops, 11 min. drive to the famous Peninsula Hot Springs and plenty of fun within proximity. It’s open-living spaces make it relaxing and comfortable. Its living area provides warmth by soaking up natural light with views over a wrap around deck & garden covered with native flora and green lawns. Your stay will definitely boast relaxation whilst sleeping in comfortably new beds.

The space:
A bright, comfortable and spacious 2 bedroom home with a large entertainment and living area, outdoor dining area, hammock and sun lounges with plenty of lawn. The front has a good-size drive way to park cars, boats or jet skis with a fully secured waist high fence.


House includes:
TV, Air conditioning, FREE WIFI and Netflix, gas log heater, magazines, beach eskis, , boardgames, rain umbrellas, iron, high chair, ports cot, shopping/beach trolley and all basics to get you started such as a coffee pods, tea, sugar, coffee, milk, salt, pepper, toilet paper, laundry detergent.


Entertaining area:
Large deck which wraps around the house opening up to a covered entertainment area with outdoor setting and Webber Q BBQ that steps down into the spacious green lawn and flora filled backyard.


Linen and bedding:
All bedding, linen and towels included for all bookings. Beach towels NOT INCLUDED.


Laundry:
Washing machine, dryer, basin and separate toilet


Kitchen:
Fully equipped kitchen with stove, oven, microwave, coffee Pod machine and all utensils. No dishwasher.


Sleeping configurations:
- Bedroom 1: Sleeps three - Queen bed +portacot
- Bedroom 2: Sleeps three - Queen bed plus a single bed

Bathroom:
Shower vanity with separate full bath tub.

Activities:
Plenty of beach toys, beach sun shade and outdoor space to keep everyone entertained.

The neighbourhood:
Our home is situated in an established quite and vigilant residential street.
It is strictly not suitable for parties or schoolies groups. We request that our guests have consideration for our neighbours regarding noise.


Getting around:
- 1 min walk to the beautiful Banksia Woods Reserve.
- 14 min walk to the famous Rosbud beach, shopping strip and the summer Carnival.
- 4 min drive Rosebud Plaza. This includes major retail chains such as Aldi, Coles, Kmart, Target, Woolworths, First Choice Liquor etc. The complex also includes leisurely cafes and pizzeria.
- 11 min drive to the famous Peninsula Hot Springs.
-10 min drive to Alba Thermal Springs And Spa
- World class golf courses, wineries, Arthurs seat eagle sky lift is not far away ,there is so much more to do down the peninsular.
- 1 min walk to the 787 bus. It provides access to Dromana, Safety Beach, Mornington, Rosebud, Rye, Blairgowrie, Sorrento, Portsea and the point Nepean Nation park.

This is our home our pride and joy and we want guest to relax and take home memories by making the right choice in the house they choose for their holiday. Hence we are very transparent and want to advice we have CCTV recording at the front of the house facing down the driveway and have the following house rule to continue our high standards, for the comfort of our guests:

House Rules: 
We need a copy of a photo government proof of identification only from the booking guest  sent to us any time but no later than 48 hrs before check In.
Strictly NO schoolies, parties, functions and events. Our neighbors will be quick to notify us as we are in a very established close knit vigilant peaceful residential area.
Smoking is not allowed indoors.
Bookings must be confirmed by a verified adult 21 yrs or older that is staying at the house.
Number of guests should not exceed the number stated on the in the booking
Only 1 pet allowed.
Guests should leave the property in a similar state to its condition upon arrival.
No parking on the lawn.


Local Council Code Of Conduct:
No disturbing noise or unacceptable behavior such as aggressive behavior, yelling, screaming, arguing.
Parking is not allowed on the streets after 11pm. Our property can accommodate 3 vehicles comfortably.
Additional accommodation is not allowed on site by way of tents, caravans, campervans or similar facilities.
Quiet time between 11pm to 7am.
All rubbish to be removed to bins outside. 


Pet Rules:
Puppies are not to be left unattended in the house.
Pet waste must be picked up from around the garden bagged and placed in the outside bins.
Pets are not allowed on any furniture 
Pets need to be toilet trained and walk outside for their toilet needs.
