House rules to agree to prior to requesting a booking
No parties / drunken binge drinking / boys weekends / loud music into the night.
DO NOT BOOK HERE IF YOU WANT TO PARTY, DRINK AND POTENTIALLY DAMAGE THE PROPERTY.
Maximum 11 guests in total!
Any complaints from a neighbours due to partying, excessive loud music will mean instant eviction without refund and a $500 fee.
Excessive rubbish – fair use of the bins applies - more rubbish than a standard council bin fill is to be taken and disposed of yourself or a disposal fee of $50 will apply. Do not use neighbours’ bins.
Damage to the house including damage to the pool table, floors, walls any fixtures, fittings or furniture will incur a fee for repair minimum fee of $500.
Garbage, rubbish, left in the home or around the home will incur a minimum $250 clean up fee.
No pets allowed.
Booking Guest must be over 25 years old. ,
Our balconies are very high please be aware of this if staying with young children. We do have window locks and bolt sliders at the top of doors that access the balconies.
Wood fire to be used in Winter only or a $200 fee will apply. Adults only are permitted to operate the woodfire - for childrens safety.
A standard cleaning fee of $140 is payable for each stay this is for a standard clean. Please leave house neat and tidy as found, dishes washed, rubbish to be placed in outside bins.
Should the home be left with rubbish /cooking remains etc an additional fee of $90 p/h will be payable - this is for those rare guests who choose to leave rubbish/dirty dishes throughout the home.
We are on tank water please conserve water usage where possible.We fill the gas bottle for the BBQ when we find it empty, we are unable to refill it during a stay should it run out, please refill it if you require and we are happy to reimburse cost to you with a copy of receipt.

My place is a spacious 4 bedroom home recently renovated situated on a quiet dead end street. It has off street parking space at the front of the property for all your toys (boat/skis, bikes). It has balconies with magnificent views of Lake Eildon and surrounding mountains at the rear of the home. My place is a two minute drive to boat ramps and the local general store. Mansfield township is a 12 minute drive away and the base of Mt Buller is a 30 minute drive away..
You can walk from the rear of my place down the backyard and grass area, across the road to and from the lake. (it is a uphill walk from the lake). You can walk up and back for lunch/snacks etc from the house to the lake as we do when there. (Lake levels vary).

From this location you can spend a day swimming, boating, fishing, cycling, mountain bike riding, trail bike riding or 4wd, in winter the snow fields are nearby. You can relax with views of Lake Eildon from the main bedroom, living area and balcony. You can enjoy a bar-b-que on the balcony, watch the kids run around the large grass yard or maybe let them walk up to the local store for a icecream, walk down to the lake for an evening swim or to spot the kangaroos, deers, view native birds or have a wine on the deck or by the wood fire.

The House itself consists of 2 Bathrooms and 4 spacious bedrooms - plenty of space for your own portacot all the Bedrooms have robes - main with walk in robe.

Split system (heat/cool) in kitchen lounge area and wood fire for Winter use.
Balcony off kitchen and lounge with glorious lake views.
Full Kitchen with Stove, Oven, Microwave and Dishwasher
Clothes washer in laundry (no dryer), broom, mop bucket, clothes drying rack
BBQ on deck with direct access to kitchen

Internal staircase to Upper Level of home consisting of;
Main Bedroom (1) with private balcony, WIR, bedroom 2, Bathroom with toilet

Our property has space to park 4 cars with trailers comfortably.
There is no fencing at this property.

IMPORTANT TO KNOW - we provide linen and some additional spare linen in cupboard. It is BYO TOWELS this allows us to keep cleaners fees to you and cost of water for washing down for you.
We will provide some basics such as sauce, foil, oil, soap, teatowels, some spare sheets/towel should you require.

There are lots of comforter/doonas, blankets and a pillow for each bed is provided.
If staying in Winter for Snow season it is suggested you bring additional, warm clothes.
Please be aware that some internet providers have limited internet and phone reception in this area please check with your provider, (Telstra has a new tower so ok) we do have wifi and smart tv.

What to do in Goughs Bay and surrounding area:
Lake Eildon across the road for all your water sporting activities - swimming, boating, fishing, kayaking, water skiing, jet skiing, wakeboarding

Go bushwalking and take in the scenic views at The Pines - Delatite Arm Reserve.

Have a beer at the local boat club and a game of darts.

Enjoy a bar-b-que on the balcony after a day of sunshine and water play in beautiful Lake Eildon.

A short drive to Mansfield Township where there are plenty of shops, supermarkets, cafes, restuarants and pubs.

The base of Mt Buller is approximately 30 minutes away, enjoy a day at the snow then come back and relax by the wood fire - magic!

Interaction with Guests - We will not bother you however if you need us we are just a phone call away.

The Neighborhood - Peaceful, family orientated property and neighborhood, plenty of activities or just relax the choice is yours.

Excellent venue for quiet stay
This is a large, rambling double-story house, with loads of space, and with great views across the township and of parts of Lake Eildon. Although not by any means a new house, it is comfortable and spacious, and the six of us were all satisfied with the facilities. Owner, Nicole, was helpful in all of the email chats, and the place was just as we had expected after seeing the photos on the website. We were already aware that the nearest large supermarket was in Mansfield, so we bought food for the entire four days of our stay. One unexpected feature was the two refrigerators, which were very handy, given the amount of food that we brought along! The location is calm and peaceful, with very little in the way of noise, but as we were staying at the time of the Gippsland bushfires, some people may have chosen not to visit anywhere in country Victoria where there was the possibility of fires. I was certainly expecting the town to be busier in the first week of January. Although we had limited visibility up until the last morning, the smoke was virtually everywhere in the state over the past few days. None of this put a damper on our enjoyment of the property. We would certainly consider staying here in the future. Thanks Nicole and Steve!

This property has better location then what the owner described it and we were really surprised with the views. We had a great stay and everyone enjoyed it. Highly recommend it.

Group stay
The house is so spacious and comfortable yet cosy. I went with a group of friends for a weekend and to Mount Buller and everyone enjoyed it. The only problem was that one of the nights we wanted to use the bbq and it wasn't working. There was no gas either so that was a bit disappointing. Overall we all really enjoyed our stay.
