Villas Nizuc, Villa #25 is tastefully decorated. Each bedroom comes with it a private bathrooms showers included. 3 balconies, 2 ocean view and 1 facing the lagoon. Fully equipped kitchen, dining room and living room on the first level.The Villa has its own outside Patio facing the ocean, with outdoor patio dinning table, and 2 lounge chairs. We provide Wifi, TV with cable, CD and Dvd with an option to log in to Netflix. The Villa is located on the main Cancun Hotel Zone. We are located between the Westin Regina and Sun Palace Hotels at Km20 on Boulevard Kukulcan on the only main Hotel Zone. Cleaning services are provided daily to maintain the property. Roberto is my host and will provide you with exceptional customer service. Some cooking services can be arranged with Roberto at an additional charge. We can only accomodate (8) people regardless of age. No visitors
permitted.

The Villas are a gated community and have a 24 hr. security, handyman, gardeners,
pool care, beach cleaning and ground are maintained beautifully. We are a short walk away from the beach. You can enjoy an array of different kind of beachfront activities like parasailing, jet skiing, and snorkeling. We are minutes away from 100's of Restaurants, shopping malls and marinas but our villas are private and quiet. We provide you with 2 car parking located in front of the Villa. Taxi, bus services, car rentals are just outside the villa. Our villas are ideal for families, couples or friends who may want to travel and stay together. Our villas are low key and are NOT suitable for people who want to party or drink. We can accommodate 8 comfortably is far less expensive than staying in a Resort of Hotel. Each of the 3 rooms are physically seperated with your private bathroom. 1 minute walk to pools. 1 pool is for small children and 1 minute walk through our beautifully landscaped palm tree studded grounds.

Perfect ! Gorgeous views, beautiful villa !!

Our family stayed at Alicia's villa Christmas week. If you are looking to stay on the beach at a beautiful place for your family/friends, this is a perfect place to stay. The owner Alicia was very helpful and available by text for any needs we had. She sent several links for restaurant and places to visit by text when we asked her for ideas. This gated secure villa with 24hrs security on the property is in a great location with the pool and beach within steps from the patio. The master bedroom on the 3rd level is magnificent with gorgeous views from the balcony. The 2nd floor with 2 bedrooms (2 full beds in each room) and 2 baths both had balconies and spectacular views of the sea and lagoon. The first floor kitchen, den area and patio was perfect with beach chairs, skim boards and beach towels to use; very clean and very comfortable villa. We even had a massage at the pool cabana. Roberto the villa manager gave us a tour of the villa and cold drinks when we arrived, he checked on us every day for anything we needed. He made reservations for us at restaurants, went out to get us a thermometer for our daughter who had fever and continued to check on us and our daughter to make sure we were all ok and offered to get anything we needed. With being in another country, it was very comforting to have someone like Roberto there for us, he treated us like his own family; like he knew us for years. The cleaning staff thoroughly cleaned the villas each day at the time we requested, even washed our clothes ! We have all positive comments about this place with emphasis on the owner Alicia with being very friendly, helpful, and available anytime we needed and especially Roberto who treated us like family. We have stayed in many places over the years, we plan to stay again at this villa, no need to look elsewhere when this place is "PERFECT".

Beautiful Condo in great area

We all loved our stay at Villa Nizuc. Our only regret was not staying longer. Roberto cooked us a great dinner and we got to see the turtles coming ashore and laying their eggs. Great location, beautiful roomy accomadations.

Simply Outstanding!

Communication with Alicia was great and she answered all of our questions right away. Our stay was incredible, the property was just as nice as the photos and the ocean views are majestic. Beach was so close to the property and just clear, clean and beautiful. The Villas provide chairs/umbrellas for the beach which the lifeguard set up for us which was a very nice touch and something less for us to have to worry about during our beach days. The pool was so nice and clean and not busy as most days our family had the whole pool to ourselves. The location is perfect as we took the red bus for transportation most of the time and the bus stop was just a few steps outside the main gate. I do recommend if you do tours to use Sun Palace (next door) as your pick up location as most tour companies only pick up at hotel/resorts. All the staff including security, cleaning crew, life guard, maintenance were very hospitable and welcoming but the very best was Roberto!! He was an amazing on-site host, he checked in with us often to made sure we didn't need anything, we also hired him to cook for my mom's birthday and the food was Amazing!! I not only hope to be back very soon but I cannot stop recommending this property to friends and family. THANK YOU Alicia & Roberto!

The children, husband and I fell in love with the torquiose warm water and the incredible ocean view. We love staying in Cancun because we enjoy the water, culture, food and great hospitality. We'd love to share this experience with families so they can build their everlasting memories as we have built with our kids.

Villas Nizuc is the only low-rise townhouse in the main Hotel Zone of Cancun. We have an incredible ocean view from our living room and outdoor patio. We have 2 pools, lounge chairs and just 1 minute walking to beach. Very quiet and private with 24 hour security services.
