Fitou villa is a large, modern, spacious villa with stunning sea and mountain views located in a famous wine village and in walking distance to a selection of fabulous restaurants and wine caves. There is a large, private and secluded swimming pool and the sandy Mediteranean beaches are just a ten minute drive away. The villa is bright and spacious and can easily accomodate two families with the added luxury of two en-suite master bedrooms and a second lounge.

The large open-plan lounge, dining and kitchen area opening out onto a large terrace really does have the wow factor with uninterrupted views of the Pyrenees mountains, the salt water lake and the Mediterranean sea.

The outside area is a true asset with a snug where guests can relax and enjoy the stunning view of the chateau illuminated at night. There are large terraces on both levels with a dining table and large, comfy chairs on the first floor and a dining table with eight chairs on the ground floor. The party-size barrel BBQ is perfect for alfresco cooking. The large, private and secluded swimming pool is deep at one end and shallow at the other with a wide ledge ideal for sunbathing or toddler paddling.

The villa has been beautifully styled with a modern, minimalist look complete with leather sofas, glass tables, retro bar stools and complementory soft furnishings. The villa is fully equipped with quality fittings and fixtures including WI-FI, UK internet TV, a fully fitted kitchen with composite stone worktops, a neff double oven, a wine cooler, a microwave, a filter coffee machine and both gas and electric induction hobs.

The second reception room on the ground floor has a leather sofa bed, TV and bar/kitchenette with double patio doors opening out onto the pool area.

For those who wish to make the most of the fresh local produce and cook at home there is a pretty kitchen garden planted with a selection of fruit trees and herbs including pomegranate, apricot, olive and fig trees and rosemary, thyme, parsley and mint.

The garden surrounding the large private swimming pool is beautifully landscaped with a selection of Mediterranean trees and shrubs providing complete privacy and seclusion.

The villa is located just a few minutes walk from the famous Fitou wine village and just ten minutes drive from the Mediterranean sandy beaches. Fitou is a traditional wine village where local wine can be bought direct from the producers in its many village caves. The Vignerons welcome visitors for wine tasting and take pleasure in talking about the various grape varieties, the vineyards and the wine making process.

There are three excellent restaurants within a ten minute walk of the villa. All serve superb food and offer a unique French atmosphere and alfreso dining. At the Vidal restaurant you can indulge in an amazing seafood and cold meat buffet whilst being entertained by the Grandfather on his saxaphone....a truly unforgettable experience! At Cave D'Agnes restaurant, a converted barn, the food tends to be traditionally French with options such as foie gras, oysters, goats cheese, steak rossini and seabass. The restaurant Le Toit Vert pride themselves on producing exceptional quality food using fresh, local ingredients.

There is a medieval chateau ten minutes' walk through a vineyard with a character bar where tapas is served. Live music is performed frequently during the mid and high season. A perfect evening starts with aperitif on the chateau terrace looking out over the village roof tops to the sea beyond, followed by a short stroll to one of the local restaurants to sample some superb local French cuisine.

The village also offers some additional restaurants a pizza take-away, a bar/ tabac, a supermarket, a post office and a boulangerie.

There is a football stadium, a hard surface football/basketball court with a small climbing wall, a table tennis table, a lovely children's playground, a skate park, a bouladrome and a tennis court. See photos on our Fitou Villa facebook page.

The village comes to life in July and August when you can experience regular musical evenings outside the local bar, the annual wine fete in July and the village fete in August.

Just ten minutes drive away you will find several beach bars and restaurants between Leucate Plage and Port Leucate including Le Poulpe La Plage where you can relax on comfy (fat boy) bean bags and hammocks and eat a selction of amazing local Mediterranean dishes both during the day and also in the evening as the sun goes down.

Windsurfing can be enjoyed by beginners and pro's alike at the Wesh Center Crew, a windsurfing school, bar and restaurant located on the etang (inland salt water lagoon) approximately eight minutes drive from the villa. There you can book lessons with English-speaking instructors, hire windsurfing and paddle board equipment or if you're already equipped, just turn up and get out on the water. After a session on the water you can then relax and make the most of the buzzing athmosphere of the evening Wesh Center BBQ's, sometimes with live bands, whilst watching the sun go down over the etang. (The Wesh bar and restauarant is open to all).

Additional water sports such as sailing, canoeing, kite surfing and water skiing can be found nearby at La Franqui, Port Leucate or Le Barcares.

Family activities such as an aqua park and a woodland adventure park can be found nearby at Port Leucate and an amazing Africal safari park is located at Sigean, about 15 minutes drive away.


The Languedoc is a great place to visit at any time of the year. Perfect for a summer beach/pool holiday and also ideal for a winter break when you can experience many unique seasonal customs and traditions.

Languedoc-Roussillon is France's southernmost region and boasts everything including long sandy beaches, the Pyrennees Mountains, rivers, lakes and gorges and of course the beautiful Mediterranean Sea.

The region has a long coastline of virtually uninterrupted white, sandy beaches and picturesque fishing villages and ports. Beach bars and restaurants spring up in the summer months where you can relax on large comfy bean bags, hammocks or sunloungers and eat amazing Mediterranean food whilst the sun goes down.

Watersports including wind/kite surfing, sailing, canoeing, diving and water skiing can be found on the coast whilst activities such as cannyoning, mountain biking, rock climbing, horse riding, white water rafting, hiking and golf are also available nearby.

The ski resorts of the Pyrenees mountains are approximately a 90 minute drive away.

The local area offers lots of family activities and days out such as the underground caves at Ville-Franche (40mins), the little yellow train that travels up the Pyrenees mountains (40 mins), a fantastic African safari park with over 3000 animals (15 mins) as well as a whole host of adventure and water parks (20 mins).

The region is littered with historical monuments, abbeys and castles and boasts several UNESCO World Heritage sites: the Pont du Gard, the Canal du Midi, the best preserved medieval walled fortress at Carcassonne and the pilgrimage routes to Santiago de Compostela, which take in the abbey of Saint-Guilhem-le-Désert and the abbey church of Saint-Gilles.

The region is rich in wine and food culture with local specialities on offer in the local restaurants, markets and direct from the producers. Most towns and villages have a local food market where local, seasonal produce can be purchased, inparticular fresh fruit and veg, gorgeous cheeses, fresh seafood including local oysters and mussels, cured sausages and hams, olives and olive oil and of course an array of quality wine at a very reasonable price.

The buzzing town of Perpignan, with it’s strong Catalan influence is a 20 minute drive away where you will find a maze of chiq boutiques and busy pavement bars, cafés and restaurants.

Narbonne to the north is a lovely, typically French town with a beautiful canal running through the centre, a stunning cathedral and a famous indoor food market, famously visited by Rick Stein on his Canal du Midi barge trip.

A short trip over the border in to Spain will take you to Figueres where you can visit amongst others, the famous Dail museum. The region is also famous for it's great painters like Matisse and Picasso who once found inspiration in the beauty and light of ports such as Collioure, Banyuls, Port-Vendres and Cerbère, all within an hours drive of the villa.

Fitou Villa situated on the outskirts of Fitou Village with fantastic views over the coast line.

The Villa was all we had hoped for, clean and tidy, completely and very well equipped. The pool is a lovely shape for playing and fooling around in - very clean and well maintained. The sitting room, kitchen and dining room on the first floor are ideal for alfresco living with large patio doors opening onto a further outside dining area on the upstairs patio.

The Village is within easy walking albeit a steep walk down and a steep walk back. We did fetch fresh bread every day.

The beach is about 10 minute drive away but well worth a visit as Leucate.

Vineyards are all around and wine tasting in the village is a delightful way of spending an easy evening.

We ate out a couple of times and enjoyed excellent local fare in lovely and friendly restaurants.

Walking our pet Labrador was very easy with a number of paths to explore.

All in all an excellent holiday enjoyed by us all, a group of 6 adults of all ages and two youngsters.

Fun in Fitou

Villa Fitou is an exceptionally well appointed modern house inside with spacious outdoor decks and wonderful views over Fitou, the sea and the Pyrenees - exactly as shown in the photos. We were two couples and the villa with two master suites worked perfectly for us despite unusually bad weather for early May. The village is a short walk down the hill and easily accessed by stairs about 150 meters downhill and on the right. The town has a boulangerie, a tabac and a pizza place along with three high quality restaurants. We had several excellent meals at Le Toit Vert, La Cave d'Agnes and Lou Courtal des Vidals - wonderful assets for a small village. The grocery shop in the village is currently closed but Spar is available for all essentials. Spar is open all mornings and late afternoon all days except Thursday and Sunday. Ah, wine tasting! There are very many opportunities for wine tasting in Fitou. The wine is fabulous and very reasonably priced. We especially enjoyed Domaine de la Rochelierre. They were in the process of moving from inside the village to a spectacular new building on the right as you enter Fitou.

The villa is a great starting point for many walks in the garrigue above Fitou. There is also a variety of good spots for bird watching nearby. A car is probably essential but train service from Leucate La Franqui station is also good for trips to Narbonne, Perpignan and further afield. We enjoyed a fabulous day on the Yellow Train into the Pyrenees.

Nearby Leucate is also a great destination with fine walks from town and a good variety of restaurants, as well as a Carrefour Ville for more significant shopping.

We can highly recommend Villa Fitou.

Fitou Villa Review

I spent a lovely, very relaxing holiday in this villa at the beginning of August 2015. The first thing you notice when in the property are the picturesque views of the Chateau de Fitou and the Mediterranean.

The villa is furnished to a very high standard with all you could need to make you feel like you're at home, especially the kitchen facilities. It is modern and the level of cleanliness is exceptional. There are lots of social spaces in the villa including two outside terrace areas, which are perfect for dining outside on warm evenings whilst being able to look out at the stunning surrounding views.

The weather was perfect for the entire trip (on average 30 degrees) which meant the pool was used everyday, multiple times a day. The pool area is very spacious and is private which is ideal. The list of things to do here is endless. I would highly recommend any of the lovely restaurants in Fitou, my favourite was Vidals, a family run restaurant in the heart of the village. There are also lots of beaches close buy which are perfect for a day out. I cannot recommend staying here highly enough and would without a doubt stay again.

An amazing property

Just spent a lovely few days staying with friends in this gorgeous villa. The weather has been amazing (25 degrees every day expect one). We were not expecting that so this has been a real bonus. The villa is big and beautiful fully equipped like a home from home. It is located up a hill from the village and close to the garrigue, open countryside full of wild herbs and olive, fig and almond trees as well as vines that are just starting to leaf. We sat out on the top terrace for lunch every day looking out onto the hills and the sea. Also the view of the chateau is more beautiful at night when it is lit up. The villa has modern furnishings and is not at all cluttered (just how we like it). The sun terraces are private and the pool looked lovely although we did not use it. The village is quiet at this time of year but there are quite a few restaurants in walking distance. The local food is quite special, all fresh and local produced. We particularly liked the oysters from the Leucate oyster beds and confit de canard in one of the local restaurants. Local wine very good quality and very cheap by UK standards. Will return again soon.

A perfect week away in September

I am just about to book another week in this villa and having just looked at the advert again I feel compelled to right a review. We are a retired couple with two dogs. We have always spent our summers in France, mainly the Cote D'Azur but last year we decided to try a new area out of the peak holiday time. We stayed in Fitou villa in September 2012. It was an ideal time to be there with the grapes being harvested and most of the tourists long gone. The weather was perfect, we swam in the pool every day and the sea was also lovely and warm. The restaurants in the village were all close by and all different in their own unique way. Food and wine was all very good quality and excellent value for money. The villa itself was very large and far more than we required but offered excellent value for money. Good quality, comfy furnishings and all mod cons. Two TV's with satellite TV were also a bonus. We spent most evenings outside taking in the breathtaking views and absorbing the peace and quiet. We did not travel about much but we did manage a day in Figueres in Spain where we ate in a lovely tapas bar recommended by the villa owners and visited the Dali museum.

We purchased the plot and worked with an architect and builder to create a villa that we are very proud of. The villa was designed taking into account the local climate with large coverered terraces making the most of the amazing views, a private swimming pool area and a bright and spacious interior.

The traditional village of Fitou is located approximately halfway between Narbonne and Perpignan in the department of Aude close to the Mediterranean coast.

Fitou is a famous wine village offering ample opportunity to sample the local wine in it's many village caves. The village is surrounded by vines and open countryside ideal for walking or bike-riding. From the hills above the village the views of the sea, the inland salt water lagoon and the Pyrenees mountains are truly spectacular.

Food and wine is of significant importance in this village where there are is a good selection of eating places including four great restaurants all serving superb food and offering a unique French atmosphere. At the Vidal restaurant you can indulge in an amazing seafood and cold meats buffet whilst being entertained by the Grandfather on his saxophone....a truly unforgettable experience! There is also a supermarket, a bar, a boulangerie, a tennis court, football pitch, skate park, a post office and a château.

The villa is ideally located on the edge of a traditional wine village where the locals welcome visitors to join in with their various traditions, customs, fetes and aperitifs. The local cuisine is amazing and includes fresh fruit, wonderful seafood and specialities such as wild boar and duck. The area is dominated by wine production with a good selection of local wine on offer that is of a high quality and very reasonably priced. Beyond the village there is something for everyone including cultural experiences, long sandy beaches, watersports, quaint fishing villages and ports and the wonderful towns of Perpignan and Narbonne.

  • This beautiful architect-designed villa has accommodation on two floors. The main living area and the master bedroom with en-suite wet-room are located on the first floor with patio doors opening onto a large terrace with stunning sea, mountain and château views. The château is illuminated at night. The outside area is not overlooked by the neighbouring properties and has been beautifully landscaped with a selection of Mediterranean trees and shrubs. There are two dining terraces; one on the first floor with a dining table and six chairs and one on the ground floor with a dining table and eight chairs. There is also a comfortable external snug area with fixed lounge seating. There is an additional reception room on the ground floor with a double sofa bed and a kitchenette/bar area with fitted units, a small sink and fridge. All bedrooms have fitted wardrobes and cooling fans.
