Slick city apartment in secure gated domain adjacent to Gardens

Fashionably renovated 2 bedroom duplex at ground level near all amenities

Found in a super smart 1950's bourgois building, this apartment is decorated in cool shades of grey and white. It is upper ground floor level within a safe security gated domain set in lavish gardens. A well established Magnolia tree and mature shrubs tree giving privacy from the city streets. However the apartment is south facing so there is plenty of sunshine streaming in giving it a light, airy ambiance. Tall windows open up to give a view of the garden so you are almost 'outside'. (French custom prohibits sitting in the gardens).

This is unusually a two storey duplex with 2 bedrooms downstairs, the main full size bedroom, light and airy with ensuite facilities and masses of wardrobe space.

The second bedroom is right next door to the main bedroom. It is small, and normally a quiet reading room/study but with a double size sofa bed when needed. There is walking space alongside the double bed when opened which extends to the concertina folding door. This is thus suitable as a second bedroom for a child/teenager or an adult family member not requiring 100% privacy. This has a small glazed window.

Upstairs is a large open plan, high ceilinged walk in kitchen/ living space, as is currently à la mode in Europe. The family size sofa opens up as a proper double bed to sleep a 2nd/third person who would have the whole top floor to themselves (like a studio) and immediate access to the main bathroom.

The advantage of city living is that everything is at your fingertips. There is a supermarket right on the side of the building and the renowned Nice Etoile shopping centre is just one minute away.

In case of emergency the Hospital St Roch is in walking distance and they offer a walk-in emergency service for both health and dental emergencies.

If you have any mobility problems there is a tram virtually right outside which can take you up to the station or round to the old town and port. Dessange (the famous hairdressers in France) can be viewed behind the Magnolia tree if you fancy a trim!

There are many sophisticated restaurants in the area but if you want a livelier night life you can head for the old town - just ten minutes walk away. There are 3 cinemas just minutes away which usually offer one English film between them. We do offer English DVDs and some English TV channels.

The other great thing about this apartment is the privacy offered by the garden. It shelters from the city noise although we cannot deny it is there. There are electric shutters for nights and further security. There are no immediate neighbours as there are part time doctors on one side and the small entrance stairway on the other. It is only your good selves downstairs and the high ceilings means no noise from above. Please be aware though that noise travels easily on a warm evening with the windows open so please adhere to the 'no noise' rule after 10pm.

The main bedroom downstairs is (lower ground level) but offers a view of the garden and has good natural light. The double glazed windows mean its actually surprisingly quiet for a good night's sleep. The second bedroom is completely separate. There is an exit from the upstairs and downstairs so you may feel secure should anything untoward occur.

A polished Mahogany spiral staircase connects the two floors which is beautiful (and definitely tempting to slide down) but this makes it not suitable for small children or the infirm. There is a landline phone both upstairs and down for the convenience of all. Remember Landlines calls back home are totally free!!

Superb, homely and secure apartment.

This apartment is perfectly situated in a quiet boulevard, yet centrally located to everything that Nice has to offer. Accommodation does not disappoint, the layout exactly as described by the owners. Only a ten minute walk to / from the main train station, and easy access to bus routes for trips to Monaco and Cannes. The old town of Nice is amazing - visited every evening, the array of restaurants and bustling markets did not disappoint. Lots of reasonably priced food outlets with a range of menus - recommend Le Maquis - not the cheapest, but a bit of a treat. Recommend the Mattise museum and the Parc du Chateau which provides amazing views over Nice. The Palace at Monaco is also worth a visit. Cooled off in the Nice sea each day. A great holiday. Owners really friendly and helpful - thank you both.

Excellent location

A well appointed apartment, very clean with everything you may need ( WiFi, kitchen stocked with basics, TV etc). Owner was friendly and informative. The apartment was comfortable and quiet at night. An ideal base for a city break.

The Perfect Apartment

We have spent the last five Decembers in Nice and have stayed in various apartments. However when we first entered this lovely garden apartment in December 2014 we knew we had found the perfect place.

The description of the property does not do it justice, it is light, airy and immaculately clean. So well equipped we could hardly believe it.

It is perfectly situated, just minutes from the main shopping street and ten minutes stroll from the Promenade. Various lovely restaurants near at hand.

The apartment is very quiet, very little traffic noise due to the lovely garden in front of the property. The entrance to the apartment block is immaculate, the concierge a charming man.

The owners are brilliant, could not be more helpful. We intend to stay again, certainly in December if not before. We stayed for four weeks and did not want to leave.

It is very easy to get to from either a short walk from the railway station or the number 98 bus from the airport. There is also a taxi rank just across the road.

We have already recommended the apartment to various friends.

Bright and Spacious, Very Central

Loved this apartment. Even in November it was light and bright although we did have some heavy rain during our stay. Everything is on the doorstep...and I mean everything! So much nicer to have the bedroom on a different level as it means the household can split between sleeping or early rising/staying up late. Owners were really kind and helpful and very communicative with prior info. Freshly decorated and lovely and clean, it made us feel at home straight away.

A Little Secluded Oasis

This apartment is a little haven! It’s positioned slap bang in the centre of Nice with all it’s amenities, restaurants, shops, transport, nightlife and of course beach but set back from the road in a pretty garden making it peaceful and secluded. Set within a characterful period building, the apartment has a modern, spacious open plan interior and luxury bathroom on the ground floor with spiral staircase leading to cool, quiet lower floor bedrooms, one with small en suite. This makes it perfect if you want to be located in the centre of this vibrant city but also like a bit of peace and quiet in which to chill. There is no terrace but there are huge windows overlooking the garden which can be flung open to enjoy ‘semi al fresco’ dining at the table by the window.

As an antique dealer I have regularly visited Nice on buying trips for over 10 years and have stayed in countless places. I cannot count the number of sleepless nights I’ve had in rooms overlooking busy roads so I’m delighted to have found this little oasis which I will make my regular stopping place from now on. The fabulous friendly welcome was the icing on the cake. I could not have hoped for more. ?

Owner's Response: So glad it suited all your needs and that you found a lot of bargains to boot! There are several antique markets running along the coast and all accessible by public transport. The best thing is to search out the Vide Greniers (boot fairs) which are only allowed once a year in each village and where you can come across an authentic 'find'.

Fabulous City Centre Apartment

Where else can you find the sun, sea, mountains and a tram outside the door! Shoppers paradise indeed - don't forget your credit card.

It is incrediblehow everything is 10 minutes walk - the beach, the old town, the station and buses to everywhere (only 1 euro). We all loved cooking in the open plan kitchen - loads of worktop space and you can buy fresh farmer's produce,including fish, from a huge open air market just at the top of the main shopping street. Otherwise a good choiceof reasonable priced restaurants all round.

The best bit about this apartment is thatit is like a little house, with a garden, so different from other places we looked at It is not done to sit in the communal gardens but none theless it infiltrates the whole place. you godownstairs to bed - plenty of wardrobe space - and any 'couch potatoes' can stay upstairs lounging on the enormous sofa watching DVD's with a view of the city lights illuminatingthe garden - awesome! Our teenage chose to open up the big sofa bed and sleep upstairs with the main bathroom where there is no double glazing but we noticed any city noise diminishes at night anyway. 'Facebook' is his early morning priority so the computer was right there! We could slumber on peacefully downstairs and had our own toilet for night calls.

Going home we found the taxi rank right across the road - straight to the airport. Although the 98 bus from just near the main square takes you there in 30 minutes.

Located slap bang in the middle of the city on the perimeter of the Carre D'or, this smart duplex is a stone’s throw from Place Massena with its lively activities and cooling gardens and fountains. Situated in one of the most beautiful tree lined boulevards in Nice, just off the main shopping street, this is a shoppers paradise! Trams are virtually outside the door and its just a few minutes walk to both station and buses. A ten minute stroll will take you to the Promenade des Anglais and the sea, (so don’t forget your beach towels ), and into the flower market with old town behind – just follow the scent of lavender and home made Socca!

You can hear the spring carnival from the window, its just down in Place Massena.

Nearby is the little station which will transport you to the mountains for stunning Alpine scenery or maybe you may prefer a boat trip from the port to St Tropez or just round the bay to Villefranche. Local buses are only 1.50€ to Monaco or Cannes or the charming medieval perched villages.

There is a huge daily farmers market just a few stops up on the tram.

Other Activities: Museums, Opera, bowling, cycle hire for just 1€

Golf: Golf Course at Biot along the coast 25 minutes drive.

Ski: Nearest station Isola - 1 hour away.
