About the property

Full of character, 4 bedrooms, optional annex, ideal for 1 or 2 families

With two sitting rooms, two double bedrooms and two twin bedrooms the house sleeps eight+ and (unusually for Rye) has a large sunny garden; the Old Surgery is ideal for one or two families.

eight+? as well as the four bedrooms there is a sofa-bed in the 1st floor living room, and in the warm weather there is the annex (additional cost) with independent access, a double bedroom and small bathroom with shower.

Note - the total living space isn't really big enough for more than eight adults, but for family groups with children you will have the flexibility to squeeze in one or two extras.

Our house is old with many interesting features including a giant fireplace with wood burning stove, antique floorboards, picturesque beams, a centuries-old iron pillar, and timbers from a Spanish shipwreck; but also is fully equipped for your holiday with two washing machines, two dryers, two fridges and an iron. Bed linen and towels are also provided, and for babies we have a put-up cot and high-chair.

The property has a large, sunny garden with tables, chairs and barbecue, and yet is in the heart of Rye with shops, art galleries, traditional pubs and restaurants all on your doorstep.

Summary of Accommodation:

- two double bedrooms on the top floor, which share a bathroom between them

- the two twin bedrooms on the first floor, which use the main bathroom.

You also have the convenience of an additional sitting room on the first floor, ideal for children's games, and hanging out

Ground Floor - Living room and Kitchen both with wood-burning stoves.

Please note that the house is old and well equipped for family life - but is not suitable for hen or stag parties.

Outside: The house has a large, sunny garden with lawn, seating area with large table and chairs, deckchairs and a portable barbecue and badminton set.

Within a short walk is the Tennis Club, playground, bowling green, petanque (boules) piste and putting green.

About town:

The house is centrally located in Rye with its shops, art galleries, museums and attractions. The golden beach at Camber Sands is just three miles away, as is the world famous Rye Golf Club, and the watersports centre (kite surfing, SUP etc)

For Childen -

We hope that younger visitors enjoy the house and we leave a small selection of board games and books in the house, as well as a few DVDs. The very young may enjoy finding the geckoes decorating the alley (not as easy as it sounds)

The vast sandy beach at Camber Sands is about 3 miles away and there are plenty of playgrounds in Rye, local pubs welcome children and often have toys and games available. In town, the Heritage centre at the quay has some delightful old slot machines and town model which entertained our children when they were younger. You can also hire audio ghost and history walks for slightly older children which are fun

All bedrooms have wardrobe and drawers.

Ground floor

- Living room: TV, DVD, dining table, sofa, 2x armchair, wood burning stove

- Kitchen: table, range, microwave, dishwasher, fridge


- Utility room with washing machines and dryers

(note - the stairs are quite steep, especially to the second floor, and may not be comfortable for the elderly or unsteady. The stairs to the first floor do have a handrail. If you have any questions on access please let me know and I will send more detailed information and pictures)

Parking - in common with much of the Citadel in Rye, we don't have on street parking, but there four 1-hour spaces outside the house for loading/unloading (free all night). Nearest parking is the station car-park, £2.70 a day, and just a two minute walk from the house.

We live in South West London and bought our second home in Rye after three lovely family holidays renting houses in the town.

Why Steve Axbey chose East Sussex

We wanted a house in the Citadel of Rye, large enough for two families (we love having friends to stay) and with a garden. It also needed to be old and characterful. Such houses don't come up too often and we were very pleased to buy the Old Surgery.

We stay in the house ourselves for two weeks every summer, alternate Christmases and a weekend most months. We never tire of Rye or the house

Lovely house perfectly located in the centre of ry

We stayed in this lovely house for a weekend in march to celebrate birthdays and anniversaries with friends.The property is perfectly located for everything,with easy access to all of the fantastic pubs and eateries nearby.We took the advice of Steve,the owner and parked our cars in the station car park on the Friday and never moved them until Sunday as everything we needed was here! The house itself was very comfortable for four couples with absolutely everything provided.If i could have given a 4.9 rating i would have,the only reason for not giving 5 was the coffee filter machine was still full of old grouts and the teapot still had tea in it! Obviously just an oversight as the rest of the property was absolutely spotless on our arrival.We will hopefully be going back to this property in future and would definitely recommend it to anyone.Fantastic!

We had a very comfortable and enjoyable weekend in the house in Rye. The house had everything we needed and was very warm and cosy.

Perfect location for our Bookgroup weekend away.

Fabulous weekend

We were very impressed with the quaintness and decor in this beautiful cottage. As we wanted to celebrate our daughters 18th birthday in a special way she wanted all the family to come too and had decided that her older sister might be more comfortable in a house rather than a hotel as she had recently had a baby. The property was clean, tidy and very welcoming. The customer service was very good and the owner very accomodating.

I would definitely recommend this property to other people, although perhaps for toddlers it would not be ideal due to the stairs and uneven floors.

The town is very historic and we enjoyed walking around the town sightseeing. We also did a Treasure Trail which we all thoroughly enjoyed and walked to Camber Castle, taking lots of photos.

We had our daughters celebration meal in the Union Steak House and they were absolutely brilliant, the food was good and not too expensive.

We all think that Rye is a beautiful town with lots of very individual shops and the best thing was that we didn't have to drive the car all weekend.

Lovely house in a fantastic location

Spacious, well appointed ancient house in the centre of Rye. Well equipped with everything you could need. Although the house is on the high street it is peaceful. Beautiful garden with sunny patio area. Shops nearby and a big choice of excellent places to eat. The owner provided a lot of very useful information about Rye and the surrounding area.
