About this property

Salcombe Cottage tucked away off Island St., short, level walk to all amenities.

Tucked away in the heart of “Old” Salcombe’s boatyards and artisan boutiques, this end of terrace cottage has been decorated to a high standard, to suit both family beach holidays and "out of season" walkers. Located in a quiet cul de sac, it is nonetheless just 150 yards from Victoria Quay and two-minutes level walk from the harbour, shops, pubs and restaurants of Salcombe. It has three bedrooms, an upstairs "snug" lounge and a pleasant small roof terrace with views of Batson Creek and the Snape Hills beyond.

The property benefits from a location within easy walking distance of both Salcombe's amenities and the countryside towards Batson and the Snape Hills. At the same time it enjoys a secluded location away from noisy "through-traffic" at busy times.

THE ACCOMMODATION

Street entrance to Kitchen/Dining Area: Fully equipped fitted-kitchen with twin-oven, ceramic hob with extractor hood, fridge-freezer, dishwasher and washer-dryer. Also includes microwave oven, slow cooker, toaster and a wide range of cooking utensils.

The neighbouring dining area includes a farmhouse table to comfortably seat six, with adjustable lighting and armchair. Digital radio.

Stairs to First Floor comprising

Bedroom 1 - good sized double room with king-size bed. Built-in wardrobes and sash window opening onto the street below

Bedroom 2 - good sized bright room with window to the rear of the property. Twin beds, chest of drawers.

Bedroom 3 - Twin beds, chest of drawers. Sash window to front of property.

Family Bathroom - including bath, separate enclosed shower, WC, wash basin and mirror, heated towel rail.

Upstairs to Second Floor comprising;

Lounge - a bright and airy informal lounge with large L-shaped sofa, coffee table, TV, DVD player with selection of DVDs, CD player and radio with mount for smartphone. Windows to front and rear including retractable French window leading to;

Rooftop Balcony - a small S.E facing balcony with hardwood deck and seating. Pleasant at any time of the day it is especially enjoyable in the morning, catching the best of the morning sun. The balcony looks across to Batson Creek with its passing boat traffic and has a fine view of the Snape Peninsula beyond.

GENERAL INFORMATION

Heating and Hot Water - There are central heating radiators in all rooms. The house has a gas-fired "combi" boiler in the kitchen delivering as much hot water as you need.

Wi-Fi - The property has broadband internet access with a wi-fi network covering the whole house.

Parking - As with most properties in the older part of Salcombe there is no parking outside the house. The "Creek" long stay carpark is located just across Shadycombe Creek a few hundred yards away. Tickets can be bought by the day and the Tourist Information Office and the newsagent will sell a weekly ticket if required.

Mooring - There is boat access at the end of the street for about three hours either side of high tide (please check tide tables). This is "loading and unloading" point and not for long term mooring.

Pets - No pets please.

Smoking - The house is non-smoking.

NEARBY

Island Street has a wide range of shops and galleries, including the popular Island Bar & Grill and the Salcombe Gin Distillery. Seafood lovers will enjoy the Crab Shed immediately across Shadycombe Creek. The nearest pub is the Fortescue Arms with its popular wood-fired pizza oven and "all year round" vibe while the the town has shopping and eating-out to suit all tastes. The best beaches are on the Eastern side of the estuary and are easily accessed using the Portlemouth Ferry.

Popular activities for children include the ever-popular crabbing off Victoria Quay, boat trips around the estuary, mackerel fishing trips or just the simple pleasure of playing in streets with few cars.

Hidden Gem
This is an awesome property in the heart of Salcombe - would recommend! The kitchen was well equipped, beds comfy and the lounge upstairs has enough space for everyone to sit around the coffee table. David is very responsive to messages, providing lots of useful info about the town and was very helpful answering my questions Although it doesn't have a car parking space, it does at least have room for you to stop and unload without blocking the road!

We live in Somerset in the SW of England, a relatively short journey away from Salcombe. Having been regular visitors to Salcombe with our young family we grew to love the area at all times of year. Eventually we purchased the house back in 2012 as a base for family holidays and long weekends.

We continue to visit throughout the year and, hopefully, you too will see what keeps bringing us back.

Why they chose this property

Salcombe will always have a special hold for us as the place where our children grew up, playing on beaches and in boats on the beautiful Salcombe Estuary. From loving the location it was a short step to buying a house there and when Hope Cottage became available we didn't hesitate!

The house has many advantages in the Salcombe area. For family holidays it is within easy walking distance to the ferries for the main beaches and, importantly an easy walk back at the end of the day without the need to climb any of Salcombe's notoriously steep roads with all your beach paraphernalia. If you have a boat you can even load and unload at the end of the street!

Having stayed further "up the hill" a number of times in the past, we very quickly appreciated the advantages of being a short walk on the level from Salcombe's main amenities.

We love Salcombe for its combination of sea, scenery and the vitality that springs from its reputation as a haven for watersports. The geography of the Salcombe Estuary means that whatever the wind direction, there is usually a beach in shelter. If it is calm you can venture out to sea or, alternatively on less-calm days you can visit the many hidden creeks (and a few excellent pubs) up the estuary.

The coastline is spectacular in both directions with the Devon Coastal Path passing within a few hundred yards of the house. This makes it ideal as a base for walking from the doorstep or, if something more challenging is required, a short drive to the Dartmoor National Park.

What makes this property unique

Hope Cottage was originally an end-terrace fisherman's cottage. The accommodation operates over three levels, with the kitchen on the ground floor and the "snug" lounge on the top floor. This allows some separation within the property such that older children can sit or watch TV upstairs while adults can cook and enjoy a drink downstairs.

Alternatively there is a roof-balcony off the lounge which is a perfect spot for watching the boats return in the evening. Facing East it is an even better spot to enjoy breakfast or a morning coffee in the sunshine. (The balcony has a rail but is not suitable for unsupervised small children).

The house is well placed to enjoy the evening entertainment being close, but not too close, to the popular Island Bar & Grill and the Fortescue Arms pub. Both are excellent and child-friendly. A recent addition has been the Salcombe Gin Distillery on Island Street which is a perfect venue for a more grown-up drink in the evening.
