Beautiful 4-bedroom villa located on one of the hilltops above Cannes

Located in the prestigious Super Cannes it is ideal for family holidays or a break with a group of friends. Tranquillity is the word to describe this villa located on a small ring road far from bypassing traffic and other disturbing noises with its own gate, landscaped garden, huge terraces and private swimming pool.

The house has two levels with a large lounge / dinner area and a kitchen located on the bottom floor whereas the four bedrooms are located on the second floor. All bedrooms have wooden bamboo floors and opens up to a large balcony with views of the Mediterranean and direct access to a covered terrace and the swimming pool area. The house also has a roof terrace with panoramic views of the bay of Golfe Juan, Cap d'Antibes and the Alps.

The villa has approximately 175 square metres of accommodation with four bedrooms, large living room, kitchen, bathroom, shower and two WCs. The living room is bright and spacious with high ceiling, large windows and balcony doors leading out to the front terrace. The living room also has satellite TV, DVD, stereo with iPod connector as well as a wifi internet connection. The large kitchen is fully equipped with high quality appliances and have direct access to the front terrace through its own balcony doors. There is also a separate laundry room and a WC located on the bottom floor.

A granite staircase leads up to the second floor where the four bedrooms are located sharing one bathroom, one shower and a separate WC. All bedrooms have direct access to the large balcony that stretches around the house and provides access to the roofed terrace and pool area. Two of the bedrooms have 160x200 double beds, one has a 140x200 double bed while the last bedroom has two 90x200 single beds.

Les Karias is set in a terraced Mediterranean garden of about 1,400 square metres with lavender, jasmine, and olive trees. There is a large terrace in front of the house overlooking a lawn with its olive and mandarin trees. Two paths, one on each side of the house, leads to the back of the house and its large grassed lawns and impressive eucalyptus, oak, and fig trees that surround the pool area. The pool is 10x4.5m set in a stone tiled terrace and with impressive walls built in local yellow stone.

Overlooking the pool area is the covered terrace where ten people can easily be seated at a wooden teak table. Stairs are leading up from this area to the roof terrace where stunning views of the Mediterranean and the Alps can be enjoyed.

Swedish/French family that now lives in London, but still loves to visit our lovely house on the French Riviera when time allows.

We were living in France between 1997 - 2005 and we really love the area! We decided to buy a house before relocating to London as we wanted a place to go back to when the weather becomes unbearable in the UK.

The reason we bought this particular house is that it is very charming, located in a very calm area in prestigious Super Cannes with easy access to central Cannes and other surrounding villages such as Vallauris and Golfe Juan. It doesn't hurt that you can be on the beach in less than 10 minutes either!

A little slice of Cote D'Azur paradise!

We booked our stay at Les Karias with a view towards spending a different New Year's Eve whilst at the same time trialling out the concept to potentially rent this villa for the summer, and we can safely say it surpassed all our expectations. From the privileged setting in 'Super-Cannes', nestled atop hilly Super Cannes, an idyllic, tranquil, area, with breathtaking views encompassing both the Med and the Alps, to the actual property itself, boasting a lovely swimming pool (which looks to be delightful in the summer), a big, beautifully landscaped garden and leafy veranda, a roof terrace with sun loungers, and a well-equipped 4-bedroom villa with its own separate guesthouse, we couldn't have asked for more. The house feels cosy, warm and homely in terms of its decor, comes with all you could possibly need and more (the fireplace was an absolute highlight in winter, and the kitchen even has an espresso machine) and you could definitely see yourself spending a couple if weeks in it feeling completely at home as a big family or a group of friends. The property is in great condition and the care and attention that the landlords have put into making every single detail perfect for your stay shows throughout. The final touch is precisely the attentiveness and 'pulling out all the stops' attitude that both Robert and Laetitia have displayed towards making sure we were happy and comfortable with our stay, and their communication and approachability was certainly the icing on the cake rounding out a wonderful experience. Great value for money for the area it's in as well, so definitely highly recommended. A true gem! Thank you Robert and Laetitia for making our New Year's a memorable one and then some! We'll be back to Les Karias soon!!

Lovely weekend!

We've stayed at this charming villa before and this time we only stayed for a long weekend, but we have a lovely time. Different house keeper from last time, but equally friendly and helpful!

Weather was great, in comparison to the wet and cold weather back home. As for the villa, it was as beautiful as we remembered it with its great views and very calm surroundings. Despite it being December we had a lovely lunch in the sun and we'll definitely be back!

Super Cannes Villa August 2016

The villa is exactly as described in the listing so no surprises on arrival !

In fact the kitchen is far better equipped than you might expect in a typical period french home with modern appliances.

On arrival it was clear that great efforts were being made to prepare the property and present it correctly, again very pleasing. Overall the property was scrupulously clean - it didnt look like a 'rental'. The local representatives were also extremely helpful, answering calls promptly - they even replaced a faulty kettle the same day .

The description includes that it is quiet and perhaps remote, this is very true, dont believe that you will walk or cycle anywhere for bread / groceries etc. as it is a very hilly and twisty decent to the nearest town.

We had eight people in the villa and it coped very well, we didnt feel cramped at all.

If i was to make a suggestion it would be to update the bedrooms a little, they are perfectly serviceable but a little 'ikeaish' in terms of quality, not in line with the overall style and quality of the villa.

No complaints.

An excellent holiday home.

Excellent and beautifully maintained property. Three generations of my family had a most enjoyable holiday in this lovely villa. There was plenty of room for all to spend time indepently or together. Accommodation is very good and the kitchen is very well equipped. The garden is lovely and we all enjoyed the pool. Les Karias is an ideal holiday home.

Stunning 360degree views

We had an amazing week in this beautiful villa. The 360 degree views from the roof terrace are simply stunning, add to which the wrap around balcony. The kitchen is wonderfully equipped with high end appliances - definitely a home from home.

We spent the majority of our week either in or by the pool and were able to make full use of the variety of al fresco eating areas.

The only downside to our holiday is we only booked one week instead of two!

Would definitely recommend to anyone looking for an amazing time on the French Rivera - 3 large supermarkets are within a short drive, and the local town is just a 5 minute drive. The villa is ideally located for good access to Monaco, Frejus and 20 minutes from Nice airport - a fantastic spot.

Beautiful Setting!

The Villa is perfectly situated being only a short drive away from Cannes whilst being located in a peaceful and quiet area. There is a lot to do within the local area but it is also a great place to relax with the pool and outside facilities being second to none. The owner and the housekeeper are extremely helpful and were always around to help with any of our questions. Highly recommend this villa, thanks for a great week!

Les Karias is situated on one of the hilltops in Super Cannes, which is one of two quiet and prestigious quarters above Cannes and Golfe Juan. Cannes is a popular seaside town with beautiful sandy beaches and long promenades with impressive boats to be seen in the exclusive harbourside moorings. Cannes is also known for hosting the annual Cannes film festival in May, which is one of the world's oldest, most influential and prestigious film festivals.

Golfe Juan is also a beautiful seaside town with sandy beaches and its own port, but is much smaller than Cannes and provides a more relaxed atmosphere away from the luxury glamour of the Croisette.

Les Karias also provides easy access to the old town of Vallauris with its typical Mediterranean atmosphere. Vallauris is a city of arts, crafts and pottery traditions where the workmanship can be seen in many different boutiques and in the pottery museum.

The three town centres of Cannes, Golfe Juan and Vallauris are all less than 10 minutes drive away from Les Karias.


Squeezed between the sunburned plateau of the Var to the west and the soft mountains on the Italian side of the border to the east, the Alpes-Maritimes is primarily well-known for its coast, which is the most varied in southern France.

There are cliffs, shingle stones, broad sandy beaches and enchanting bays, fashionable Riviera cities like Nice and Cannes, splendid marinas with their yachts, luxury hotels - and the fashionable life on the coast. But the Alpes-Maritimes is also something else, the hectic French Riviera has a peaceful and at some places completely deserted hinterland with fantastic natural scenery and idyllic medieval villages.
