RUSTIC FARMHOUSE
The house is a beautiful semi-detached, 3-bedroom rustic farmhouse (some parts date back 500 years). It has a private 10 x 5m pool and sits on a tranquil hillside overlooking a valley of fields in the 'Green Heart of Italy'. It’s situated in Umbria, just across the border from Tuscany, and is close to many hilltop towns and tourist attractions.

The farmhouse is setup as 2 fully equipped independent apartments with separate entrances. It's ideal for small groups or families who want to be together while also retaining a bit of privacy. There are also 3 outdoor alfresco dining areas.

INSIDE THE FARMHOUSE
The house retains the natural beauty of its rustic and humble origins. Carefully preserved original features, such as old gnarly wooden beams, wonky terracotta floors and a magnificent stone bread oven (not functional), all give a unique timelessness to the dwelling that exudes a sense of calm, quiet strength.

GROUND FLOOR
The entrance has a porch with an historic bread oven built into the side of it. There are two double bedrooms. One has a spacious bathroom with bath, shower, bidet, sink and toilet. The other bedroom has an ensuite bathroom with shower, sink and toilet. A small utility room is also situated on this floor.

In true Italian style, there is a large family kitchen at the heart of the house. While all the appliances are modern, the look and feel is true to its farmhouse origins. The dining table comfortably seats 10 people and has been the scene of many a lively dinner. The kitchen leads out onto a small courtyard with a kitchen garden and steps that lead down to the pool.

TOP FLOOR
Past the entrance is a cosy living room comprising two sofas and a fireplace. There is also a traditional style kitchen with a dining table for 4 people. The majestic and spacious master bedroom sits at the end of this floor. Adjacent to the bedroom is a large bathroom with bath, shower, toilet, sink and bidet.

THE OUTSIDE AREAS
There are three great seating areas outside for you to make the most of the alfresco lifestyle while enjoying gorgeous views. The first is the pergola that is next to the pool/sun lounger area so you can enjoy lunch while the kids play in the pool. The massive table comfortably seats 10 people (pictures coming soon as this is new). This area is very private and set down to the side of the house overlooking a valley of oak trees. The second area is on the other side of the house where there is a large terrace area with a table for 6 that overlooks the olive grove and rolling farmlands that surround the house. It is a perfect spot to have a sundowner/eat dinner and watch the sunset. The third area is a small kitchen terrace and herb garden that is a great spot to catch the early morning sun with a fresh cup of coffee.

The house feels very private in its rural setting and the pool is set away from the house with no one overlooking it. The neighbours are an older Italian couple who are supremely hospitable should your paths ever cross.

THE SURROUNDING AREA
The house provides a tranquil retreat where you can relax and unwind from the hustle and bustle of daily life yet still have the best of Tuscany and Umbria on your doorstep. Within an easy drive you can visit ancient, iconic cities steeped in history and culture, stunning medieval hilltop towns, fantastic local markets, food festivals, restaurants and vineyards featuring the best of local produce. It’s the perfect base for exploring Florence, Assisi, Arezzo, Perugia, Cortona, Gubbio and Siena.

The countryside offers an abundance of outdoor activities. Whether you want a stroll or a hike, simply step outside the front door and start walking. There are many glorious trails just a little further afield. Other activities include golf, horse-riding, climbing, canoeing, and motorbike riding, just to mention a few. And if that all that sounds far too active, or you simply want a day off from exploring, the house and garden provide ample space for you to find the perfect spot to relax. You can pull up a sun lounger at the pool with a good book; enjoy a lazy, long alfresco lunch under the pergola; or have a sundowner on the main terrace while soaking up the vista and the last of the hot summer sun.

Really stylishly furnished farmhouse
A home-from-home, Battistacci is a beautiful farmhouse, furnished with great taste, and very well equipped. The house has all the special touches of being someone's home. All requests / issues were dealt with very promptly, and the owners were lovely to deal with. House is in a lovely spot, nestled amids fields and woods. Lovely pool in quite a private space. Take note there is no internal staircase.

Amazing place
Stunningly beautiful setting, matched only by the amazing home. The villa is incredible -- it combines rustic and modern elements perfectly. It's situated on acres of rolling hills, meadows, forests and farm fields. The vista from the back porch is one of the most beautiful I've ever seen. And we loved the pool -- it saved us from the hot Umbrian summer.

We visited Italy in 2014 and, like so many before us, fell in love with its charms. The culture, the history, the nature, the care that is taken over food and wine and the generosity of spirit of the people that we've met, particularly in the region where the house is.

We started looking for a house to provide a base nearer to family in England and be a contrast to the busy lives we lead working half way around the world in Asia. On our first day of house hunting we fell in love with Casa Battistacci and by the end of the year, we had the keys! There is something unique and special that beguiles us into a sense of calm whenever we stay at the house. There is simply not enough time to enjoy the pleasures of this area and we hope that you too have a memorable and heartfelt stay.
