VILLA EDEN: Traditional Detached Bulgarian House

Villa Eden is a traditional Bulgarian Farmhouse which has been sympathetically renovated and split into 2 separate self-contained apartments with the first-floor apartment being used solely for holiday lets. The house has been restored to offer a basic, 'no frills' style of accommodation and as such unfortunately, has no internet or wi-fi connection provided.

The property is set in mature gardens with fully fenced and walled perimeters, in a typical Bulgarian village location, amongst the Starca Planina Hills. It is approximately half an hour's drive from both Bourgas airport and the busy tourist resort of Sunny Beach. If you require a luxury accommodation with all mod-cons and within easy reach of vibrant nightlife entertainment, then Villa Eden is certainly not what you are looking for, however, if you just want to get away from it all, chill out and relax, sunning yourself by your own private pool then this could be the ideal destination.

The villa is set on a corner plot, on the main road through the village which makes for easy access and offers roadside parking right outside the property. A locked gate takes one into the mature gardens which surround the property and an external, stone staircase leads guests to the self-contained accommodation situated on the first floor of the building. Unfortunately, there is no disabled access and the villa is not suited to younger children because of the external stairs and the deep swimming pool.

The first-floor accommodation comprises of a double bedroom, a single bedroom, a combined kitchen/living area with a bed-settee and a fully tiled wet-room. A small balcony to the front of the accommodation affords views to the Black Sea on a clear day!

We do not have air-con but fans are provided in all rooms. The living room benefits from a small kitchen area complete with kettle and toaster, microwave oven, 2 x ring hot-plate and a fridge/freezer. Pots, pans, crockery and cutlery are all provided as are bed linens, sheets and towels. Although we have no internet or TV we have provided a small viewing monitor with a choice of DVDs, we also have a couple of IPod docking stations with a selection of CDs and a choice of books and board games are also provided.

Villa Eden is surrounded by shrubs, plants, bushes and an assortment of fruit trees including pear; plum; peach; fig and walnuts. There are a number of different seating options to choose from around the property, with sun loungers, deck-chairs, tables and parasols on the patio pool area. There is a bistro set under the shaded sail by the well, a wooden bench along the side of the house opposite the potting shed, (ideal for a chilled glass of wine at about 5pm!) and a breakfast table with bench seating under the balcony. There are also a couple of hammocks in-situ. The large entertainment area provides further seating with a dining area complete with fridge and a built-in BBQ grill for cooking on, there is also a traditional Bulgarian prep area which features a stone sink and running water.

A second wet room is situated in the garden by the entertainments area and is ideal to use after the pool or when enjoying an al-fresco meal in the entertainment area.

Die Beschreibung der Vermieterin traf im vollen Umfang zu. Das gesamte Anwesen macht einen gepflegten Eindruck und hat den ein oder anderen Ruhebereich aufzuweisen. Ein ortsansässiger Hausverwalter kümmerte sich während unseres Aufenthaltes um die Reinigung des Pools und um die Gartenpflege. Die Villa verfügt über zwei Schlafzimmer (Doppelbett und Einzelbett) eine Küche (mit Schlafcouch) und einem WC mit Dusche. Küche : Kühlschrank mit Gefrierfach, Elektrokochplatte, Toaster und Wasserkocher Wir waren zu zweit und somit waren die vorhandenen Räumlichkeiten und Ausrüstungsgegenstände vollkommen ausreichend. Betten : auf den eigentlichen Betten waren noch Matratzen von guter Qualität aufgelegt, für mich als "Rückengeschädigter" eine gute Entscheidung. Das Grundstück befindet sich genau neben einer Durchgangsstraße und für lärmempfindliche Leute könnte es etwas laut sein. Allen voran, wenn morgens gegen halb sieben um die 30 Busse die Arbeitskräfte zu ihren Arbeitsstätten bringen und diese gegen 17.00 Uhr wieder zurück transportieren. Ein fahrbarer Untersatz ist sehr zu empfehlen. Burgas, Pomorie und Nessebar sind mit dem Auto in etwa 30 - 45 Minuten erreichbar. Im Ort selbst gibt es einen kleinen Minimarket mit einer begrenzten Auswahl und etwas weiter eine "Bar" wo man auch Kleinigkeiten erwerben kann. Wir haben uns (Ehepaar +60) sehr wohlgefühlt und beabsichtigen nächstens Jahr die Villa wieder aufzusuchen.

Why they chose this property

We chose to buy in Bulgaria because of the price, which enables us and others to benefit from good value for money holidays! We looked at many different properties but nothing quite fit the bill until we accidentally came across 'Villa Eden', and I think both my husband and I knew right away that we had found our holiday home - something a little different and bit quirky with a bit of character!
The property was in the process of being renovated when we viewed it and was in a bit of a mess! It had originally been a farmhouse, with the accommodation on the first floor and the ground floor being nothing more than a muddy shed used to house the animals over winter, that muddy 'cow-shed' is now our little holiday home and although compact, is ideal for me and hubby.

We knew from the start that we wanted to renovate the upstairs to provide holiday accommodation and have tried to improve this over the years. One of the first additions I HAD to have was a swimming pool, and this was one of the first major improvements we made, we then had the perimeter wall and fencing erected for more privacy. When more funds were available we added a porch to our downstairs in order to make this more private and added a balcony upstairs, we improved the external wet-room, having it fully tiled, adding a small extension to provide a changing area and installing a shower. We are continuously trying to improve the BBQ area, and have added lighting, trellis work, and 'nik-naks' in order to make it more welcoming. We introduce new plants to the garden every year and have installed lighting in various places outside. Last year we had to re-new the entire roof on the house and all the out-buildings, not a cheap undertaking by any means and this year we intend to replace the windows as these really are verrrrry characterful at the moment!

What makes this property unique

We fell in love with the property because we wanted something a little different from all the 'new builds' that we were being shown. As soon as we saw 'Villa Eden' we definitely agreed that it was different to anything else we had been shown. It was original, quirky and full of character! And, once the perimeter walls and fencing had been erected we had our own little piece of 'Eden'!

Love the fact that we can sit on the balcony of an evening, and watch the contrast of the latest modern cars speeding past the house, to be followed moments later by an old wooden cart trundling along pulled by a donkey!
