This lovely, bright and spacious 2 bedroom, 2 bathroom apartment is in a private development located in the West End of the city centre. It is just a 10-15 minute walk to Princes Street and less than a 10 minute walk to Haymarket train station. The location otherwise is beautiful and tranquil being next to the Water of Leith walkway while the Galleries of Modern Art are a 5 minute walk away.

The property is on the second floor and it benefits from lift/elevator access. The accommodation comprises; entrance hall, 2 double bedrooms, master bedroom with en suite shower room and the second bedroom which has a king size bed and double sofa bed. We can also provide you with an additional guest bed if required. There is a main bathroom and the living room has a comfortable L-shaped sofa with flat screen TV, DVD player and a Bluetooth sound system. The kitchen is well equipped with a washing machine and dryer, dishwasher, Nespresso coffee machine and electric oven, 4 ring stove and microwave.

The Water of Leith walkway is just across the road from the apartment. This is an ideal way of seeing local wildlife all within a few minutes walk of the city centre. The Galleries of Modern Art are also just a few minutes walk along the walkway.

Beautiful, quiet, well-kept apartment

We very much enjoyed our stay in Edinburgh. The apartment was clean, comfortable and well-furnished. Several reviews had mentioned problems with the blinds or plumbing; we found everything to be in perfect working order. The kitchen was convenient and well-stocked (mugs, wine glasses, anything we needed). The shower worked great and the bathtub was large and comfortable. Beds were fine to sleep on, and after a week in London, we really appreciated the quiet. For folks who can walk well, it's a quick walk up the street to many convenient bus stops.

Some extra information for guests with mobility challenges: this property was listed as suitable for guests in wheelchairs. If you use a folding/collapsable wheelchair while out and about but are mobile in the home and able to climb a tall stair or climb in and out of a bathtub, this is a great apartment for you. It has an elevator to get from the ground floor to the second floor apartment. However, there is a curb-height stair into the building (which also has a door threshold on it, so in practice it's difficult to ascend in a manual wheelchair). Also, the doors inside the apartment are too narrow to accommodate a standard manual wheelchair. We needed to remove the wheels from my (rigid frame/non-folding) wheelchair to get it through the wider exterior door, and it did not fit through any interior doorways in the apartment. There are no grab bars in the bathrooms, and the shower requires about a 1 foot (30 cm) step to get in or out. Because I was traveling with adult family members, we were able to manage and enjoy the lovely apartment, but if I were on my own or only with my children, we would not have been able to stay.

Also, the apartment is down a fairly steep, cobblestone hill. No problem if you can walk well, but challenging to ascend or descend in a manual wheelchair. We took a lot of taxis, so we were fine, but if you planned to make much use of the bus system, this is not a good choice for a wheelchair user.

Confortevole e funzionale

Alloggio confortevole, situato in una zona silenziosa e a pochi passi da un delizioso villaggio. Bus a circa 7 min. a piedi che collegano verso diverse destinazioni, Supermarket e negozi a circa 10-15 minuti a piedi, 30 minuti a piedi circa per raggiungere il Castello e la Royal Mile. Proprietario cordiale!

Great location. Quiet area.

The area was very quiet. The river was right across a small street and made for several wonderful walks, birds, water, people. Was a short walk to restaurants and other things. 30 minute walk to castle and Royal Mile. Only minor negative, is its time to update a few things in the apartment, blinds that don't work and so on. But Francisco was very nice and helpful. Place was clean and had all the things need for a great stay.

Positives: Good location + good size. Negatives: outdated bedding + plumbing.

Large enough apartment in a good location with short walk to town. The building and plumbing is very old as well as the beds and bedding. It could use updated instructions how to use washing machine and appliances. I think a couple of fans for the bedroom would be helpful for the summer months.

We had a lovely stay for 4 nights. The property is in a convenient location, has good wifi connection, enough space and facilities for 4 adults and 2 kids, and car parking space as well.

The property sits just next to the Water of Leith which is a lovely riverside walk way running through the heart of the city. Less than a 5 minute walk away are the Dean and Belford modern art galleries.
