STUNNING VILLA WITH POOL CLOSE TO BEACHES
This charming and comfortable villa is situated on 5 acres of olive groves surrounded by rolling Tuscan hills with breathtaking views. It lies in the unspoilt region of Maremma where tourism goes hand-in-hand with local traditions. It was rebuilt by the owners with love and care. The fenced garden is suitable for families with children. It has a well manicured garden and a beautiful loggia to watch the sunset. It has 5 bedrooms, 4 bathrooms and sleeps 10 + 2 upon request. The living room is airy and the kitchen is fully equipped. On the right side of the house is a pergola with a barbeque and an al fresco dining area with direct access to the kitchen. The pergola overlooks a 12 x 6 m landscaped private pool with a diving board. In various parts of the house there are al-fresco dining areas and different locations to relax depending on your mood. The property provides complete privacy. We recently finished the pool house with open bar to enjoy your long evenings by the pool under the Tuscan sun.

We purchased our dream house 'Il Peperoncino' in 2000. When we first bought it, it only had 1 room! We have slowly rebuilt it with patience and care for our whole family to enjoy. We are very happy to share it with guests who have become friends over the years. The essence is 'Il dolce far niente.'
Once you enter the gates, it feels like you have reached THE place to unwind. Maremma is a special part of Tuscany where local traditions are very much alive and the towns around us are unique and unspoilt. The proximity of clean and blue flag beaches made our choice much easier. Sailing in the waters around is a true experience which I hope you will enjoy.
The house had a lot of potential and you will see the results when you come. The wine is divine and our olive oil, no words! We knew we could slowly revive the old olive grove and make pure and delicious olive oil, eat pesticide free fruit and vegetables, cook with our herbs straight from the garden surrounding the house and enjoy La Dolce Vita. A dream come true which we are happy to share with you. 😊
The unique features are many to enjoy - views, private pool, garden, sitting under the many pergolas with more stunning views, proximity to beautiful beaches, amazing towns, food, food and more food! Culture, excursions, sailing to the islands such as Giglio, Giannutri, Monte Cristo, Elba...
We had a wonderful vacation. We felt taken care of in this stunning part of Tuscany. Very helpful staff, comfort food in nearby restaurants at reasonable prices, vineyard tours which Rita helped organize, visiting nearby spectacular towns, beautiful beaches and of course coming back to a wonderful home and pool. This is what a perfect vacation should be. The house has every comfort and lacks nothing. Thank you!
The beautiful villa has a very welcoming and homely feeling. It was a pleasure to see how the children enjoyed the big pool while relaxing with a stunning view. Rita was so friendly and helpful with all our requests. She had all the contacts we needed to make lovely excursions, finding the great local restaurants and shopping. At the end of our stay we also took home the olive oil which was pressed from the olive trees on the property. We will certainly go back another time. :-) Jennifer
After a fair few days of searching we found this villa on the website. The moment we contacted Rita regarding this to the end of the holiday we were guided by her on every step of the way. This was our first visit to Tuscany with our three children.
Rita and her team gave their personal touch to our stay and were easy to contact if we needed any advice.
The accommodation was substantial for the five of us with a great pool, pool house, outdoor seating all around with olive, plum and other trees in the property.
From deciding to chill out within the property to driving to nearby towns we had plenty of choice. We visited Lucca, Siena and Massa Maritima all of which were within a few hours drive from the property.
Trains are available from the nearby station of Follonica which is half an hour drive from the villa. We took the train to visit Pisa which we enjoyed immensely. Parking can be a bit tricky in busy times but once again with Rita's guidance we were able to find them easily.
The nearest beach is in Castiglione Della Pescaia, a 20 minute drive. Pre-booked beach umbrellas with the help of Rita helped us reach, park and enjoy our time on the beach which had excellent facilities including play area for children/adults. (€35.00 for one set!)
The villa was equipped with everything families need including beach towels, all kitchen equipment (food processor, dish washer, washing machine).
The pool is excellent and suited our children (youngest being 9) who are good swimmers. This may not suit small children and being outdoor was subject to some exposure to dirt, insects and as the cleaning is only once a week, we had to use the nets available to clean before we could use them.
Our only trouble (as is expected for a very warm, dry place which had little rainfall recently) was to deal with bites from insects/ants and the constant buzzing around us in the shady parts of the villa especially close to the plum tree with insects being attracted by the fallen fruits. Plenty of insect repellents did not seem to work.
The location of the villa ia a little remote and up a dirt road which is narrow. We recommend taking it extremely slow for the first time to avoid skids. We also recommend arriving during daylight hours to be able to find the property (Rita and her team are a great help though if you are a little stuck).
These should certainly not stop one from choosing this brilliant place to relax and loose yourself in this fabulous part of Italy.

We had a great time in this newly redone house. The big kitchen is a wonderful addition for our family. Very cozy and bright new rooms, super efficient assistance, great outdoors, big living room for a family gathering that we were celebrating.

It was a very lovely and quiet holiday. The pool is amazing! The communication with Rita was excellent. Every question was answered in minutes, it was a big help. all little thinks could be fixed instantly.
The compound is especially good for holiday with dogs!
It´s a remote location, so it is very quiet and seems safe. Nonetheless is the little "town" Grilli around the corner for grocery-shopping etc.

The beach and the sea: The closest beach (sandy beach) is in Castiglione della Pescaia a 15-minute drive from the estate. The water is clean and usually warm enough to swim in from mid-May to October. The sea is generally not rough. Italian beach-life is usually organised via beach clubs, where you can rent a cabin, a parasol and sunbeds by the day or the week as well as have drinks and snacks at the bar of the stabilimento. This is very convenient if you have small children. Often you can just show up at the club without a reservation, but in the months of July/August we recommend making a reservation in advance (please request when booking). Those looking for empty beaches will find them at Castiglione della Pescaia as well - some short stretches at the Castiglione coast are free beaches.
Sightseeing in the region: The breathtaking towns of Pitigliano, Sovana, Sorano, Manciano and the Medieval hilltop village Capalbio to the south-east, Massa Marittima to the north-west, just to name a few. To the south-east at a distance of approx. 90 km are the hot springs at Saturnia, with the famous sulphurous waters and the elegant spa with its beauty treatments.
The Argentario: a peninsula 40 km south of Grosseto famous for the Mediterranean macchia and the jet-set holiday resorts Porto Santo Stefano and Porto Ercole.
Horseback riding: a tradition in Maremma. 5 minutes by car, there is a riding stable with Maremman-bred horses.
Nature: In the National Park 'Uccellina' marked footpaths will lead you through incredibly beautiful pine woods to hidden creeks, past romantic ruins of fortified watch-towers and the abbey of San Rabano, built by monks who arrived from Rhodes in the 10th century. The coastline of this national park is worth a visit - a beach of fine sand stretches along the coast. If you are looking for endless free beaches - this is a paradise.
Wine and food: just by driving around and scouting out the area you will inevitably bump into small traditional restaurants serving delicious local foods and prestigious wine: fresh vegetables, tender salads, ripe tomatoes, wild boar and game, pecorino - the local sheep cheese - and of course the excellent red wine Morellino di Scansano, which is gaining considerable attention from experts. The closest restaurants are a minute away from the house.
Golf:
Golf Club Toscana Il Pelagone: This golf club is one of the most beautiful and exclusive facilities in Italy. The year-round 18-hole golf course is created in the middle of vineyards and silver olive groves. Small lakes, waterfalls and the Mediterranean fauna and flora give the course its special charm.

Golf Club Punta Ala: There is a beautiful course with a breath-taking view of the sea. In addition to the stunning view, the course offers a lot of natural cliff locations and impressive trees from conifers, pines, cork and other types of oak, not including the many bushes, which create a special challenge for a lot of golfers.
