About the property

Converted former Wreay Mansions coach house modernised to home from home

Your stay in this this warm, dry, clean, spacious, peaceful home from home will be constantly rewarded by the dynamic panorama of lake and mountain views which surround the property. The living-kitchen, balcony and grounds take in beautiful Ullswater Lake and the mountain ranges of High Street, Patterdale and Hellvellyn beyond. This is a unique setting near Bennethead, Watermillock, between Pooley Bridge and Glenridding is ideal for holidays in any season.

The Helvellyn mountain range is visible from the property which is well placed for walks, activities, places of interest. Local amenities are easily accessible in the surrounding areas, with the popular Brackenrigg Inn, serving food and with its own microbrewery is the local pub within 10 minutes walking distance, as is The Quiet Site camping and caravanning site with a bar open to the public.

1 The Coach House is one of a number of individually owned holiday homes at Wreay Mansions converted from what were formerly estate workers' and grooms' cottages for the nearby landed gentry.

Built over three floors the property has its main entrance at the middle floor, ground level at the back of the buildings, in to the entrance hall with a boot/boiler room, WC & sink off. On the same floor the open plan lounge and dining kitchen makes a very sociable space, with a woodburning stove and doors to the balcony with two wooden chairs from where the morning sun can be enjoyed.

The living area includes two sofas, an armchair, coffee table, shelves with books, games and DVDs to use at your leisure. There is also a TV with free-sat, and radio/CD player.

Alongside there is a dining table with up to 6 chairs, sink, hob, oven, microwave, fridge, freezer, washer-dryer. The house is also equipped with oil-fired central heating and broadband Wi-Fi access.

Upstairs the first floor has a spacious twin bedroom with built in cupboards with storage and hanging space, which also contain a fire-guard, travel cot, highchair and Yamaha Clavinova available to be played by any visiting pianists.

The lower floor downstairs, which is ground level at the front of lake-facing side of the property, accesses double and single bedrooms equipped with Kingsize and single beds respectively, wardrobe and chest of drawers. Both of these rooms have french doors onto the courtyard-patio area leading to the garden, grounds and views beyond.

The main bathroom, also on this lower level, contains a walk-in shower, bath with hand-held shower-tap mixer, basin, bidet and WC.

Furnishings are comfortable throughout with fitted carpets across all levels.

Outside the main entrance door there is a dedicated parking space for one car and other parking areas are available.

To the side of the property at this level is a date through which there are a log store and external stones steps down to the courtyard. If guests have particular mobility requirements vehicle access via the courtyard to the lower ground can be agreed.

The courtyard has a set of outdoor garden furniture comprising a pair of wooden bench seats and a table and there is a barbecue available for use stored in the outdoor stone store. This and the adjoining property, 2 The Coach House, enjoy a shared garden area beyond the courtyard which is a pleasant spot to catch the evening sun.

About The Owner

We are members of a Leeds based family of 5 (and one terrier) who have owned 1 The Coach House for many years, deciding to share our home when we cannot enjoy it ourselves.

Why The Owner chose Penrith

The most striking thing about 1 The Coach House are the views, regardless of season and weather, which stretch out as far as the eye can see and show the Lake District off in its full glory.

Brilliant well equipped cottage. Fantastic stunning view & location. Everything you need within a short drive. Did Aira Force, Barton Fell, the mine walk at Glenriffing & many others. Rookin House activity centre is great for quad being, clay pigeon shooting , archery etc., very friendly, patient & helpful staff. Had a great meal at the local pub. Glenridding in our opinion is nicer than Pooley Bridge for canoeing & water activities.

Beautiful setting with stunning views

Tim and Helens cottage was perfectly positioned to explore the Ullswater area and beyond. The upside down layout meant you could appreciate the views from the small balcony with the glass of wine after the kids were in bed... Bliss.

The kitchen was well equipped (unfortunately no dishwasher, but that's the lazy side of me coming out) and the bedrooms were comfortable.

A lovely short break in a peaceful location with views to remember.

Lovely little cottage in The Lakes

From the first enquiry till we checked out Tim and Helen could not have been more helpful. The cottage was in a lovely part of the world and had everything our family of 5 needed for 2 weeks spent exploring the Lake District. Close enough to Penrith and the M6 for getting about but remote enough for peace and quiet. Would definitely stay again
