The Villa di Giomici farmhouse is located in the homonymous village of Giomici, a medieval castle of rare beauty immersed in an oak forest 600 meters above sea level. We are in the municipality of Valfabbrica, a natural watershed between Assisi and Gubbio, two of the pearls of the green heart of Italy. The apartment is located in the manor complex of the Vagni family, the age-old owner of the village, about 200 meters from the castle.

The "Il Geraneo" apartment is a prestigious apartment, located on the first floor of the house, with a large panoramic terrace that looks towards the sacred Mount Subasio (Assisi) and the Chiascio river valley. It has a beautiful private garden for the exclusive use of the apartment with water and a barbecue for beautiful al fresco dinners in the evening. Fantastic base for both historical and artistic excursions (Gubbio 20 km, Assisi 15 km, Perugia 30 km, Spello 25 km, Spoleto 50 km) and naturalistic excursions (Monte Subasio park 20 km, Monte Cucco park, Franciscan path 3 km, caves of Frasassi, gorges of the Rio Grande 5 km) both by trekking and by mountain bike.

Only in winter there is an additional cost of €60 per day for heating the villa.

Lovely apartment in beautiful position well located for easy day trips
We had a great time despite the heatwave. Early rising to visit towns before it got too hot - probably the hottest week of the year when we stayed. The signora is very kind and the gardens and view are wonderful. Lots of wildlife sightings: hares and badgers. Visited Gubbio, Assisi and Perugia. Lots of time by the pool which was much needed.

Perfect place for relaxing and seeing Umbria
Umberta's lovely apartment was perfect for a relaxing stay. We enjoyed the large cool rooms and the marvellous balcony which gave us views over the wonderful garden and the Umbrian hills towards Assisi. It was quiet. It was so peaceful. I suppose it is what you'd dream Umbria to be. Gentle rolling hills of green, summer heat, olive groves, local food and landscapes that haven't changed in generations. There is a large shared pool a short walk away which our children loved. We relaxed. Properly relaxed. Umberta was very kind and friendly. Grazie mille Umberta per i vostri biscotti, caffè espresso, pomodori, lattuga e per la cura di noi così bene.

Superb spacious villa with views over the whole of Umbria and a charming hostess.
Arrived early evening and met by the lovely hostess Umberta with a cool drink and huge plate of cheese and prosciutto. She showed us around the lovely villa and gave us some home grown plums and hand made biscotti. Umberta lives on the floor below the villa and was always there to say good morning and greet us after our day trips. She brought us home made jam and even invited us into her home to make biscotti with her grandchildren. Her large family came and went throughout our 2 weeks and were all very friendly. We never felt that their presence was at all intrusive as our upper floor, balcony and garden was completely our own. Umberta speaks no English but we had little difficulty communicating one way or another. SUPERB villa- just like the photos. Large dining area, Cosy corner with soft chairs for the few evenings we had storms. Large kitchen area. Lovely large bedrooms and 2 very nice bathrooms, one with bath as well as shower. We were there during the heatwave, up to 42 !. There is no air conditioning but with all the shutters closed the house acts like a cave and stays reasonably cool in the day and then shutters can be opened at night. Probably the best feature is the huge balcony that has views stretching to the hills above Assisi. We sat and stared for hours. There is a table, chairs, umbrella, sun beds and a drying rack provided. A private area of the garden with BBQ, table, chairs and lighting is provided for guests. This is just a short walk from the steps and we had several lovely evenings in what felt like our private grotto. Parking is in the courtyard right next to the villa. There was no information provided in the villa about shops. There is a Conad supermarket in Valfabbrica, also butcher, bakery and hardware store. There are a few restaurants there too- the best we felt was 'Villa Verde', The closest shops are along the back road to Casacastalda where you find small supermarkets, bakery and butcher, The nearest large supermarket is just the other side of Pianello which is beyond Valfabbrica. The position of the villa is perfect for visiting the sites. We went to Assisi, Spello, Gubbio, Perugia, Montefalco, Lake Trasimeno, caves at Frasassi, up Mount Subasio and Monte Cucco. there are many other places to visit too and even 2 weeks was not long enough. The pool ( open 9-7) was very welcome after a day site seeing. There is also a table tennis table and small playground for children. I would highly recommend this villa.

A wonderful stay in early January
We had wonderful days in this beautiful house close to Assisi. The apartment was spacious and felt charmingly authentic and we lacked nothing. The location is great and the view of the valley from the balcony is astonishing. The host was very helpful and kind throughout. We warmly recommend this place!

Beauty & luxury in the Italian Hillside
This property is without a shadow of a doubt the most beautiful and enjoyable property we had in our travels through Italy. The history, hime, landscape and gardens are impeccable and we enjoyed every corner of it. The house is perfectly maintained, spacious comfortable and well appointed with lovely antique furniture. The kitchen is very functional, the water pressure great, the bathrooms modern and spacious. Every single window has a breathtaking view. The same panoramic view of the hills that are enjoyed from the large front balcony. This is someone’s loved home, clearly. Your host Umberta displayed exceptional hospitality and kindness. She cared about our comfort and clearly loves her property and gardens. If you can manage a stay here you will consider yourself fortunate.
