The Meadow House is a newly renovated three storey house lying directly on the Garmisch Meadows, near the Kreuzeckbahn and Alpspitz cable cars. There are three separately contained holiday apartments and a separate 4 bedroomed wooden chalet, which can be rented either individually to accommodate from 4 people or altogether to accommodate groups of up to 40 people. The views of the flowery meadows and the mountains in summer and the ski slopes in winter really don't get much better than this!

We are very child-friendly and as Suzanne, the British owner, has lived in the area for over 10 years,we are happy to help out with skiing, hiking and sightseeing information to help you make the most of your stay. We live nearby.

We have free washing and drying facilities including powder and also a ski cellar. An Aldi supermarket is within an easy walk- as are bars and restaurants and a bakers. We have a bus stop outside the house with a regular service. In the summer it is a pleasant 30 minute walk into town.

Garmisch also has a great Farmers Market every Friday morning 8-1pm. Winter or summer there is a great range of local produce such as cheese, smoked trout, salami, Bavarian breads and sausages and other fresh produce and local crafts.

Garmisch hosts a variety of events all year round- Beer Festivals, Spring Festivals, Christmas markets, the Pre-Lent Fasching or Carnival among many other traditional and non-traditional fetes. We also make a great base for the Munich Oktoberfest ( beer festival) or the BMW bikers festival.

Off road parking is available for up to 2 cars per apartment. If you wish to bring more cars please do confer with the owner first. It is about a 12 euro taxi ride from the Garmisch train station.

For American Guests:

We are located literally within a 2 minute walk of the US AFRC Edelweiss Resort and the Marshall Centre. Any US military families can easily access the Resort's facilities, the PX and the Commissary etc. We also accept the VAT form- which saves you 7% on your accommodation.

The Loft apartment is our top floor 3 bedroomed apartment with a chalet style feel. It was built in the traditional Bavarian style by a local carpenter in 2011 and courtesy of the sloping wooden ceilings with exposed beams and wooden floors has a cosy alpine ambience.

The westerly views from the living room and bedroom windows over the Grainau meadows and the Zugspitze mountain range are spectacular in both winter and summer.

It has three bedrooms- one with a double bed, two with twin beds( optional triple) single beds. and the option of a double sofa bed in the large living room. Cots for infants are of course also available. We also have a luxury bathroom with freestanding bath and separate power shower and an extra guest wc.

There is a large open plan living room, with a fully equipped kitchen and dining area too. We have free WiFi and of course english satellite TV and a selection of DVDs and games.

If rented together with our Balcony apartment, it can sleep up to 20 people

Hello! I'm Suzanne. I'm British and grew up in Berkshire and when taking a break from my 'proper' career in London ten years ago, I ended up visiting friends who run the Local Cure Irish Bar in Garmisch for a few months skiing and boarding.

Like most people who intend on visiting Garmisch for a short break, I got hooked on the place and ended up staying! Garmisch not only has great mountains, skiing and everything you could wish for in terms of outdoor activites, it is also a really nice place to live- there's a good mix of locals and international residents who have moved here.

We have now spent 10 years being based in Garmisch, with interludes back in Brighton in the UK, and my son has grown up here. I really want to help people make the most of their stay in the local area and really welcome enquiries about the area and planning your stay- such as how to organise a surprise paragliding flight that will land in view of the house, to recommend an english ( or german) speaking babysitter, how to hire a horse-drawn carriage for those special occasions! Just ask!

Perfect rental for families

The loft apartment is exactly as pictured and has plenty of space for a family. The kitchen had the essentials if you wanted to cook a meal or bring food back. Within a 10-minute drive are plenty of restaurants, the entrances to the Zugspitze and Alpspitz, Partnachklamm, and Olympic Stadium. Aldi and a wonderful bakery are just 5-minute drives. Extremely quiet in the evening--we enjoyed just looking out at the lights on the mountains and the stars.

Also nice to have access to laundry in the basement.

Suzanne was extremely helpful with information about the area. If possible, we will return in the future!

Super property and very well presented great views

The apartment was perfect and we all had a great stay in Garmisch.

The property was very clean and the owner was very helpful with our enquiries.

The facilities were great as we had 3 kids so the 3 bedrooms were superb.

The view from the balcony was amazing , and very welcome every morning..

So much to do , and the free bus is a 3 min walk away which was very useful.

Attractions like the PartnachKlamm, Zugspitz railway and cable car, Ski Jumps and the Summer Toboggan were superb, not to mention the Alpspitz Swimming pool.

The kids loved sledging on top of the Zugspitz even in Last August.

Certainly going to come back, one of the best holidays the children have had..

I would highly recommend this property to any of my friends as it just suited us so well.

Overall and unforgettable Holiday..Superb

Fantastisches Wochenende & 5 begeisterte Besucher

Wir hatten ein wirklich schönes Wochenende im Meadow Loft Apartment. Alles war perferkt! Das riesige Wohnzimmer hat uns gerettet, da das Wetter die ersten Tage nicht mitgespielt hatte. So konnten wir wenigsten im Trockenen die Zeit mit Brettspielen und Filmen verbringen (Blue Ray Player & Fernseher sei Dank!) Die Zimmeraufteilung war ideal für uns Fünf. Am dritten Tag spielte das Wetter endlich mit und wir konnten mit dem Bus, der direkt vorne an der Straße hält, problemlos in Richtung Stadt und Partnachklamm. Persönlich war es mein zweiter Aufenthalt im Meadow House und sicherlich nicht der letzte! Lage, Ausstattung, Preis und Leistung sind einfach top, wenn man mit vielen Leuten nach Garmisch kommt und schnell in die Berge will.

Great apartment, pity about the noise

Stayed for two weeks with my wife in the balcony apartment. Lovely apartment, great views and walks. Owner was very helpful. However, our experience of sitting on the nice balcony taking in the view of peaceful farmlands and stunning mountains was greatly diminished by the incessant and loud traffic noise from the main road which passes immediately by the property. Disappointing. If noise is not an issue for anyone considering this property, then don't be deterred from staying here. Everything else was fine.

Owner's Response: Dear Chris and Lynn This is actually the review site for the Loft apartment- which doesn't have a balcony and absolutely no traffic noise. Obviously I am really sorry to hear that you felt that your experience of noise from the nearby road diminished your enjoyment of your stay. To clarify for readers of this review however, we are not situated directly on a road. The side of the property borders a slope covered in trees which leads down to a cycle path and then a road- which is single lane and approximately 50 yards away from the main house. This is a single lane B road which connects Garmisch with Grainau. It is about 14 metres lower than the house and clearly visible on Google maps- it runs next to the river. We have had hundreds of guests staying in the Balcony apartment and you are honestly the first people who have even mentioned its presence, so obviously it was never an issue for any other guests. It is rarely used at night. Many hotels and holiday apartments are actually based directly on this road, the Zugspitzstrasse, as it runs into Garmisch Old Town Centre, but we are not accessed directly from it- you have to turn into Kreuzeckbahnstrasse and then after 200 yards turn right to get to our house. Obviously this was an issue for you and I am truly sorry, but we are within walking distance of supermarkets, a bakers and restaurants, the ski lifts and we have a bus stop within 100 yards of the house and this wouldn't be possible if we were really in the middle of nowhere with no nearby roads! As you know, if you head to the left of the house, then there are just miles of cycle paths and hiking trails in farmer's fields.

Great apartment - Amazing view!

We really enjoyed our stay at the Loft apartment. The apartment is very clean and had everything we needed. It was perfect for a family with a small child - there was a crib, toys, books, a high chair, and even a baby bath tub. The view was amazing, and it was really neat to be able to watch skiiers on the mountain from the window. The location was great and very quiet. The only thing that was a little odd was that there seemed to be a bit of a lady bug problem. Not a big deal - of all the bugs to have around, ladybugs are the least troublesome to me, but it was a little unusual! We thoroughly enjoyed our stay and have already started recommending this place to friends!

Fantastic Apartment

Staying in the Loft apartment we had a fantastic time. He view is incredible out to the mountains and the apartment is spacious, clean and modern. Having stayed in other accommodation across Germany, this was by far the most comfortable. Than you or being so accommodating for our three year old. She loved the holiday. Such a great stay made it hard to leave.

From the Owner

I used to be a property developer in Brighton- and couldn't believe it when the Garmisch estate agent showed me what is now The Meadow House. A building with potentially the best view in Garmisch- directly on the meadows, with no future worries about anyone building in front of the house as it is zoned farmland, great off-road parking and it was a scruffy disused office building and warehouse with bars on the very small windows! What a waste! Once the planning permission had been granted to turn the building into three luxury apartments, I couldn't wait to get started. Working with a well-respected local carpenter, we raised the roof in November 2010 to create the new all wood Loft apartment, knocked all the bars off the windows and put as much glass on the picture postcard view side as possible, adding a huge wooden balcony and terrace. We welcomed our first guests in the summer of 2011- and since then have had many repeat visitors which has been lovely. We really have had some truly lovely families and groups of people staying from all over the world, from the UK, Australia, Canada, Korea, the USA, Mexico, Egypt, Palestine, UAE, Saudi Arabia, India, Italy, Germany, Turkey, The Netherlands,France, Belgium, Switzerland, Sweden, Norway, Portugal and Spain- Garmisch really is an international destination!

The Meadow House directly overlooks the Grainau meadows and the Zugspitze mountain range- the highest in Germany. Cross-country ski trails are on the doorstep and you can watch skiers and snowboarders on the Kandahar and Olympia ski pistes from the windows. The cable cars are a 2 minute drive, The Loisach river is 200 m. away. The Austrian ski resorts of Lermoos and Ehrwald are also just 15 minutes by car. The paragliding school lands in the field next door. In the summer Garmisch is a mecca for hikers, bikers, climbers and canoeists. The Eibsee lake at the foot of the Zugspitze offers an idyllic mountain backdrop to swimming or boating. There are also great indoor and outdoor pools.Garmisch-Partenkirchen is a picturesque Bavarian town with many traditional restaurants, good shopping and a good night life. For history buffs, King Ludwig's fairytale castle Neuschwanstein is an hours drive and another palace- Schloss Linderhof a mere 30 minutes. Munich and Innsbruck are easily accessible

Other Activities: Rafting, hiking, cross-country skiing, kayaking,swimming in lakes and outdoor pools in summer, local farmers' markets, golf courses

Golf: There are three 18 hole golf courses- with spectacular mountain backdrops within a 20 minute drive- in Garmisch-Burgrain, in Oberau and also in Ehrwald in the neighbouring Austrian Tyrol.

Ski: Garmisch has two main ski areas- the Classic area which links the Hausberg, Kreuzeck and Alspitz lifts and the Glacial skiing area up on the Zugspitze.

The Hausberg area is where most of the ski and board schools are based with a great easy blue and a magic carpet area for children surrounded by lots of great bars and restaurants. There are reds or a black down to the valley from here. There are fantastic runs with spectacular views for beginners and for advanced skiers. The Olympic downhill run and the World Cup Kandahar are blacks which could test even professional skiers and the lifts have all been updated recently due to Garmisch hosting the 2011 Skiing World Championships.

The larger skipass includes the Austrian Tyrolean resorts of Lermoos and Ehrwald which are a mere 20 minutes by car. Without a car, it is a 15 minute walk to the lifts from the Meadow House- or we have a bus stop right outside the house. Please look at www.zugspitze.de for more ski maps and prices.

These prices are based on 4 people sharing the apartment. Additional guests up to a maximum of 9 must pay an additional 15 Euros pppn. Babies are obviously exempt.

Each adult in Garmisch must pay an additional 2 Euro per day city tax to the council. It is one euro for children aged 6-16, children under 6 go free. This enables visitors to use all the local buses for free plus it gives cheaper entrance tickets to the local pool - which is a great indoor and outdoor pool with slides and sauna and museums. There are also discounts on the cable cars, the Partnach Gorge and museums etc.

There is an additional 50 euros cleaning charge.

To confirm a reservation a bank transfer of 50% of the rental fee must be made-to either a euro bank account in Germany or a GB pounds sterling account in the UK, bank details are sent once you have made your reservation. The rest of the rental fee including city taxes must be made one month before arrival.
Please note that when transferring money from abroad, the bank charges are to be paid by the sender.

Payments via PayPal are also accepted- again all Paypal charges to be paid by the sender.

Our cancellation policy is as follows:

Up to 30 days before arrival 50% of the rental fee is retained. No refunds are possible if the trip is cancelled less than one month before arrival after the full amount of the rental fee has been paid. No refunds are payable for foreshortened trips.

Breakages policy. All breakages should please be noted and paid for.

All prices include German VAT at 7%.

For guests with US Military or NATO credentials, the Meadow House now can accept the VAT exemption form. The form will need to be provided by guests and already authorised on arrival.

  • There's nothing like a long soak in a large, claw-footed, free-standing tub after a hard day's skiing or hiking. Though the power shower with optional rain- shower head does the trick too. We have a changing mat, a potty, a child's size removable loo seat, a child's step and a baby bath if you are using our bathroom with little ones. And of course a hairdryer. It's handy with groups to have the extra, separate loo too.

Plus stunning direct views of the meadows and the Zugspitze mountain range from two of the bedrooms. From the double bedroom there is also a twin aspect window looking over the Loisach river and the Kramer mountain.

The owner of the apartment is British and happy to provide any local information about going out, visiting local attractions, skiing, hiking,providing ski guides or ski teachers, etc. Where to go with kids a speciality PARKING: please note we have off road parking in the Meadow House's private yard for up to 2 cars per apartment, If you are planning on bringing more cars please do let the owner know in advance, so alternative parking can be suggested. Kids- are very welcome. A cot, high chair and a box of age appropriate toys will be provided free of charge on request.
