Possibly the best address in Nice, the Residences of the exclusive Palais de la Mediterarnee. The apartment is situated in a beautiful courtyard garden with direct access to the Promenade des Anglais on one side and within a minutes walk to the famous pedestrianised zone on the other. If you are looking for both a central yet tranquil location then this apartment is for you! Furnished to a high standard in a contemporary style which is both elegant and comfortable. The property has two double bedrooms each with their own balconies. The master bedroom has its own en-suite with full bath and shower and WC. Just off the second bedroom you have a shower room and a separate WC. The kitchen is fully fitted providing an electric oven & hob, fridge/freezer, dishwasher and washing machine, lots of extras for your use are included. The kitchen has access to a balcony so you choose where to have your croissant and coffee for breakfast. The lounge has two sofas and dining area that seats six.

Additional Information: •In addition, there is a local handling charge of €135, payable in cash to our representative, when you arrive at the apartment. This is for checking-in and out of the apartment, provision of bed linen & towels and end of stay cleaning.

Please bring your own beach towels, however, there are beach mats and sunshades available for our guests use and they are located in the cloakroom cupboard.

Check-in and Check-out: On arrival and departure you will meet our representative, who will check you in and out.

We ask you not to arrive before 2PM on the day of arrival and to vacate the apartment by 10AM when you leave. This ensures the apartment can be cleaned and prepared for the next guests. By prior arrangement suitcases can usually be left if you arrive early or depart late. If we do not have a someday changeover then it may be possible to be a little flexible with times.

Absolutely fantastic

We stayed here with our 3 children for 6 nights and and it was simply fantastic. I cannot fault it , the location was brilliant ...five minutes walk from the beach and five minutes walk from the centre of town . The apartment was spacious , spotlessly clean , very well equipped and so comfortable. The beds very very comfortable and it was lovely to have the two balconies. One of the best things for us about this place was Pat .She is a really lovely lady who met us when we arrived and showed round the apartment. She had also put some things in the fridge including milk and wine !,,, and lemonade and biscuits and crisps for the kids ....we have never experienced such a warm and friendly welcome . She was superb.. she gave us loads of advice on where to go and things to do with the children. We will definitely go back it was amazing ....

Most worthy of mention are the excellent welcoming arrangements, particularly from Pat.

The proximity of a variety of good restaurants, supermarkets and of course the beach makes this apartment a excellent choice for a holiday in Nice.

Location, Location, Location!

This property will not disappoint. We arrived at Nice airport and contacted owner June's property manager Pat. Pat greeted us outside the building and gave a condo tour, explained the ins and outs - one of the outs lands you directly on the Promenade des Anglais! The property itself surpassed our expectations. The bed linens are of high quality, lots of space, comfort and kitchen essentials to start your stay.

Pat had even supplied a lovely bottle of wine, baguette and blue cheese which we gratefully enjoyed on the balcony after our first evening stroll.

We were within walking distance of old town Nice, flower market, many lovely sites and most importantly the sparkling waters and beaches of Nice. The Cote d'Azur bus line is nearby and we took this to Antibes one day and Menton another. At a cost of 1.5 Euros per trip this is a bargain and you travel along the coastline!

Do not hesitate to book this accommodation. We were 2 senior women but 2 couples would be very comfortable here.

Special thanks to Pat for her help on our departure day. She led us to the bus stop for Nice airport, determined there was no bus service this day and ensured we got a taxi with prearranged price!

All in all this rental was a wonderful experience from prompt responses to my many questions of June to the personal touches in Nice by Pat. We would love to return.

super appartement

Appartement idéalement situé, bien équipé, où rien de manque! Tout est mis en place pour que vous passiez un séjour agréable sans oublier toutes les petites attentions de Pat! Très bonne literie couettes chaudes et légères oreillers en plumes. Accès à la Promenade des anglais en 2 minutes.

Je recommande cet appartement à tous, la propriétaire est anglaise mais il y a quelqu'un sur place qui règle tous les détails.

J'espère y revenir bientôt

Quiet and relaxing vacation.

Great location, well equipped kitchen and no street noise. The balconies are comfortable but the views are not great. The air conditioning was easy to control and made no noise at all. The metal shutters closed out all of the outside light. You can sleep comfortably forever!

Fantastic Location

What a perfect location for an apartment in Nice, a modern bright, comfortable and beautifully appointed apartment securely tucked behind a 1930s facade. A haven of peace and quiet right on the promenade.

Everything ran very smoothly, from our first contact with June the owner, to being met at the bus stop by Pat, Junes local representative. Pat showed us to the apartment, explained the lift codes and had even done a light shop for us, so no trek to the shops before opening that first glass of Rose!

One entrance to the apartment block is on the Rue de Francis the other is straight out onto the Promenade de Anglais. However the apartment itself is tucked away between two courtyards.

The main balcony was a sun trap in the afternoon, with a selection of comfortable seating, it might not be the best view in nice but it was incredibly quiet. The smaller balcony had lovely views over the gardens and again just as quiet. A lovely place to sit with your morning cup of tea or coffee.

The beds were very comfortable and the linen and towels were 5 star quality, the apartment was immaculate.

Nice is a fantastic place to visit we ate at a few restaurants two stand out Hangout in Rue du Moulin in the old town and Voyageur Nissart in Rue Alsace Lorraine a short walk from the apartment near the station we reviewed both on Trip Adviser we were so impressed.

The highlight of our trip was a day at the Rolex Masters in Monte Carlo, for the duration of the tournament the train stops by the country club - so easy.

I would have no hesitation in recommending this apartment, it was family friendly as well as being perfect for two couples, which was our configuration.

I am a big fan of renting apartments rather than staying in hotels and this place is now top of my list of places to return to. It was a privilege to stay in what is obviously a much loved and cared for holiday home.

Nearest Airport : Nice at 4 Kilometres Nearest Ferry : Nice at 2 Kilometres Nearest Train : Nice at 2 Kilometres Nearest Motorway : Nice at 5 Kilometres Nearest Beach : Nice at 500 Metres Car: not necessary

This apartment is very well placed, not only are you just 15min by taxi to and from the airport. You will find yourself in France's third largest city. Blessed with everything from culture to art to night life and jazz. Food is one of the main attractions here, typical Nicoise food to Italian. Shops for every ones needs, the flower market held every day in old town of nice and for antique lovers Monday is the day for this. The beach has everything to offer for those wanting peace you rent your own personal sunbeds, umbrella and be waited on. Or those with children can spend the morning on the beach and afternoon hiring roller blades, bikes, etc. If you want to visit Corsica, then the port of nice has the ferries that can take you there. The train station is 15/20min walk where you can go to Italy or to Frejus. So Nice is the place to base yourself and visit all the surrounding areas, even the little mountain train can take up to the beautiful mountains and back in a day.

Other Activities: 1.5 hr from nearest ski resort so ideal for winter

Golf: This area is well known for golf and you have many courses that you can play on. Hiring a car is easy from the railway station.

Ski: This apartment is unique as we can offer the possibility for you to have your holiday down on the coast or for one day you can visit the ski slopes, a bus from the airport will take you to Valberg or Isola and return in the one day, you can leave the rest of the family enjoying the coast and you go and have a days skiing.

You can also get a helicopter to the ski resort as well this gives you more skiing time.

This is payable to our local English speaking property manager who will meet you at the property, handover keys, explain how everything works and answer any questions you may have. This covers all cleaning, and linen and towels used throughout your stay.

Our local representative is also available during your stay should the need arise.

Should you need to cancel your reservation for any reason, we will try to rebook. If we are able to rebook your holiday, we will refund everything you have paid less an admin fee of 10% of your holiday rental.

If we are unable to rebook your holiday dates your deposit is non refundable. If you cancel your holiday within six weeks of departure and we are unable to rebook we will NOT be able to make a refund.

We recommend that you take out holiday insurance which includes cancellation cover, to,protect you from this eventuality.
