About the property

Lower Marsh Farm, River Tamar

In the words of a recent guest:

"better in real life than you could imagine! The farm was just stunning, the comfort & interior were exquisite & the hot tub was the cherry on top. Couldn’t recommend enough. Absolutely stunning, dreamy, beautiful!"

Lower Marsh Farm, Landulph, is set within an Area of Outstanding National Beauty on the River Tamar. A former Duchy of Cornwall renowned daffodil farm, Lower Marsh Farm is on the outskirts of the pretty village of Landulph benefiting from the secluded feel of being a million miles from City life but with the convenience of being striking distance of modern amenities. On the farm there are Highland Cattle, chickens, ducks, geese and lots of wildlife (including deer in the woods). So normally plenty of zero food mile eggs are available!

Guests have access to all of our on-site amenities – including tennis court, private hot tub, games room (with table tennis table), orchard with a hammock for relaxing and admiring the view, picnic area, basketball hoop, private woodland and shingle beach. We have our own Salt Marsh Nature Reserve that borders Lake Kingsmill on the River Tamar. Also we are Cornwall Wildlife Trust Members which gives our guests access to their wildlife education sessions for children which include mini-beast safaris, rock pooling events and bird box making. We can also offer our guests discounted tickets for the Lost Gardens of Heligan and Eden Project.

Children and babies are welcome and we have a cot, high chair and stair-gate available by prior arrangement (plus can provide baby bath, kitchen cupboard door locks etc). We have ample parking and storage areas for bikes, surf boards. You are welcome to bring a well-behaved dog by prior arrangement.

After a day of exploring the Farm and nearby areas, relax with a drink in front of a roaring log burner – you are welcome to use wood from our wood store.

This is a NO SMOKING property with FREE Wi-Fi, luxury Egyptian Cotton bed linen, white fluffy cotton towels, complementary toiletries and heating are included.

The magical Nature Reserve is rare salt marsh habitat and boasts an interesting array of flora and fauna. With herons, buzzards, egrets, kingfishers, pheasants, owls and bats galore, Lower Marsh Farms offers the nature lover around 42 acres of opportunities for rambling, bird watching, or just enjoying the peace and quiet of the Cornish countryside.

In easy reach are beaches, fantastic gardens, and lots of activities for all ages.

There are plenty of sailing opportunities in the nearby safe waters of the Tamar estuary and there is a yacht club approximately 1 mile away in Cargreen. For Golfers, a few miles away is the St Mellion International Resort and for non-golfers there are luxurious spa facilities.

We are a member of Cornwall Wildlife Trust and as our guests, you have access to the Trust’s wildlife education sessions for children.

We are located a short walk from the village where much of the filming took place for the popular TV programme 'The Coroner'!

About Olivia Stewart

Ed & Olivia live here with their young children and growing menagerie of animals. We enjoy the space and peace at the property while desperately trying to stay on top of weeding the large vegetable garden!

Olivia Stewart purchased this barn in 2015

Why Olivia Stewart chose Cornwall

In the words of a recent guest:

"better in real life than you could imagine! The farm was just stunning, the comfort & interior were exquisite & the hot tub was the cherry on top. Couldn’t recommend enough. Absolutely stunning, dreamy, beautiful!"

The views of the River Tamar when resting in the hammock and the waterside access are what brought us to this property. It has the feeling of remoteness while having easy access to facilities.

The salt marsh and woodland give this place beauty and provide habitat for a wide range of wildlife and rare birds and plants.

What makes this barn unique

Access to private woodland, rare salt marsh habitat (great for bird watching) and private waterfront with a shingle beach.

Guestbook comments from the owner

We have just got back from a week at Orchard Cottage with our 9 month old son, we had a lovely time. Hosts were extremely accommodating and nothing was too much trouble, we felt felt very at home. The farm was beautiful with chickens, ducks and cows, our son also loved the owners friendly dog. The farm is set in stunning surroundings which we enjoyed exploring, we would recommend the cottage to anyone that wants a break away, its the first time we've felt truly relaxed since our son arrived, sitting in the hot tub with a glass on wine as the sun went down was definitely a highlight.

Amazing cottage, perfect for two families on holiday and brilliant location

  • 5 of 5

Owners are fantastic, extremely helpful and friendly. Cottage is amazing, very comfy for two families with children. On arrival you are provided with emergency supplies such as milk and pasta to allow you to have a drink and make a meal. The living area is upstairs and open plan, perfect for the group to always be able to watch the kids whilst preparing tea. There is a games room which the kids loved, and tennis courts. It is only a short walk down to the beach area which is stony but we found lots of baby crabs and a swing so the kids throughly enjoyed it. Plymouth is only a short drive away and many attractions are within 30 to 60 minutes drive. Highly recommend this property and would definately visit again.

Great games room!

  • 5 of 5

Had a lovely stay from 23rd from 30th July. The accommodation was all you could ask for, particularly upstairs with a really well equipped and seemingly new kitchen. It was a great base to explore the countryside with lovely walks on the doorstep. When it rained we had some fab table tennis tournaments in the games room.

Lovely house and great location - despite the weather

  • 5 of 5

We stayed here as 6 of us for our annual Easter weekend family getaway, Olivia was there to check us in and provided a wealth of local knowledge and house information in a pack for us. The barn has been tastefully converted and furnished well, the kitchen is well equipped and Olivia was happy to provide a thing extra we needed as well. It is quite a windy road from the main route which made for some interesting routes to the supermarket etc but this was to be expected. You can get in on either level from outside which was helpful with 2 muddy dogs and 6 pairs of muddy wellies to come in on the hardwood floor instead of the carpet. We loved having the log fire on during the evening and when the rain stopped we were straight in the hot tub which was a great extra to have available. We used the games room for a little bit which I imagine would be brilliant if you've got young kids or teenagers who want to get away. We walked along the coast a few times which was a nice walk from the house but didn't use the private bit of coastline. The only 1 downside I'll say is that if you take dogs who aren't that good with livestock and farmyard animals then you will have to take them outside on the lead as there isn't an enclosed area just for them to go to the toilet etc. We had a brilliant time over the weekend and would recmmomend it highly.

Owner's Response: Many thanks for writing a review and we are glad you enjoyed yourselves. We are already working on enlarging the garden and making it dog proof but it is good to know that it will make the barn more comfortable.
