Bungalow in Brancaster - close to Beach with cottage garden to relax in and BBQ

"Crosswaye" bungalow is set back from a quiet lane and surrounded by a cottage garden. Step out of the door and within 2 minutes you are on the coast path with great views of saltmarsh and winding creeks. "Crosswaye" is a perfect base for families or couples that enjoy being outdoors and wish to enjoy the beauty of the Norfolk Coast. After a day out walking, birdwatching or playing on the beach you can look forward to returning to the comfort of "Crosswaye " and relax. The bungalow has a spacious king size room and a twin bedroom. We had a new Ivory Shaker style kitchen fitted last year with dishwasher. There is a separate utility room with washing machine and tumble drier. The bathroom was replaced just before Easter. A new toilet, washbasin and shower has been fitted and the bathroom re-tiled in a turquoise blue and white colour scheme. Many of our guests enjoy sitting in the sun room watching the birds, there is also a lounge with flat screen TV and a dining room. The garden wraps around the house so you can sit in the sun at anytime of day, there is a garden table and chairs and a BBQ for those long summer evenings. Wi-fi is provided. There is ample off-road parking for several cars.

There is a wealth of birdlife on the doorstep for the keen birdwatcher, RSPB Titchwell Marsh Reserve is 10 minutes away. Families can enjoy building sandcastles on Brancaster beach with its golden sands. Brancaster Staithe harbour offers sailing and watersports. There is a pub in the village "The Ship" a 5 minute walk away and a children's playground, playing field and tennis court close by.

About Joanna Rowland

My family are from Brancaster and although my fathers work took us away from the area we returned every holiday to visit family and friends. During these visits I grew to love this coastline with its many beautiful beaches, wild marshes and big sky's. I have many happy memories of family holidays here playing on Brancaster beach, exploring the sand dunes in search of Butterflies and the creeks for seals.

After university I moved back to the area and eventually worked for the National Trust on the north Norfolk coast for a number of years. I met my husband and we now have 2 small boys who along with running Crosswaye keep me busy.

As a family we love the outdoors and the children are never happier than when they are playing on the beach, exploring the marshes or having fun in the wood

Why Joanna Rowland chose Brancaster

Crosswaye was built by my Grandparents in the 1970's and it holds many happy memories of family parties and playing in the garden with my sister.

Now that I have my own children Crosswaye's location on a quiet lane a few minutes walk from a playing field and the coast path is a great attraction.

The garden planted by my late Grandparents is a wonderful place to sit and relax with a good book.

The Coasthopper bus from King's Lynn stops a few minutes walk away and you can use the bus to explore the coast or to get to King's Lynn and its shops and train station.

My husband and I are keen birdwatcher's and the bungalow is a great base for birdwatching, in the winter skeins of wild geese fly over the garden and throughout the year you can search the nearby marshes for Barn Owls.

What makes this bungalow unique

Crosswaye offers a lovely mix of seclusion and tranquillity whilst being close to the coast road, bus stop and pub.

The driveway has space for 3 cars to park off the road.

Apart from 2 small steps by the entrance the bungalow is on the level and accessible to the less mobile.

The Norfolk coast path is a 5 minute walk from the front door and you can walk through the marshes to Brancaster beach which is about a mile away or to the small Harbour at Brancaster Staithe

There are many famous bird reserves within easy driving distance including Titchwell Marsh, Holme Dunes and Cley Marshes.

Nearby are many round tower churches, famous golf courses and historic houses such as Sandringham and Holkham Hall and of course lots of cosy pubs serving great food and refreshments.

Outside: Crosswaye is surrounded by a garden. It has a lawn, shrubs and flowerbeds. There is a garden table and chairs for 4 people and a BBQ Utility Room: The utility room has a Belfast sink, washing machine and tumble drier. Airing cupboard. Iron and ironing board. Cleaning / Towels / Linen / Maid service: Bed linen and towels (1 bath and hand towel per guest) are provided. Two tea towels and a dish cloth are provided. Please bring your own beach towels. The property will be cleaned at the end of your stay.

We chose this property because of its position on the Norfolk coast. We only used the car on three occasions as the coast path was so close. We were also very lucky with the weather.

The property was also very good. We certainly hope to come again.

Peace and quiet - very well equippped and clean - would recommend!

Lovely stay in a well equipped and well looked after property, the house was very clean and had everything you could wish for. We have a 4x4 and found no problem at all with turning it round, would be happy to recommend and return again one day ourselves.

Nice roomy bungalow,peaceful and quiet.

Enjoyed our week, bungalow very clean, nice bedding.

Modern new kitchen with plenty of utensils, pots and pans.

Nice large walk in shower.

Enjoyed watching the bird life in the garden from the sun lounge sat in a rocking chair.

Plenty of books, information of the area and maps.

The only fault we found, was the sofas in the lounge were too low for us, perhaps two armchairs for the pensioners with arthritic knees would be better than one of the three sofas.

" A Hidden Paradise"

Joanna is an excellent host and although we could only stay a few days made us feel still very special!!

On arrival we found fresh milk biscuits tea and coffee waiting.

Crosswaye was spotlessly clean and the main bedroom and lounge are deceptively large with the sun shining in from all sides.

The position is fabulous down a quiet country lane yet just a 20 minute stroll to a stunning beach at Brancaster or 30 minutes to Brancaster Staithe Harbour where you can see a hive of activity with boats coming and going.

There are some excellent places to eat and all within a ten minute drive.

The other big bonus was the cost. Most places try to take every penny you have in the summer but Crosswaye is very fairly priced!

Looking forward to our next visit.

home from home - spotlesslessly clean with adequate facilities - will return!

Well loved and cared for property offering first class cleanliness, comfort and facilities.

Very quiet and tranquil with lovely gardens, but close enough to village amenities and other lovely Norfolk coastal villages and sea-side resorts. The host was on-hand and made the whole experience very welcoming and personal. Would not hesitate to recommend to others and to return again in the future.

Brancaster Beach is within walking distance (1 mile) or a 5 minute drive away with it's beautiful golden sands and dunes. Holkham and Wells beaches are to the East and Holme and Hunstanton to the West.


Use of car highly recommended however not essential as the Coasthopper bus does have a regular service along the Coast road. 40 minutes drive from King's Lynn railway station (trains from London King's Cross) 2 hours from London Stansted airport


Ship Inn, Brancaster serving quality food is a 10 minute walk from Crosswaye. Less than 5 minutes walk away is a children's playground, playing field and tennis court.

Titchwell RSPB reserve 2 miles

Burnham Market 5 miles

Hunstanton 7.5 miles

Holkham Hall and beach 9 miles

Cley NWT reserve 19 miles

Further Details:

Petrol station and small supermarket (Nisa Local) and a range of independent shops 2 miles away at Burnham Deepdale. The coast has many good pubs and restaurants, as well as the Ship Inn in Brancaster there is the Jolly Sailors and White Horse in Brancaster Staithe. Hunstanton has a Sainsbury's, Tesco and Boots as well as Barclays, Nationwide banks. Burnham Market has many independent shops including a bakers, butchers and fish mongers.
