"Crosswaye" bungalow is set back from a quiet lane and surrounded by a cottage garden. It offers peaceful accommodation within the coastal village of Brancaster. The perfect base for couples or families that enjoy being outdoors and wish to enjoy the beauty of the Norfolk Coast. If you like to walk, the coast path is a 2 minute walk away, giving you great views of saltmarsh and winding creeks. There is a wealth of bird life on the doorstep for the keen birdwatcher, RSPB Titchwell March Reserve is close by as well as other famous nature reserves such as Cley Marshes. Families can enjoy building sand castles on Brancaster Beach with its golden sands, other good beaches are at Holkham and Hunstanton. For the more active the harbour at Brancaster Staithe offers sailing and watersports. If you enjoy history the Roman Fort of Branodunum is a 15 minute walk away or the Sandringham & Holkham Estates are a short drive. The Norfolk Coast has many pubs and restaurants for eating out and you can walk to the local pub The Ship and enjoy quality food. Less than 5 minute walk away is a children's playground, playing field and tennis court. After a days walking, birdwatching or playing on the beach enjoy sitting in the sun room overlooking the garden or relax in the spacious sitting room. The sunny garden with lawn, shrubs and flowerbeds can be used for BBQ's in the summer.

About the Owner

My family are from Brancaster and although my fathers work took us away from the area we returned every holiday to visit family and friends. During these visits I grew to love this coastline with its many beautiful beaches, wild marshes and big sky's. I have many happy memories of family holidays here playing on Brancaster beach, exploring the sand dunes in search of Butterflies and the creeks for seals.

After university I moved back to the area and eventually worked for the National Trust on the north Norfolk coast for a number of years. I met my husband and we now have 2 small boys who along with running Crosswaye keep me busy.

As a family we love the outdoors and the children are never happier than when they are playing on the beach, exploring the marshes or having fun in the wood

visited again for a another week - from the booking of the property to the arrival at the property - was easy and very straight forward - great location - property once again very clean and tidy - we were blessed with fantastic weather - sad to leave - but hopefully will be back again next year - the only reason I did not give it 5 stars was because the seating in the lounge could do with being updated - nothing tatty but could possibly be updated ? - that said I would certainly recommend the property and look forward to visiting again

6 day break in a lovely bungalow in Brancaster

Great property in a quiet location in Brancaster, 5 minutes from the North Norfolk Coast Path and 10 minutes by car to the RSPB Titchwell Marsh reserve. The bungalow has spacious living accommodation and a large garden. Joanna provided plenty of local information, including instructions for all the main electricals such as washing machine, dryer etc. The property is clean and bright and has a garden sun room straight off the lounge which we really liked. Wi-Fi is available with a good connection speed if you need to keep in contact while away.

We had never used Owners Direct before but everything went well, the information provided in the property, by email beforehand and via the Owners Direct Android app was comprehensive. When we did have a minor issue during our stay, with the front door lock, it was sorted on the same day and we were kept informed at all stages. We have stayed in lots of self-catering properties, so are pretty adaptable but there were no issues for anyone here to worry about and you can book with confidence, knowing this is a good property. We will certainly book again in the new year and come to Brancaster to do some birdwatching in the area.

There are gastropubs aplenty on this coast, you are spoilt for choice to be honest for an evening meal out. There is also a good Sainsburys in Hunstanton as well as specialist shops such as The Norfolk Deli which are very well worth a look. Great cakes at the Norfolk Deli.

To be honest, we were sad to leave this temporary home.

Bungalow very good, very clean and all good fittings and equipment.

Found the turnaround outside inadequate for our vehicle, we had to go onto the lawn in order to turn it around. ( it is an 4x4 and needs a bit more room). We also missed a dishwasher inside which we think is essential nowadays. Apart from that we enjoyed the property, very clean and well looked after. The only thing that spoiled it was the awful weather!!. Many thanks for a lovely break.

Really special holiday home in a lovely location

We went with my 11 month old son and my mum. We all really enjoyed our holiday. The bungalow was brilliantly kitted out for my son - a toy box full of great toys was an unexpected surprise. The garden is full of birds and squirrels, which we all enjoyed spotting. Lovely to feed the birds too. Loads of space both in the bungalow and the garden, so when we had a wet weather day we just enjoyed roaming around at home. Great location too. Quiet village but walking distance to a good playground and the beach. Good day trips out as well. Would definitely recommend and hope we will go again.

Only one thing to note if your child is an early riser(!) The curtains in the main bedroom don't really stop the light so could be worth taking something with you if you don't want to be up with the larks... If you are up early, like we were, you may spot hares if you go for an early morning walk. So every cloud has a silver lining!

Fantastic week in Brancaster bungalow

Lovely property, well maintained, exceptionally clean, comfortable beds, quality linen, in fact everything was wonderful. Birds and wildlife in garden, viewed from conservatory. Property ideally placed , just a very short walk to the coast path, and main road coast hopper bus route. Highly recommended.

Home from home in lovely secluded setting

My wife and I stayed for a week in late February and found the property exceeded our expectations. The welcome pack and cut fresh flowers left by the owner were nice touches and the local information provided by the owner was very helpful.

The property is very comfortable and well equipped, having everything we needed for a relaxing stay. Although situated on a quiet secluded minor road it is only a few minutes walk to the North Norfolk Coastal path along the nearby salt marsh and it is also well placed for convenient local and good quality eating places such as the White Horse at Brancaster Staithe. It is also well situated for touring North Norfolk.

The property has a pleasant garden and it would doubtless be very pleasant to sit outside in summer with a nice relaxing glass of wine- too cold for that when we stayed!

The owner was very helpful in making the booking and provided useful local information. Overall we have no hesitation in recommending the property to friends and family and would be very happy to stay there again if visiting North Norfolk.

From the Owner

Crosswaye was built by my Grandparents in the 1970's and it holds many happy memories of family parties and playing in the garden with my sister. Now that I have my own children Crosswaye's location on a quiet lane a few minutes walk from a playing field and the coast path is a great attraction. The garden planted by my late Grandparents is a wonderful place to sit and relax with a good book. The Coasthopper bus from King's Lynn stops a few minutes walk away and you can use the bus to explore the coast or to get to King's Lynn and its shops and train station. My husband and I are keen birdwatcher's and the bungalow is a great base for birdwatching, in the winter skeins of wild geese fly over the garden and throughout the year you can search the nearby marshes for Barn Owls.

Activity and Interests


Brancaster Beach is within walking distance (1 mile) or a 5 minute drive away with it's beautiful golden sands and dunes. Holkham and Wells beaches are to the East and Holme and Hunstanton to the West.


Use of car highly recommended however not essential as the Coasthopper bus does have a regular service along the Coast road. 40 minutes drive from King's Lynn railway station (trains from London King's Cross) 2 hours from London Stansted airport


Ship Inn, Brancaster serving quality food is a 10 minute walk from Crosswaye. Less than 5 minutes walk away is a small village shop, children's playground, playing field and tennis court.

Titchwell RSPB reserve 2 miles

Burnham Market 5 miles

Hunstanton 7.5 miles

Holkham Hall and beach 9 miles

Cley NWT reserve 19 miles

Further Details:

Petrol station and small supermarket (Costcutters) and a range of independent shops 2 miles away at Burnham Deepdale. The coast has many good pubs and restaurants, as well as the Ship Inn in Brancaster there is the Jolly Sailors and White Horse in Brancaster Staithe. Hunstanton has a Sainsbury's, Tesco and Boots as well as Barclays, Nationwide and Nat West banks. Burnham Market has many independent shops including a bakers, butchers and fish mongers.

Crosswaye offers a lovely mix of seclusion and tranquillity whilst being close to the coast road, bus stop and pub. The driveway has space for 3 cars to park off the road. Apart from 2 small steps by the entrance the bungalow is on the level and accessible to the less mobile. The Norfolk coast path is a 5 minute walk from the front door and you can walk through the marshes to Brancaster beach which is about a mile away or to the small Harbour at Brancaster Staithe There are many famous bird reserves within easy driving distance including Titchwell Marsh, Holme Dunes and Cley Marshes. Nearby are many round tower churches, famous golf courses and historic houses such as Sandringham and Holkham Hall and of course lots of cosy pubs serving great food and refreshments.
