Hi, I'm Lucie, I have lived in Totnes for six years having moved down with my family from Berkshire. We love living in Totnes - there is so much to do but with a gentle and easy-going pace. The house is very close to the High Street - a hidden sanctuary, tucked away from the bustle, and the perfect base from which to explore the South Hams. The the town has everything you could need - post office, good cafes and restaurants, all manner of quirky shops and the beach and Dartmoor are both just a short drive away! Great place to get away from it all.

Lovely holiday home

We spent a week at Moat Hill House. We were very happy there. The location was good, parking was a little difficult but not a huge problem. The property was well maintained, clean and comfortable. Lucie was very helpful throughout, from booking to the last day of our stay. Some nice eateries locally, we especially liked the Steam Packet, just at the bottom of the road, lovely food, good choice and a nice seating area outside overlooking the river. We took the boat from Totnes to Dartmouth, a pleasant way to spend a few hours. I would recommend this property.

Fantastic

Lovely house that suited our needs with a lovely walled garden that wasn't over looked. Parking is an issue but once unpacked car we walked everywhere as Totnes is on your doorstep!

An Immaculate house with plenty of space

This house has plenty of separate places where people can sit together, or have some time out. The garden is open and yet private with a good trampoline. The kitchen is convenient.and outside is an easy-to-use barbecue. There is a good choice of tables both inside and outside for meals. Guests should be aware that the house ,because it is conveniently near the town,is in a narrow street, so does not have a place outside to leave a car, so they will need to unload quickly and remove the car.

.We were two couples in our seventies and we certainly enjoyed our stay there.We enjoyed the local restaurants and shops,and the atmosphere in Totnes.

We would certainly recommend the house to others, but only if they are fit and don't mind stairs.

The food parcel on arrival was very good and the help and information from Lucie was of a high standard.

Wonderful quirky home!

What a wonderful place, Yes there is a little difficulty with unloading on arrival I had to reverse down the hill 4 times, but with planning that is the only hiccup.

Lucie greeted us on arrival and there where welcome goodies. the house was clean nicely furnished wonderful garden for the dogs, brilliant location, and a truly lovely home, Thank you Lucie we would love to visit again.

Very Comfortable property

Booking arrangements via Owners Direct and contact with property owner was a easy and friendly process.

Moat Hill House is a property with character, with large rooms with good views of the River Dart and Totnes. The property is well equipped and the complimentary welcome pack adds that little extra touch. We found Moat Hill house to be well presented and very comfortable. Moat Hill House is just 2 minutes from the Steam Packet public house and River Dart, and the centre of Totnes is only a 10 minute stroll.

The property was clean and well maintained and the service given by the owner was excellent.

Besides the external steps to access Moat Hill House and the many internal steps, ( which forms part of the property character ) it is a steep uphill climb to the property and therefore not ideal for those with any form of restricted mobility.

The detached allocated parking for one car is only a couple of minutes away, which in its self is not a problem but due to the property location, in a single track narrow lane, parking to load and unload the car is extremely difficult by virtue of inhibiting normal traffic flow – this becomes a problem.

Owner's Response: I am so glad you enjoyed the house and garden, and hope to address the issues raised and reassure future guests. The house is located on moat hill, with narrow Devon stone walls, which are all part of its charm, and there are ten steps leading up to the house. The steps and slight hill are fine for most people, but for anyone with limited mobility, or maybe feeling their age, I don't think it is a suitable property. Totnes is known for its narrow lanes, again all part of its charm. To load or unload all you need do is pull up by the house, hazard lights on, and unload. Then go and park, but I imagine this comes down to personal preference as to whether this is a problem. Once you're in, the house and garden are worth it, and we've had wonderful complimentary comments in our guest book, which is available to read in the house. Warm wishes. X

Totnes by the River

We had a wonderful time in Lucie's quirky, but spacious cottage. Situated right in town by the river, to location couldn't be better. Walk everywhere! No car needed in town...

The cottage and lovely garden were homely and super clean, with good local info available.

Couldn't fault it, and would visit again in a heartbeat.

Location

Perfect location for both Totnes and as a base for exploring the South Hams. It's a two minute walk to the high street with its array of unique shopping opportunities, and no taxis needed after a meal at the Seven Stars, Rumours or Steam Packet Inn, as home is just up the road. The house and garden are their own little world, a real retreat away from the hustle and bustle, where you can light up the bbq or open fire and crack open a bottle of wine. The sitting room has wonderful views to the river, and you can see Totnes castle and church from the garden. There are plenty of stunning walks right on the doorstep - to Ashprington and The Sharpham Estate, or along the river to the beautiful Dartington Estate.

Totnes is a thriving and bustling medieval market town, with a weekly market selling fruit, veg, bread and lots more. There are a choice of fabulous restaurants and cafes all along the quaint high street, particularly Rumours, Brioche, Tangerine Tree cafe and Fat Lemons in Ticklemore Street. The main pubs are the Royal Seven Stars Hotel and the Steam Packet Inn, which serve delicious meals and are great for sitting outside and watching the world go by. The Steam Packet is just two minutes down from Moat Hill House and Seven Stars about five mins walk. There are plenty of country walks too, an enchanting track runs from just down from the house all the way to Ashrpington, taking in woodland, stunning views of the River dart and beautiful Devon countryside. You take a picturesque stroll along the river to the Dartington Estate, with their all year round activities and summer open air cinema. There are all the usual high street banks in Totnes, along with a post office to be found in the small high street Spar. The supermarkets are both walkable - about five minutes Co-op in the town centre, and Morrisons as you come into the town on the left. For fresh fruit and veg, bread, cheese and local produce visit Annies on Ticklemore Street, only two minutes from the house. Green Life in the market square has everything you could ever want for an all organic lifestyle including beauty, cleaning, food, homeopathy and aromatherapy.

For winter holidays there is the popular and now legendary Totnes Christmas night market held each Tuesday in December in the market square and high street.

Apart from the idyllic location, the house has a charm all of its own. The front door is accessed through a stone archway and inside it is chock-full of character, with an open fire and steps up to the kitchen from the hall. It will suit those looking for something with a bit of charm, amazing views and wanting to be in the middle of things. The terrace gets all day sun during the sunny spells and there is a separate lawned garden, in which to relax with a good book.

  • Notes on accommodation: Moat Hill House is found through a secret archway off the narrow winding lane that is Moat Hill, in one of the most sought after parts of Totnes. Officially a two floor flat, it feels just like a house inside and boasts a large sunny garden and sun terrace. The property is Georgian and has stunning views over the town, river and countryside. Very cosy and filled with character and charm, while being spacious and light. Outside: The stunning garden has enchanting views to both the castle and St Marys church and is the perfect place to relax and unwind. The sun terrace is well positioned to catch sunshine all day and with table and chairs for eight people and a parasol, is ideal for morning coffee and toast, a long, lazy lunch or evening bbq. The built-in bbq is found through the gate and down the old stone steps which lead back to the large lawn area,which has a Devon stone wall running two-thirds of the way round. There is also a large trampoline and badminton to keep both the young, and the young at heart, entertained. Utility Room: Lovely sunny room with double doors leading out to the garden includes; washing machine, ironing board and iron Cleaning / Towels / Linen / Maid service: The property is cleaned prior to each let with cleaning equipment left in the house. A linen/towel change is offered for guests staying long than one week.
