A true home belonging to an English family for over 30 years. Idyllically set up for those looking to relax in the rustic charm of Mougins, under olive and fig trees, amongst jasmine, lavender and lemon blossom, play boules watching the pink sunset or splash in the pool with the children in the sunshine. A perfectly formed villa set in a stepped garden with a wealth of outdoor living spaces both in the sunny spots around the pool or on the lawns and in the shade under the vines or olive trees. Just as compelling for the cooler months of the year, with a cosy, beamed ceiling interior and an open fireplace complete with comfy sofas. The house contains 3 bedrooms plus a separate villa with its own terrace on a lower garden tier which contains a double en suite for extra privacy. The swimming pool is kidney shaped, has an alarm for child safety and is lit in the evenings along with the many trees and garden paths. The pool house contains a vast array of indoor and outdoor games as well as a well appointed rotisserie bbq and drinks fridge. The children's play house stocks all manner of toys and games to entertain a variety of age groups and the table tennis table will provide endless amusement. Also in the garden is a swing, two entrances for easy access by car and contained parking. The house is set up with Wifi access which extends to the garden and Sky service in the sitting room and two of the bedrooms. Well situated so close to the village of Mougins for restaurants, galleries and shopping and surrounded by good local food shops as well as supermarkets if required. Cannes and Grasse are 20 mins away and the beach is 15 mins by car.

About the Owner

We are a couple who have been married for over 40 years and who raised our family between this house and the UK. We love to watch the next generation experience the same enjoyment that our home brought us and would welcome like minded families who also understand the simple pleasures that our little part of the world and its somewhat bigger surrounding areas can provide.

We love this area for its rural charm and seeming remoteness while being entirely accessible and within close range of the busy life of the Cote d'Azur. It is easy to travel to and from the UK and also Italy and Spain and has been the perfect launch pad from which to explore France further

There are many beaches in the Cote d'Azur with some good ones within a 15 to 30 min drive from the villa. They vary from public to private and some have notable restaurants and offer water sports. Boats can be chartered at the various ports but are not inexpensive


Nice airport is the closest airport and is 25 mins away by car. It is recommended that you hire a car from the airport as the price of a taxi journey there and back will not be far off the car hire price for a week. If you plan to explore the area beyond Mougins, you would be advised to have a car. It is not essential however.


Mougins village is an uphill but easy walk away - between 15 and 25 mins depending on your pace. There are shops closer by in Le Val de Mougins from which you can buy bread, groceries, newspapers and supermarkets, fish mongers, butchers, hairdressers about a 15 min walk from the house.

Further Details:

There are three bank machines within walking distance, three local supermarkets, a fish monger, butcher, bakery, cake shop and various amenities like banks, hairdressers, doctors and dentists close by. Mougins has a number of excellent restaurants to choose from. Cannes is a drive away but offers sea views and all of the best shopping available. Grasse and Antibes are close but require a car to fully explore. St Paul de Vence is a 30 min drive. Marineland is 30 mins away by car and Juan les Pins also approx 30 mins in peak season, if seeking some night life other than in Cannes.

10 weeks before you travel, we will send you an invoice for the balance as well as for a security deposit to cover damages.
Payments to be made by direct debit/bank transfer. Details will be provided.
If damage occurs, you will be notified shortly after your stay and asked to cover the cost. If no damage the security deposit will be destroyed

We like to be able to relax and escape our busy day to day existence in the UK. After a few days of unwinding, we enjoy being able to go out to good restaurants and get back into an every bit as exciting life, but at a different pace. The local produce is unparalleled and we eat and drink exceptionally well. The view from the house and the smells from the garden are intoxicating. Fresh lavender and jasmine, gardenia and mimosa bring together all the happy memories of our home in France and the sound of the cicadas in the olive trees is wonderful. The rustic and authentic feel of the villa is equally alluring. There is an honesty to it that brings out the simple and good things in life. We have made many local friends in the area from all walks of life and celebrated the local traditions together

The garden is full of flowers, plants and trees, grapes and figs when in season. The villa has the backdrop of a forrest but a view over the valley between Grasse and Cannes between which the sun sets in perfect position for sundowners on the terrace Utility Room: Washer and separate dryer, laundry line, ironing board. This can be managed by a housekeeper Cleaning / Towels / Linen / Maid service: Bedding and linen is changed once a week. Property is cleaned a minimum of 3 times a week but can be attended more regularly if extra payment is made for the housekeeper to also look after laundry, bring newspapers and bread in the morning and cook Other: Dining room which seats 10, small open plan office area with guest computer, open plan landing area with sofa bed
