It is the perfect destination for multi-generational family celebrations with something to offer for all ages.

The Manor can accommodate 12 guests and 2 babies

The annex can accommodate a further 6 guests and is linked internally from the Manor. (extra cost of £400 per night over rates shown for extra 6 guests in the annex) PLEASE NOTE: The Manor can be rented out separately to The Annex but The Annex will never be rented out on its own, so there is no fear for guests just renting the manor house that you would have guests unknown to you in the annex.

Enter Irton Manor through electric gates and sweep up the majestic tree lined drive to our large comfortable country house.

Irton Manor is a beautiful designed Arts and Crafts building approximately 120 years old with many fine period features, set in 35 acres of garden, parkland and woodland where deer and badgers are often spotted.

Most downstairs rooms in the Manor have either bi-folding doors or french doors leading onto the south facing patio which runs the full length of the house and overlooks the gardens and far reaching views up to the Yorkshire Wolds.


There is a large exclusive use indoor heated swimming pool (10m x 5m) with 2 shower rooms chairs and loungers round the perimeter for relaxing or watching the children swim. PLEASE NOTE - due to strict insurance restrictions the swimming pool can only be open between the hours of 9.00am to 5.00pm - 7 days per week.


In the grounds are a hard tennis court, croquet lawn, 5 hole fun golf course for hacking around (tennis rackets and a few golf clubs provided,)


The heart of the house is a very large kitchen/family room with casual eating area and sofas and television which leads onto the elevated south facing patio through 2 sets of bi-folding doors the patio has table/chairs/sun umbrellas and gas BBQ.

The kitchen units are Italian designed with large American Subzero fridge/freezer with ice water and ice maker and large wine cooler, steam oven, normal oven, microwave and dishwasher, plus a boiling water tap and coffee machine. The Utility room has a washer and dryer. The kitchen has underfloor heating. (an additional chest freezer is housed in the garage)


The huge orangery which has large comfy sofas and TV with SKY package, Blue ray DVD player and large DVD library. The Orangery has underfloor heating, and air conditioning. The orangery leads into the dining room.


A characterful half panelled formal dining room with antique oak dining table and chairs with a crystal chandelier (which can be dimmed to add atmosphere) on those formal dining nights.


Next door to the dining room is the snug an oak panelled cosy sitting room for those relaxing moments.


There is a large games room with sofas for slouching on, table tennis table, Pool table, table football and a 42" TV with blue ray DVD player, Xbox 360 (with a few games), WII and Karaoke and it also has an upright piano.


A comfortable office area is adjacent to the front door with desk and comfy chairs.


A superb arts and crafts designed oak staircase has a magnificent original stain glass window on the half landing which the original owner of the house installed when it was built, it depicts John Peel on horse back, apparently it was a Turf Accountant who built the house but lost it all in a card game!!


The staircase leads to all the bedrooms on the first floor.


Bedroom 1 is fully wooden panelled (painted) with an attractive tiled fireplace and has a double bed and a secret door into an ensuite shower room, has underfloor heating and heated towel rail.


Is the Master and has a super king bed, television in a pop up cabinet at the foot of the bed (with sky package), patio doors and a Juliet balcony, large dressing room with safe, ensuite bathroom has a large bathtub with a television set in the wall, twin sinks and a separate shower enclosure, has underfloor heating and heated towel rail.


Has a zip and link bed that can be made up as a super king or 2 singles (we think this room is a great family rooms with lots of room for cot/cot bed plus it has a small sofa bed it has an ensuite with a bath, has underfloor heating and heated towel rail.


Has a king size bed and patio doors with Juliet balcony and an ensuite bathroom with bath and separate shower cubicle, has underfloor heating and heated towel rail.


BEDROOM 5 is in the East Wing along with bedroom 6 and is the ideal area for an older family, bedroom 5 has a king size sleigh bed and bedroom 6 has twin beds which can be joined together to form a super king bed, these 2 bedrooms share a bathroom with bath and a separate shower cubicle, has underfloor heating and heated towel rail.

All bedrooms face south except for Bedroom 1 which faces west.

The property has central heating and a most of the rooms downstairs have open gas fires.


All bed linen is white cotton and is hotel grade quality.


We offer complimentary Wi-Fi, however in some areas it can be a little poor we do have booster around but we are not in a great area.

Please note we have high chairs, cots, baby monitors, changing mats and a baby bath should you require them.



The cosy sitting room has a log burner (logs provided free of charge), Freeview TV, and bluray player.


The dining kitchen has a table which seats 6, electric cooker and hob, microwave, fridge, dishwasher, toaster, and nespresso machine.

The annex is a cottage so proportions are not as large as the Manor but it has its own cosy charm and is perfect for extra family or friends who can choose to use its own facilities or step through into the Manor to join the rest of family.

Pricing for Annex Cottage £400 per night for 6 guests.


The annex is never rented out separately to the Manor House but guests can rent the Manor exclusively without the Annex for a maximum of 12 guests without fear of any other guests in the Annex.

About Karan

My husband and I have owned Irton Manor for approximately 10 years, we have spent a lot of time bringing the estate up to the standard it is today and we would love to share it with you. Our gardens are beautiful and the house is comfy and spacious and with so much to do on the estate you could spend all your time here.

Karan purchased this chateau / country house in 2007

Why Karan chose Scarborough

We have lived in the area for most of our lives and when the property came up for sale we had to buy it even though we had to spend 2 years renovating it to the standard it is today, entering the gates you feel that at the end of the drive there is a special house. The peace and quite at Irton is very relaxing but it is just a short drive into Scarborough.

What makes this chateau / country house unique

Irton Manor has 6 spacious bedrooms (5 south facing with 4 ensuites, 1 bedroom West facing with ensuite shower room), 3 further bedrooms are situated in the Annex which has an indoor corridor linking it to the Manor which means we can accommodate up to 18 guests. Irton Manor is very convenient to the town, beaches and moors yet with all the facilities we have on site you may wish to stay within our 35 acres and enjoy the estate.

Housekeeping: Check in after 4pm/Check out before 10am Linen and towels included (not pool or beach towels ). On a 2 weeks stay you will get fresh towels,bed linen change and a clean will take place in the middle of the stay. End of stay cleaning is included but additional cleaning during says can be arranged at an extra charge. Due to insurance requirements the pool can only be used between 9am and 5pm and only guests staying at the house can use the facilities in the house and grounds. Complimentary WIFI is available but certain areas of the house may be weaker. No hen/stag parties, all young people. This is a strictly no smoking property. No pets allowed. Outside:The house is set in 35 acres of garden, parkland and woodland. The formal gardens feature fountains, ponds, and a sunken rock garden with waterfalls, ponds, a summer house, with a sheltered rose garden and picnic area.The gardens have many unfenced water features so children need to be supervised in the gardens. Woodland walks where deer, badgers and other wildlife can be spotted. 5 hole fun golf course features a large wildlife pond. Hard tennis court and designated lawn for croquet. Other: Utility Room with a washer, dryer, steam iron, ironing board. Dining room with an 11 foot oak table and chairs to seat 12. Cosy oak panelled snug room with gas fire. Excellent house, ideal for family gatherings

This was our second stay as an extended family over the New Year period. The house and facilities are 5 star. The helpful and hospitable owners and staff have thought of everything. The house is beautiful and so well equipped. The kids loved the pool, games room and exploring in the grounds. The house is very large providing enough space for people to relax alone or be together. We loved our time relaxing here and we will most certainly be returning. Thank you!

Stunning property!

Family holiday (3 generations) to celebrate a special birthday. We hardly left the property as there was so much to entertain everyone. Facilities were all brand new and immaculately clean. Every room was decorated beautifully. Outdoor gardens were stunning and so many parts to investigate. Location was excellent for visiting the area. Shops and supermarkets very close. Karen was extremely helpful before our stay and was available throughout if we needed anything. Welcome gift on arrival was really thoughtful. The property was even better than the pictures and description on the website. Would definitely return - best place we have stayed!

Five Star Plus

The award of 5 gold stars plus the Gold Award from Visit England is a well earned and a more than justified reflection of the standards set at Irton Manor. Had I been able to select a star rating of higher than five for this review I would have done so.

The excellent web site illustrates the rooms, facilities and grounds at Irton Manor and Courtyard Cottage. However, when we initially walked around the property and grounds our high expectations were exceeded. The reality is even better than the photographs.

The properties are immaculately clean and are furnished to an extremely high standard. The attention to detail is amazing and the owners and staff are welcoming, friendly and supportive. A special thanks to Karen for her assistance in helping us make our stay so special.

My family of fourteen plus my eight week old great granddaughter stayed for a week and had a fabulous time. We used the swimming pool, golf course, tennis court, games room and karaoke and went for walks through the intriguing woods and beautiful gardens. There is so much on offer at Irton Manor and we all felt so comfortable and relaxed that we were not inclined to visit the many other attractions in the immediate vicinity.

Having stayed at many large properties for family holidays in the UK, I have no hesitation in stating that this is the best. We shall return next year and I have recommended Irton Manor to friends who will also visit in the near future.

It was a privilege to stay at Irton Manor and I would recommend anyone who appreciates quality and is looking for the wow factor to book it.

WOW! What an amazing house, we had a wonderful holiday.Where do we start! There are so many fantastic things on the list.

The standard of cleanliness could not be beaten and the extra touches in all the rooms certainly enhanced our enjoyment, everything you could ever need is provided.

We enjoyed the swimming pool, games room, had a real fun night on the karoake. Played golf table tennis and pool.

The grounds are out of this world, our thanks to Pete and his team for how well maintained it all is and for being so friendly throughout our stay.

Last but certainly not least, out thanks to Karen who from the time we booked has been so efficient, helpful and friendly, nothing has been too much trouble. She is an asset to Irton Manor.

A special thank you for our welcome gift , which was a lovely surprise and very much appreciated.

Summer relaxation at Irton Manor

We recently returned for a second stay with a family group of ten people (across three generations) and again had a fantastic time. We left the estate grounds only on limited occasions because we had everything we needed on site!

On arrival the place was immaculately clean throughout. the welcoming refereshments were a nice surprise. The kitchen, living rooms and lounges were well maintained as was the games room.

we spent a lot of time wandering around the extensive and beautifully maintained gardens. The walk through the woods was also very refreshing. Every day we spent time on the tennis court and in the ideally designed swimming pool.

The bedrooms were extremely comfortable and clean.

Yet again we have had a fantastic holiday at Irton Manor; we don't need to look further for our next holiday venue

50th Birthday Celebrations.

After weeks of viewing,I came across this Manor and I was so so lucky to find it let alone actually stay in it and celebrate me and my wife's 50th Birthday. All our friends since departing this unbelievable Manor have never stopped talking about it. We all have memories that will stay with us forever thanks to this spectacular place,also it's very friendly owners and staff.The Manor has everything you need and more,the cleanliness is beyond belief,and of course very well maintained.We had a party of 18 people,6 of which stopped in the Courtyard Cottage(which by the way is impeccable to) and all were kept busy by the activities available,from golf,tennis,croquet,swimming,table tennis,pool,woodland walk. We all would like to say we recommend this place to any people or parties of any age,you would be privileged to stop here,we all are deciding when to come back next. Thank you again Irton Manor for letting us Celebrate our Special 50th Birthday Here. Darren & Jane & all our friends.xx.

It is approximately a 3 mile drive into Scarborough where there are two beaches, north and south bay. Filey is approximately 7 miles away and has many miles of unspoilt beaches.


The nearest airport is Leeds Bradford and is approximately 65 miles away. There is also a train station approximately 4 miles away at Seamer. Irton Manor is set in a country location so a car is recommended.


The nearest villages are Seamer and Ayton both approximately 1 mile away in different directions they have pubs, restaurants a small supermarket and a Fish & Chip Shop. There is a Garden Centre in walking distance with a cafe. Betton Farm Honey Bee attraction also has a cafe and a children's play area and is approximately half a mile away.

Further Details:

There is a large Morrison's supermarket approximately 2 miles away, there is a Sainsbury's and Tesco in Scarborough. Both Seamer and Ayton have pubs which serve food. Olivers Mount in Scarborough offers magnificent view across Scarborough and the moors beyond. The Open Air Theatre in Scarborough features many famous acts during the summer months. There is also the Stephen Joseph Theatre where Sir Alan Ayckbourn premieres may of his new plays. To the north of Scarborough is the North Yorkshire Moors and to the south the Yorkshire Wolds. Up the coast to the north is the town of Whitby with its beautiful ruined Abbey and numerous quaint fishing villages such as Robin Hoods Bay, Staithes and Runswick Bay. To the south is Filey, Bempton Cliffs RSPB reserve and Bridlington. To the west is the pretty village of Thornton le Dale on the edge of the Dalby Forest Park which is a fantastic place for outdoor adventure pursuits such as Go Ape and mountain cycling trails. The next town along is Pickering with its famous Steam Railway across the moors to Goathland (famous for its TV series Heartbeat) and Grosmont with its steam engine restoration workshop the train also carries onto into Whitby. Booking Notes:
Booking can be completed by telephone or email with us directly following initial contact through the website.

A 25% deposit is payable to secure the booking within 5 days.A further 25% payable on the holiday approximately 6 months later if the holiday is a year or more away. The balance and damage deposit is payable 8 weeks before the holiday.
A further 25% payment due 6 months before the start of the holiday and the final balance will be due due eight weeks prior to holiday start date along with the £1,000 security/damage deposit.

Changeover Day:
Change over days are Friday for weekly stays from 4pm- until 10am the following week. Weekends are Friday 4pm -Monday 10am

Manager's Cancellation Policy

  • 50% refund for cancellations more than 30 days before check-in date.
  • 100% refund for cancellations more than 60 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
