Set in a peaceful courtyard setting this 2 bed roomed terraced house is in the village of Kirknewton, near Edinburgh, a small attractive village with a well-stocked shop, post office and pub. The house is a five-minute walk from the railway station with frequent trains to both Glasgow and Edinburgh City centres.

Edinburgh Airport is a 10 minute drive away.

Explore the surrounding area or go further afield to Edinburgh, Glasgow, Stirling, Perthshire or the Borders all within 40 minutes drive.

The accommodation comprises:

A lovely living room/dining room with comfortable sofas (one bed settee) colour TV, dvd, table to seat 6 and laminate floor.

Fully fitted well-equipped kitchen with dishwasher, microwave, fridge, built in cooker, hob and automatic washing machine.

Newly fitted bathroom upstairs with electric shower over bath.

Upstairs there are 2 tastefully decorated double bedrooms with fitted wardrobes - one with a double bed and one with 2 single beds.

Outside there is a small garden to the rear accessed from the kitchen and a front garden with bench to enjoy the morning sunshine.

Lynda and David have lived at South Cobbinshaw Farm since 1997. David runs an organic fruit and vegetable box scheme and grows some of the vegetables in the field between the cottage and the loch. Also living on the farm is their 2 boys (Finn and Keir), a cat (Kipper) a black labrador (Tess) and 5 hens.

Quiet and relaxing

Really enjoyed time there. For the price it's very reasonable, clean and furnished. I didn't have a problem using the facilities it's not rocket science. Overall didn't want for anything and will certainly be back again. Oh maybe a roller blind in the kitchen I get up in the night lol.

Could do better...

First of all it was not a holiday. We were working in the area and needed to find a place to stay nearby. This property was reasonably near. First off there were no instructions about anything, from window keys to washing machine. There was no dryer and no instruction as to which of the washing lines outside were attached to the house. No instructions about rubbish and recycling, etc. It worked OK for us, but it would have made a difference just to have a bit of info.

The sofas in the living room were way too soft for us and we found them hard to get out of! The TV signal was endlessly breaking up. An update on bed linen wouldn't hurt either. What we had was elderly and bobbled. It wouldn't take much to change that.

Kitchen equipment was good though we missed having a grater.

All in all it was OK, but it would have been so much nicer to be able to recommend it. It's nearly there, but not quite.

Owner's Response: I'm sorry that you were unhappy with the house. I am in the process of compiling an instruction manual which I know is of no use to you now! With regard to the other issues such as the missing grater, window key etc I apologise but I wish you has contacted us during your stay so we could rectify these and we will certainly be doing so now. I hope your visit to the Knitting and Stitching Show at Ingliston went well.
