Hidden away down a private track, our barn looks down an unspoilt valley straight to the sea. Although the village is only a mile away across the fields you can't see anything other than rolling hills and the ocean where we are. We are one of three barns nestled away in our own little community. Traditional thick stone walls on the outside, inside the house is bright and airy, with a fresh Scandinavian decor, lots of light, lots of space, wood floors and Farrow and Ball paintwork. We have two gardens - an East-facing courtyard that catches the morning sunshine for al fresco breakfasts, and a West-facing garden where we sit in the afternoon, reading a book and catching the afternoon rays. Because we are nearly a mile down a private track (un-paved but fine for all but the lowest slung sports cars) we are never disturbed by anyone, and in the evening you'll enjoy BBQs in the courtyard or sitting by our fire pit toasting marshmallows looking down to the sea or marvelling at the star-lit sky. We've made our house comfortable but chic - there's no country cottage chintz here and we want you to enjoy it as much as we do. We think you'll love it.

Hello, we're the Katz family.
We've been coming to East Prawle since we were kids, and we've owned our barn since 2010. Now our kids adore it here - we spend our days swimming, surfing and fishing, or walking down to the beaches at the bottom of our private track. Spend the afternoon with friends on Sunny Cove or Lanacombe beach and stay until the very last bit of sun sinks over the headland.
There's a bundle of superb pubs and restaurants nearby that you can walk to, or go to the amazing farm shop two miles away and get fresh organic food to cook at home. If you like boats head over to Salcombe and hire a dinghy or a RIB, or simply take the ferry over and eat fish and chips on the quayside watching the world go by. Once you start coming to East Prawle you'll be hooked.

“Houses in East Prawle are hard to buy because no one ever wants to sell them. This part of Devon, known as the South Hams, is like a magical retreat from everyday life. Beautiful sandy beaches, rocky coves to explore, incredible walks along the coast path, rolling Devon hills and big skies. Even at high season it feels secluded here, and we really are far from the crowds. Our house is one of 3 barns hidden away a mile down a private track, with nothing between us and the sea at the bottom of the valley. Stroll down to the beach (half a mile), walk across the fields to the pub and the shop in the village (1 mile) or drive to either (5 mins). You'll be amazed by how peaceful it is where we are, and how connected you will feel to the landscape, the nature and the ocean.”
Activity and Interests
Ivy Cove - 0.5 miles. Perfect beach at the bottom of our private track. Very secluded.
Lanacombe beach - 1 mile. Huge sandy beach with rocky coves.
Sunny Cove and Mill Bay - 3 miles. Fantastic for the afternoon sun and a quick trip over to Salcombe, or an evening BBQ.
Slapton Ley and Torcross - 4 miles. Miles of pebble beach with good cafe and food available.
Bentham beach - famous surfing beach with surf hire and organic cafe - 13 miles.
Blackpool Sands - great restaurant - 11 miles.
Travel by car is recommended, although public transport is good.
Train - nearest station is Totnes (40 mins drive) with direct trains to London. There are regular buses from Totnes to Kingsbridge (8 miles from East Prawle) and reliable taxis that can bring you from there.
Air travel - Exeter airport is 52 miles away (80 minutes drive).
We have a great local taxi service and there is cheap car hire available at Totnes Station.
East Prawle - 1 mile. It has a church, a famous pub (The Pig's Nose) and The Piglet Stores that sells provisions and cafe meals.
Kingsbridge - 8 miles - is a market town with great local shops, a cinema, restaurants, Tesco and Morrisons.
Salcombe - 8 miles - accessed across the ferry at East Portsmouth and is a famous sailing harbour. Pubs, restaurants, boat hire, sailing courses, yacht chandlery.
Dartmouth - 15 miles - boats, great food, shopping.
Dartmour National Park - 25 miles.
There is a wonderful farm shop at Stokely (Torcross) - 4 miles. Great food and a cafe if you want to stop and eat.
Salcombe offers a range of sailing courses throughout the summer and fishing trips twice daily.
Excellent cycling country for experienced road cyclists, but beware - the hills are steeper than they look.
We can recommend good places for shooting, horse riding, boat hire (either on the sea or along the river Dart), fishing trips or just great places to eat and drink.

Please note, a damage / cleaning deposit of £200 may be taken, refundable provided care has been taken of the property. The rental rate for a 2 or 3 night stay is 75% of the rental tariff, for 4 nights 80% and for 5 nights 85%. The tariff used for the calculation is the rate band that the 1st night stay falls within.

Friday changeover day for week and weekends. Flexible for midweek stays. Departure by 10am. Arrival not before 3pm. Short breaks are available out of season - please email to check availability.

“The barn has been completely refurbished since we bought it in 2010. Thick stone walls on the outside reveal a modern bright interior, wooden floors, Farrow & Ball colours, modern comfortable bathrooms, good sound system, a fantastic wood-burning stove, comfortable sofas, a much loved kitchen dining table for long meals and conversation, 2 TVs, 2 fridges, washing machine, drying machine, wi-fi, BBQ, a fire-pit for sitting round in the evening, outdoor table and chairs to eat at and above all some amazing views down the valley to the sea. Go for a walk along the beach, take the kids surfing, catch a fish for supper, drop into the pub then head home for a BBQ. Those are perfect days and at Higher Borough we have them all the time.”

- Notes on accommodation: There is free parking to the rear of the property for 2 vehicles. We are located 0.8 miles down a private track which is un-paved. It's fine for any car except very low-slung sports cars. Outside: The front of the house has a lawned garden with a deck and bench for sitting. Small shed and dry stone walls, views of the sea one way and a small copse of trees the other. The rear of the house leads to a stone paved terrace where the garden furniture (table and 4 chairs), BBQ and fire-pit are kept. Beyond this terrace is a communal courtyard garden for the other barns, with well-tended flower beds and herbaceous borders. From here there are clear views down the valley to the sea. Utility Room: Washing machine, Drying machine, 2nd fridge with freezer compartment. Cleaning / Towels / Linen / Maid service: Bath towels / linen are included. Property is cleaned and beds made up in advance of your arrival and for 2-week bookings we can arrange a cleaner after the first week who will also launder sheets and towels. Beach towels are not included. Other: 4th bedroom / study with Sofa bed, 2nd TV and DVD player.
