Exmoor cottage near Dulverton - Peaceful Location Within 110 Acres Of Private Farmland With Private Garden And Own Access

Little Burston is a beautifully renovated property set within a 110 acre grassland farm. The main farmhouse is located nearby. The property has a spacious feel with beautiful views of the surrounding countryside. There are walks across the farm for you to enjoy and an abundance of wildlife around you including red deer and roe deer. There is a well stocked trout lake for guests to enjoy casting a fly and a rowing boat to mess around in.

You access through a utility room with a washing machine sink and an area for boots and coats. This leads into a bright, modern, open plan sitting room with wooden flooring, large comfy sofas, a 42" plasma screen TV with freesat and DVD player. There are board games, books and local information. A wood burning stove for the winter months with wood provided free of charge.

Large French windows lead directly onto a patio and private garden - a real sun trap on a sunny day and perfect for barbecues. The patio is equipped with garden table, chairs and a charcoal barbecue. There is a large private garden with football net and a trampoline for the children to enjoy.

The property has 2 bedrooms with ensuite bathrooms, and a further sofa bed in the study area between the two bedrooms. There are 2 bathrooms with toilet, handbasin and storage for clothes. One bathroom has a shower the second a bath with shower attachment. There is a further cloakroom downstairs with toilet and handbasin. The property is fully heated. Linen and towels are provided for each guest. These are changed weekly. Please bring your own beach/swimming towels if required. Unfortunately, as we are a sheep farm, pets are not allowed but please feel free to make friends with our black labrador Sirius in the main house.

Guests are welcome to use the heated outdoor swimming pool (May to September) and the all weather tennis court at the main house. Please bring your own rackets and balls and don't forget your wellies.

About the Owner

We bought the farm in 1985 and at that time it was a working sheep and beef farm. After ten years we stopped farming it ourselves and currently it is grass let for sheep only. Half of the farm is put down to woodland. There are 110 acres to wander at leisure, with 2 trout ponds.

We think it is a magical place and hope you will enjoy it too.

Absolutely Fabulous

This is an astoundingly wonderful cottage and "The One to Stay in Several times before you die" It is certainly a breath of fresh air. It is immaculately clean, all home comforts and more. Carol (the owner) is the perfect host. We would recommend Highly without a doubt and have already done so to friends and family.The Peace is almost palpable the wildlife not intrusive but magical. Breakfast at Tantivey's is a treat to be enjoyed too.

Oh and did i mention this was our Second Stay! I could carry on but i hope you are picking up on the excitement! Alice & Perryn Temple-Bruce.

Spacious cottage in a beautiful, peaceful location

When we first approach the cottage, we went "wow!"... and the interior was just as wonderful. Both the garden and property were much bigger than expected and the location so peaceful and safe that we instantly relaxed with our small children. They especially loved the trampoline and playing football, while we relaxed on the terrace in the sun.

Carol was really welcoming and the lots of information on what to do in the area is available in the cottage.

The property was really lovely (clean, spacious, super comfortable beds) and there was everything we could wish for in the property.

We had a fabulous week with a mixture of days at the beach, children activities and visits of charming towns and villages. Dulverton itself which is only 5 minutes away is really lovely and has great pubs and restaurants. 7

We will definitely be back!

Perfect place to relax and get away from it all...

We had a wonderful stay at Little Burston. The house is very warm and cosy and well equipped. The grounds are incredible and our 8 year old boys had the best time exploring and taking Sirius, Carol's friendly lab for walks. This house offers splendid isolation and provides a real sense of well being and adventure for young children, yet is only 10 minutes drive to two gorgeous Exmoor towns ( Dulverton and Bampton). There is so much to do nearby. We visited,

Porlock Weir, Valley of the Rocks, Tar Steps, Lynton and Lynmouth. Horse riding at Wesr Anstey stables right up on the moor, was also a highlight. We can't wait to return to this special place. Thank you Carol and Simon for providing such a haven!

Perfect - Don't Think Twice

The cottage is absolutely beautiful. It's a modern conversion but don't let that put you off - everything is built to an extremely high quality and the overall design and fittings are drawn together beautifully. Carol is warm and welcoming (as is the wood burner) and couldn't have been ore helpful. When you go, do eat at The Bridge Inn in Dulverton (it's lovely).

Fantastic cottage, great hosts and great location

The cottage is beautiful. Really well fitted out and finished, and one could happily live there as a home. We came for 2 weeks but stayed for 6, the lounge and kitchen are bigger than the photos suggest, it really is a fantastic place to stay. Carol and Simon were really friendly and helpful knowing the area really well. I often went for a walk with my son early each morning across the farm and we saw deer, pheasants, squirrels and rabbits, as well as an array of birdlife. If you want a peaceful and relaxing place to stay this is it - but you are only a short walk or drive to some of the villages in the surrounding area. Fantastic place, we loved it !

Beautiful inside and out

What a wonderful cottage this is! Clean, comfortable, cosy and warm, beautifully decorated and finished to a high standard with fluffy towels, crisp sheets and quality complimentary toileteries, The kitchen is very well equipped and the woodburning stove is a delight. Carol greeted us on arrival with delicious freshly baked scones with jam and cream and also kindly provided tea, coffee and milk. There was a very useful information folder with extra copies of maps of the farm that we could take out on our walks. The kids loved having the freedom to roam and we made good use of the tennis court every day. The area is so beautiful and tranquil, we ended our stay feeling much refreshed. We can't wait to go back for another Exmoor holiday here!

Location

We loved the landscape and the unspoilt nature of the area. The pace of life is slower here and you are surrounded by nature - red deer and roe deer, badgers, foxes and birds of prey. There is an abundance of small mammals and birds to spot and listen to in the surrounding countryside. We love it here. We thought and still think it is the perfect place for children to visit and to grow up in.

Saunton, Croyde and Putsborough - wonderful sandy beaches favourites with surfers and families. Surf school and all equipment available for hire at Saunton and Croyde - 45 minute drive. Minehead beach and Butlins resort - 40 minute drive. The south west coastal path begins at Minehead and traces the coastline of Devon, Cornwall and Dorset to Poole. Wonderful and varied walking accessed at many points within driving distance of the property. Wimbleball lake is nearby with watersports available eg windsurfing, sailing, kyaking and trout fishing.

From the Owner

The cottage has its own access, separate from the main farm. The garden is private and there is ample parking. It has yet to mature but this is more than compensated by the surrounding countryside which you are free to walk from your door. The cottage was newly renovated for 2015 so everything is in excellent condition. There is a heated swimming pool and an all weather tennis court at the main house for use by prior arrangement with us please. We also have a well stocked trout pond for those who like to fly fish. Stabling is available by arrangement for anyone wishing to bring their own horse.
