About the property

Ground floor annexe, rural location, village shops, 20 minute drive to the coast.

Homemade cake will be waiting to welcome you at Swallows' Nest. Situated in the thriving village of Briston, near the pretty Georgian town of Holt, Briston has an excellent butcher, greengrocer, bakery and Co-Op. Swallows' Nest comprises a kitchen/living room, double bedroom, wet room, utility room leading out to an enclosed container garden (perfect for our four-legged guests) with garden table and chairs. We have free WiFi, and a good selection of movies, books and local maps (including footpath maps for you to borrow). You can walk to the pub (five minutes) or walk your dog around the local area (fields and country lanes), or you may want to drive to the coast for the day and return to the peace and quiet of the Nest later. As the Nest is all on one level: ground floor, it suits guests with limited mobility and we can provide a ramp for wheelchair access.

About Lucy Jones

When we first set eyes on Devonshire House in the summer of 2006, swallows were swooping noisily in and out of the porch. Five years later, we converted the annexe attached to our home into a holiday let and named it after them, Swallows' Nest. We love having guests to stay, many of whom now return every year. Working from home as we do, it's a joy to be able to share this beautiful part of North Norfolk with our guests, and our friendly, Labrador, Rosie, loves it too.

Why Lucy Jones chose Briston

Briston is perfect providing the best of both worlds: a thriving, friendly North Norfolk village with a shop, pubs, bakery, butcher, post office and greengrocer - yet only a 10-minute drive along the coast road and you'll find yourself at the nearest beach (Salthouse) or in the pretty Georgian town of Holt.

Many of our guests have told us they really like the fact that we are close to the tourist 'hot spots' but far enough away to enjoy a peaceful evening sitting in the Nest garden with nothing but the birds for company.

What makes this house unique

The property is just two minutes' walk from the nearest pub (although there are two to choose from in the village). If you are looking for great food to eat in the comfort of the Nest, we can also recommend local foodie places where you can get delicious takeaways at reasonable prices. Fresh crab, lobster and fish are all available (in season) from the 'Norfolk Larder' in the village which is a short walk from Swallows' Nest. We are very dog-friendly and do not charge for our four-legged guests (see our dog policy). There are many dog-friendly pubs in the surrounding villages and lots of excellent dog-friendly walks, two of which are provided by the Stody Estate locally - especially for dog walkers, so the areas are fully enclosed and safe to let your dog run free.

I have been coming to Swallows' Nest for about three years usually 3-4 times a year. There is always a warm and friendly welcome (that includes Rosie) and the cakes! When visiting Norfolk I would never dream of staying anywhere else.

Perfect getaway

Our stay at Swallows Nest was all too short, but (as Mary Poppins herself) practically perfect in every way. Lucy is the perfect host with fresh flowers and the most delicious home-baked brownies awaiting our arrival. The accommodation is in a lovely quiet location and is relaxing and comfortable, providing everything we needed. We cannot wait to return - hopefully longer for next time! Swallows Nest is a lovely place to stay. Our thanks to Lucy for going over and above to make our stay so warm and welcoming.

What a gem this cottage is. Fully equipped with all you need and more, for a relaxing stay or to return to after a day out exploring in North Norfolk. The owners have thought of everything to make your stay as comfortable as possible. From the moment you arrive you know you will enjoy your stay. Loved It. C&G.

Swallows' Nest is a great base for exploring North Norfolk, about 5 miles from Holt and 10 miles to the lovely North Norfolk coast.

It is clean and very comfortable, there are lots of touches of luxury, super fluffy towels, delicious home made cake and flowers on arrival. Lots of up to date magazines, books and films are provided, everything you could need (dishwasher, washing machine etc).

I really enjoyed my stay and hope to return in the future.

Special interest holidays:

Golf, boating, walking, cycling, canoeing, horse-riding, beaches and the Broads. Adventure parks, zoos, dinosaur parks, museums, steam railways, shire horses and nature reserves.


The nearest beach is Salthouse (8 miles), a 10-minute drive. Sheringham and Cromer are only 20-30 minutes' drive.


Norwich airport 20 miles. Car recommended.


Holt is our closest town and is only three miles away. It has many small independent shops including a marvellous bookshop and a locally owned Budgens supermarket. Fakenham (15-minute drive) has a Tesco, Lidl and a Morrisons. Aylsham (15-minute drive) is a small and friendly market town and the northern terminus of the Bure Valley Railway that runs to Wroxham. Blickling Hall (National Trust) is down the road and provides excellent dog-walking opportunities and bluebell woods in the spring.

Further Details:

Within the local area you can explore the Norfolk broads, visit the medieval city of Norwich, walk across salt marshes, see pretty seaside and market villages, rolling fens, bird sanctuaries and nature reserves (Pensthorpe is only a 10-minute drive). Thursford is 15 minutes away - explore the steam museum and book in for the unmissable Christmas Spectacular held every year.

We don't have fixed days for change-over. Mid-week stays, weekend stays and full week stays are all welcome.

Short breaks are payable in full in advance (cheque or BACS). Stays of one week or longer - £150 deposit to be paid by cheque/BACS upon booking, balance payment due six weeks before arrival.
