St Benets is a large and spacious family house with 5 well apportioned bedrooms, a large family bathroom and additional bathroom. The separate living and dining rooms are well fitted and the kitchen is large enough and well equipped for family dinners. There is a secure grass garden to the rear and off road parking. The house is full of modern facilities - flat screen TV in most of the bedrooms and the kitchen - and full central heating/double glazing. Yet it has the charm of the Victorian age in which it was built. It is just yards away from the quiet sandy beach at Sea Palling with its rock defense making calm sea areas ideal for swimming. The beach has Blue Flag status and lifeguards. Dogs are very welcome at the house and the beach is ideal for walking. The Norfolk Broads are very close by and the whole area is peaceful and rural yet only half an hour from the county capital, Norwich and the large resort of Great Yarmouth.

About the Owner

Hello! I've lived in Norfolk for about 26 years now (an immigrant from Surrey!) and wouldn't want to live anywhere else! I have ended up in East Ruston (where the famous Old Vicarage gardens are) and love all this area of east Norfolk. My husband and I have 4 dogs and love the easy walking around here, both in the countryside and on the local beaches. We have a small holding and rear our own sheep, chickens for eggs and occasionally have pigs as well as growing veg.

We have our own holiday cottage but over the years friends have asked us to help them run theirs which is why we chose to list them on Owners Direct so that plenty of people can find them and come and stay in this fabulous part of the county. Many already have and many keep coming back. Enjoy Norfolk!

We thoroughly enjoyed our stay here. The children and adults loved the beach/sea. We went to Thrigby Hall Wildlife Sanctuary and it was an amazing day out for all, with good wheelchair access. It is worth a visit to Wells-next-the-sea, Cromer and Yarmouth. The house was lovely to stay in and very well equipped.

Fabulous stay at this amazing property. Well maintained and furnished to a high standard. Very clean. Stones throw from the beach which is beautiful and very dog friendly. The cafe and small amusements are wonderful. All in all a fabulous week away and can't wait to stay in this property again. Just perfect.

Lovely property in great seaside location

Great property with lots of space (there were 8 + baby in our party). It is fully equipped with lots of little extras that made the stay really comfortable and enjoyable. It is the best equipped house I have stayed in.

Customer service was excellent with queries answered immediately.

The location can't be beaten for a family beach holiday. The sand is clean. There are lifeguards through the summer. Lovely, lovely place.

Location

St Benets is an easy, spacious, family house with lots of room for everyone and a fantastically family friendly location. Sea Palling village is small and very friendly. The cafes, local shop, fishmonger, amusement area and childrens play park are all within a few hundred yards and so is the beach! Sandy, easy to walk on, protected by rock reefs and available all year round, it is also serviced by lifeguards in the summer and is one of a small handful of beaches to have been awarded a Blue Flag award for the services and cleanliness of the beach. A real gem virtually on the doorstep of this lovel holiday home!

Coast/Beach:

One minute walking! The beach is sandy and quiet and has a Blue Flag award and lifeguard/lifeboat service. The rocky reefs further out to sea create shallow and calm areas of water that are ideal for swimming and paddling. The beach is accessible for miles in either direction with areas of dunes also accessible. Dogs are allowed on all of the beach with a small restricted area from May - September.

Travel:

A car is useful in this part of rural Norfolk though there is a bus service from Norwich. The nearest airport is Norwich International (approx 25 miles) and train stations with good connections are at Great Yarmouth and Wroxham.

Distances:

The house is in the nearest village.

There is a farm shop and butchers within 1 mile and a small fish stall in the village.

Nearest small town is Stalham - approx 4 miles with a good range of shops.

Nearest Norfolk Broad (lake) is Hickling with sailing and a Nature Reserve - approx 3 miles. Other Broads are within an easy drive.

Great Yarmouth and Norwich are both approx 25 miles away.

Cromer is approx 25 miles away.

Further Details:

There is a small local shop, two pubs, cafe and sea craft hire. Bike hire is also available locally - approx 1 mile away and they will deliver The village is an active community rather than a dormitory village so there are many local events. The Star at Lessingham (very popular local pub) is in the immediate area as is the Swan at Ingham (Michelin Bib Gourmande award). Seals breed in the winter further down the beach at Waxham/Horsey. There is a wealth of wildlife in the area and a great deal of quiet countryside to explore.

3 night weekend breaks and 4 night midweek breaks are sometime possible at this property out of the main part of the season (usually November - March, excluding school holidays) Weekend breaks are priced at 75% of the price of a full week. 4 night night midweek breaks are priced at 65% of the price of a full week. Please note that the Owners Direct pricing of these short breaks is incorrect.

Booking Notes:
A 25% deposit + £10 booking fee is taken at the time of booking and the balance is due 6 weeks before the booking. A £100 damage deposit is also taken before the start of the holiday. Payment can be by cheque, PayPal or bank transfer. We can be flexible about all of these arrangements so please do ask.

Changeover Day:
Saturday is changeover day for full week bookings. Arrival at 4pm and departure by 10am. These times can be flexible for short bookings.

Notes on prices:
We can be flexible on prices, particularly for smaller groups and out of season. We can work within customers' own budgets and we sometimes have cancellations, special offers and ever changing availability so do please ask! Emails ALWAYS answered and usually within 12 hours at the most.

IF the booking is made more than 6 weeks in advance, a deposit of 25% of the total will secure the booking. The balance is due 6 weeks before (an email reminder will be sent). Payment is by credit or debit card (a link will be sent to our online payment site), bank transfer or cheque.

From the Owner

We are super dog friendly. The house has a fully enclosed garden for your dog or dogs to be outside safely. We don't charge for dogs. We supply bowls and throws for dogs so they can, if you want them to, share the sofa with you. The beach is very safe and dog friendly and even when there are restrictions, between May and October each year, it is only on part of the beach and you can easily get to the dog friendly part all year round. The whole area is very dog welcoming with lots of easy, flat countryside walking with very little livestock and the majority of pubs and cafes welcome dogs. Bring your pooch - it can be their holiday too!

Notes:

  • Notes on accommodation: The accommodation is a well proportioned semi detached house, 3 storeys high. Both sets of stairs have hand rails on both sides and there are easy fit stair gates available. The house is Victorian but beautifully and recently converted to a high standard. The village of Sea Palling has pubs, a shop, cafe and childrens' play area - a small and very friendly resort. Outside: There is a back garden, mostly to grass, fully fenced, gated and secure. A small patio with garden furniture and barbecue, hose and a few simple shrubs for decoration. To the front there is a walled and gated area with paved parking for 3 cars with more free secure parking opposite the house. Utility Room: No utility room but kitchen has washing machine and tumble drier. Cleaning / Towels / Linen / Maid service: Linen is included as are tea towels and hand towels but not larger towels. The property is cleaned before every let of up to a week. For two week holidays a mid let clean/linen change can be arranged. Other: Dining room is wood floored and has large pine table to seat 6 - 8. Beautiful pine furniture with prints and photos on walls. Door leads to kitchen.
