House in Higham, Nr Stratford St Mary, Suffolk, England - In An Area Of Outstanding Natural Beauty, Close To Suffolk Heritage Coast And Hour From London

The house is a large south facing family home with plenty of light and a spacious feel. It is set within the Dedham Vale made famous by John Constable and is situated on the edge of the picturesque village of Higham from which Constable painted the picture entitled 'The Stour Valley from Higham'. It is within a designated 'Area of Outstanding Natural Beauty'. The house is well maintained with modern facilities throughout and provides everything needed for a relaxing break in the countryside. It easily accommodates 12-14 people in comfort and has many areas both inside and outside to relax and enjoy the company of others. It is a house for all seasons; in the summer the large heated swimming pool, summer house and terrace with brick pizza oven/BBQ provides a great outside experience whilst in the colder months the house not only has the benefit of standard central heating but an Aga warmed kitchen and open log fire in the sitting room. There are many books and games on offer including the more traditional shove ha'penny which provides a great family evening as well as the games consoles such as Nintendo Wii and PS3. There is a large 42' TV and a vast selection of DVD's. The property has WiFi. As a family we love entertaining and cooking and so the kitchen is well equipped and includes a 4 door Aga and a separate gas oven as well as a Japanese Teppanyaki plate. The house has a large dining room and table which seats 14 people as well as a large breakfast room with a big pine table and a breakfast bar in the kitchen. There is a good sized study/second sitting room in addition to the main sitting room which has lovely views over the garden and vale. Four out of the six bedrooms are south facing and all are of a good size with ample storage and comfortable beds with quality bedding. Two of the bedrooms are en suite and can be self contained as they lead off the main landing to their own small hallway. Two of the remaining bedrooms have showers and another bedroom has a wash basin. All bathrooms and showering facilities are modern and either recently refurbished or installed and all have underfloor heating. In the garden there is a large swimming pool of 40'x20' with an electric safety cover. A large terrace surrounds the pool and has stunning views over the Stour Valley. There are sun-beds and there is a dining area next to a brick pizza oven and BBQ as well as an outside shower fed by hot water. The pool house has a kitchen area, fridge and a wash basin and toilet. There is table football in the pool house. The house is surrounded by wonderful walks and is close to the famous Stour Valley Pathway and St Edmunds Way. The historic village of Dedham provides local shopping along with the nearby farm shop and the oldest recorded town in Britain of Colchester and the port town of Ipswich are within 6-8 miles. Flatford Mill is close by and it is possible to take a canoe there from nearby Dedham. The house has two canoes and access to the local river can be gained at Stratford St Mary. There are many local pubs and bistro pubs including The Swan at Stratford St Mary which is only a short drive or 20 mins walk away. There are also plenty of great restaurants in the area with the famous Maison Talbooth and its sister bistro also situated in the nearby Stratford St Mary. The River Orwell and Alton Water provide local sailing facilities and the beaches of Felixstowe, Frinton and Walton on the Naze are within 30mins-45mins drive away. London is an easy commute with the local train stations of Manningtree, Colchester and Ipswich running regular services to London (49mins), Cambridge (1h 19m), Norwich (42mins) and Harwich (17 mins). The nearest international airport is London Stansted (45min drive) and the nearest International port is Harwich (25mins drive).

We are a family of 7 and have owned our family home in Higham for over 23 years (E19874) and our apartment in Nice (FR2514) for over 10 years. Both provide space for us all to enjoy our time together and offer a great base from which to explore the English countryside and the French riviera.

Why J Carr chose Essex

Our house in Higham has provided us with a wonderful space to bring up our 5 children and has given them the freedom of the countryside literally on the doorstep. As children they spent summers on the beaches of Walton, Thorpeness and Frinton and sailed, rowed and canoed on the local rivers and waters of Alton. All five children are now young adults and really enjoy the fact that London is easily accessed from our local train stations and that we are equidistance between the major towns of Colchester and Ipswich. My husband has commuted daily to London for over 22 years from Manningtree, a small local station with one of the few remaining independent platform bars left in the UK.

What makes this house unique

Some of our older children have now ‘flown the nest’ but they all enjoy meeting up at home for rest and relaxation; time round the pool or in the colder months donning their welly boots and walking the fields to the local pub.

We think everyone will enjoy their time at our house as not only does it provide all creature comforts and a holiday in itself it also provides a great base from which to explore coast, city, country and an area which is quintessentially English.

Notes on accommodation: This is our family home and so hen/stag do's are not appropriate. Clean and well behaved dogs allowed (ground floor of property) by prior arrangement. Outside: The house is set in approximately 1 acre and includes a pool house and large swimming pool with terrace. There is also a terrace around the house which has various places to sit, relax and eat including a south facing terrace with a large table outside the rear of the property. The pool is approx 20'x40' and has an automatic safety cover and a diving board. There are steps into the pool at the shallow end. The pool has a shallow end of 3' and a deep end. The pool will be available for use from late May to late September. A large terrace surrounds the pool and has stunning views over the Stour Valley. There are sun-beds and there is a dining area next to a brick pizza oven, a brick BBQ as well as an outside shower fed by hot water. The pool house has a kitchen area, fridge and a wash basin and toilet. There is table football in the pool house. Utility Room: Washing machine and tumble dryer, iron. iron board and sink Cleaning / Towels / Linen / Maid service: All bed linen and towels are included. Pool towels are provided at in the pool house. If housekeeping is required during your stay this can be arranged at extra cost as can a chef either for a special occasion or on a daily basis. Other: There is also a study/2nd sitting room with desk, sofa and coffee table. There is a huge bookcase with plenty of books. There is a large dining room seating 16, with large French doors/windows and a piano. There is a downstairs toilet

A lovely property in beautiful surroundings

Our extended family of 13 (aged 9 months to 70!) had a fabulous break at Pear Tree. We really couldn't have asked for more from a holiday let. The children loved the space and the toys; the adults loved the many extra little touches such as the champagne and card thoughtfully provided by Janette and beautiful smelling toiletries in the bathrooms. We even had glorious weather and enjoyed our first barbecue of the year.

The property is very well equipped, From the kitchen where we enjoyed using the Japanese teppanyaki and aga, through to the garden where the table tennis and fire pit were great hits. We didn't use the swimming pool as it was still a little chilly, but we were impressed with the well stocked pool house and number of loungers.

We would recommend this property without reservation; it is exactly as described and we will certainly go back if we can.

Fantastic family home in beautiful Suffolk

We had eight adults and seven kids staying for a long weekend and the house felt very spacious. Janette met us at the property and showed us around - she was extremely welcoming and no detail was left to chance. We spent most of the weekend out in the garden playing football and table-tennis - we all had really relaxing, enjoyable time. Thank you!

Fantastic holiday home

All 11 of us ranging in age from 11 to 77 had a fantastic week at Pear Tree House. The accommodation is very clean, comfortable, spacious and well equipped. The view from the house and garden is lovely and the swimming pool was very clean and well maintained. The pool was very well used in what was probably one of the hottest weeks of the year. Janette and her family were very welcoming yet not intrusive. We hope to return at some point in the future. We would highly recommend this 5* property.

Brilliant place to stay for a relaxing break

We as a family of 13, spanning three generations, had a brilliant holiday at Pear Tree House. Janettte makes you feel very special. A lot of extra touches within this beautiful family home. We all felt very comfortable and much fun was had by all. We didn’t feel the need to leave the house all week. It was so relaxing and everyone enjoyed their week’s holiday. The swimming pool was in constant use and it was comforting to know that it was looked after so well with Janette’s Dad coming along a couple of times to check the levels. We didn’t find this intrusive at all. We were grateful to know it was being monitored as it should be. We had family visit while we were staying to help us celebrate our Ruby Wedding Anniversary. Everyone commented that although the property and the grounds are extensive, it felt very homely, and what a great place for entertaining. Definitely gave us an anniversary to remember and cherish. The property is equipped with everything you need, and more, which makes a stay at Pear Tree House a joy and a pleasure. Once we got to grips with the Arga, loved it!

Well maintained, homely feel though spacious.

We thoroughly enjoyed our stay at this super property. We had everything on site so only left for the occasional day to visit things like Colchester Zoo with the children. The pool was a lovely warm temperature and it was great to have a warm shower right next to it with a summer house for changing too. The table tennis was in good condition and we used it every day. There was something for everyone - my father enjoyed playing the piano daily. My husband tried out using the pizza oven following Janette's good instructions for making dough and tomato base. We also had a campfire between the tree stumps in the dedicated area set aside to do this.

We were made to feel very welcome by Janette and family, her details of the local area were accurate. I can definitely recommend the fishmonger who came to the house on Thur with lovely fresh crabs, tuna and lots of other things to tempt.

Three generations all had a very relaxing time and our Labrador loved having the freedom to roam the grounds which were safe for her to do so being fully fenced. We would definitely return in a future year.

A perfect family holiday in the countryside.

The information provided about the property, it's facilities and the area is accurate but in reality provides only half the story. We visited as a three-generation family of nine and Pear Tree House met all our needs and expectations for a perfect country holiday. The owner and her family set the gold standard for customer service being attentive, but non-intrusive, and they went that extra mile to ensure a truly memorable stay. The house itself is beautiful, well-laid out, tastefully furnished, cleaned and maintained to the highest standard and fully equipped with all the modern conveniences and facilities that holidaying visitors of all age groups may wish for. The pool truly exceeded expectations; it really is well-heated with an adequate number of comfortable loungers and, from the pool-side, a view over the valley that we will remember for ever. The garden is large and well-cared for and the outdoor terrace, with it's sunny aspect, quality outdoor furniture, and access to the kitchen proved to be the preferred meal-time and evening location. We all loved the summer house. It is fully equipped with its own toilet and kitchen facilities and the pool towels provided, like those in the house, are wonderfully soft and luxurious. The ladies in our party particularly enjoyed all the lovely toiletries provided. A holiday in Pear Tree House really is like having a 5 star hotel all to yourself! The local countryside is stunning and the information provided with regard to local attractions and restaurants is comprehensive and reliable. We have recommended Pear Tree House unreservedly to family and friends and it is difficult to imagine anyone being disappointed with a holiday there. Nearly forgot; there is a pear tree in the garden!

Booking Notes:
A 25% non-returnable deposit is payable on booking. The balance must be paid 6 weeks before the start of the letting period. A returnable deposit of £1000 is required. It is expected that there are no missing items from or damage to the property at the end of the letting period and that the house/gardens etc is left in good condition ready for cleaning.

Changeover Day:
During peak season changeover day is Saturday. At all other times the letting period is flexible including long weekends. Access to the property will be from 4pm. Departure time is 10am unless agreed otherwise.

Notes on prices:
Please note that 3 night weekend lets are charged at 70% of the weekly rate. This will include any let which involves a Saturday night. For any other lets of less than 7 nights please request rates.
Any bank charges payable as a result of receiving/returning payments/deposits will be the responsibility of the client.
