Barn in East Prawle, Kingsbridge, South Devon, England - Secluded Village Location, 20 Mins Walk To The Beach And 5 Mins Walk To Shop And Award Winning Pub

Well equipped stone barn conversion that is full of character with several interesting features including exposed wooden beams and a galleried landing.There is a large family sitting room and smaller snug area both containing flat screen TVs . CD/radio also available. Night storage heaters offer efficient heating.

Located in a quiet part of the village and only a 5 minute walk from a popular pub serving food and hosting live music on a regular basis (can't be heard from the property). East Prawle is in the heart of the South Devon Area of Outstanding National Beauty. Designated in 1960 it covers an area of 60 miles of coastline, estuaries and countryside from Plymouth to Torbay.

A short walk from the property, Piglet Stores sells local produce, newspapers, gifts and beach gear. The popular Grunter's Cafe serves breakfast, lunch and dinner as well as locally produced clotted cream ice-cream and is also known for its wonderful cream teas. A small public children's play area with netball/basketball hoop is also located nearby. There are enclosed gardens to the front and rear of the property and two well behaved dogs are welcome. The property is no smoking throughout.

There is a paved patio area which is ideal for eating al fresco.The local area offers many interesting walks through open countryside and along the coast. The South West coastal path is a short walk from the property. It is England's longest waymarked footpath stretching for 630 miles from Minehead to Poole. Ideal for family breaks or for adult groups interested in exploring the many walks and places of interest. The sailing centres of Salcombe, Kingsbridge and Dartmouth are all close by.

About Linda France-Sargeant

Coolings Barn belongs to Linda France-Sargeant and her daughter, Vanessa Kay. We live in the Midlands and visit the barn regularly, enjoying holidays here with the family our two Labradors, Tess and Ribble.

We love the charm and comfort of the barn and we have tried to create a “home from home” feel which we would love to share with you . We have rented the property to visitors for fifteen years and have received many compliments about the barn and the village. Many of them return year after year and seem to love the place as much as we do!

Why Linda France-Sargeant chose South Hams

East Prawle is a friendly village which is off the beaten track and allows you to get away from it all. The quirky, award winning “Pig’s Nose” pub has lots of character as well as serving great food and cider. It is well know for its live music (don’t worry you can’t hear this from the barn!). Piglet Stores, the village shop is well equipped with local produce, newspapers and everything that you need for the beach. Its lovely café has a great menu offering breakfast, lunch, ice creams, cream teas and dinner from Easter to October.

The surrounding countryide, coastline and beaches are stunning and there is so much to do including including swimming, surfing, sailing, golf etc. It is also a great base to visit Slapton, Kingsbridge, Dartmoor, Dartmouth, and of course Salcombe.

What makes this barn unique

The barn is a perfect place for a relaxing holiday. Its secluded location in the village gives plenty of privacy. It is bright, spacious and colourfully decorated with lots of exposed wood, giving a warm, country feel. The gardens give lots of space for eating and sunbathing outdoors and all the amenities of the village are on the doorstep.

The property is well equipped and carefully maintained. Our cleaner is very particular and will ensure that everything is up to scratch before you arrive. We will do our utmost to provide everything that you need for an enjoyable holiday and please don’t hesitate to contact us with any questions about the property or the surrounding area.

This house is perfect for a family holiday. We have been to this area many times before, but never have we stayed in a house that so feels like home straight away. The layout, the fixtures and decor, the quirky points and the private location all come together to give us the comfort and solitude we desire whilst away.

Notes on accommodation: Night storage heaters are turned on Oct - end of April. Portable convection heater also available. No smoking. Two well behaved dogs welcome. Suitable for children. Telephone accepts incoming calls only. No outgoing calls except for 999 emergencies. Limited mobile 'phone signal in parts of the village (by village green). Full mobile signal available within 0.5 miles of the village. Outside: Enclosed gardens at front and back of property. Patio area with outdoor dining table and six chairs which is a perfect location for eating outdoors. A BBQ is provided which will be cleaned prior to your arrival. Please leave it in the same state ready for the next visitors. If you would prefer not to clean it that isn't a problem, but we will charge you £5 which will be taken out of your security deposit at the end of your stay. Utility Room: Cupboard understairs in the kitchen containing vacuum cleaner, cushions for garden patio furniture and cleaning equipment. Cleaning / Towels / Linen / Maid service: Bedlinen, bath towels, tea towels, oven glove and bath mats are included in the price. Please bring your own swimming towels. The property is cleaned to a high standard, so please leave it in similar state or we may have to charge for extra cleaning. Other: Cosy snug upstairs with TV, beanbags and well stocked bookcases offering a wide selection of holiday reading material. Perfect area for a children's den or for those wanting a quiet area for reading and getting away from the main sitting room.

Fantastic hideaway unparalleled location

We have stayed at Coolings Barn a few times now and will definitely be back for more. If you want a cosy cottage full of character with everything you need but nothing you don't , walking distance to the coast and one of the best pubs in the world, then this is it!

Really Lovely Place

Loved our weekend here, really great house, bigger than it looks from the pictures. All the amenities we needed too. Including well stocked kitchen equipment.

A real home from home

Clearly much loved by the owners, it's clean and comfortable without being precious. We really felt able to relax, a real home from home. It's very well equipped - if there is a kitchen utensil you need but can't find then you just haven't looked hard enough!

Very dog friendly, the garden is well enclosed and the front entrance hall makes an excellent bedroom for dogs.

Booking and key arrangements etc were very well handled.

East Prawle is a really peaceful spot with a fabulously quirky pub. the Pigs Nose, just 200 yards away. Piglet Stores also ok, but running down stock as it closes for the season at the end of October. The area is great for walking on the SW Coast path and generally mooching about - Salcombe, Totnes, Kingsbridge, Start Bay, Dartmouth etc are all in easy reach and worth a visit and if you like golf go to Thurlestone - wonderful cliff top course and very welcoming to visitors.

We'd certainly recommend this place for couples and families

Great house, beautiful location

The slightly off the beaten track location of this lovely comfortable, well equipped cottage in a unspoilt little village, is a unique part of it’s charm. Ideally placed for beautiful country and coastal walks to beaches and great places to eat as well as being close enough to Salcombe, Kingsbridge, Dartmouth and Totness for shopping and yet more fab restaurants.

With or without good weather, the converted barn is a great place for a get away. We were expecting to be isolated, but the village has 2 pubs, a shop and a café. The house is very spacious, even with six of us staying, and the heating along with log burner kept us toasty, despite the chilly April evenings.

The Wi-Fi was great for keeping the teenagers connected and the quirky pub, The Pig’s Nose, with its live music, was a real bonus!

We had a great, relaxing time; we’ll definitely be going back again.

Excellent genuine barn conversion

The property is a genuine barn conversion and not a highly modernised characterless place. It really is lovely.

It has everything needed for a homely stay including a good choice of books, games and DVDs. The hope is you don't need them as you should be out enjoying the location!

East Prawle is a bit more 'out of the way' than some may realise. Be prepared for a lot of narrow roads when driving. However they are mostly quiet and perfect for cycling along. It is not a location in fast reach of all the typical tourist places but that only encouraged us to find more beaches, countryside and the natural side of S Devon.

Would recommend. A good place for all.

The closest beach is 20 mins walk down a well trodden footpath. It is a pebbly beach which is popular for swimming and is great for rock pooling and for collecting shells. Within a 10 mins drive are large sandy beaches at Rickham Sands, Sunny Cove, Mill Bay and East Portlemouth (opposite Salcombe). Pebbly beaches at Beesands and Torcross are perfect for fishing for mackerel and sea Bass directly off the beach. Popular Blackpool Sands is 9 mls. Dogs are allowed on some beaches all year round.


Nearest airport is Exeter and is 52 miles away.

Poole is the nearest ferry port for France and is 126 miles away.

Nearest train station is at Totnes which is 22 miles away.

Use of a car is essential to get around the local area and so car hire is recommended for anyone flying in to Exeter.

Keys posted out to you 2 weeks prior to holiday. Prompt return afterwards is requested.
