About Linda France-Sargeant

Coolings Barn belongs to Linda France-Sargeant and her daughter, Vanessa Kay. We live in the Midlands and visit the barn regularly, enjoying holidays here with the family our two Labradors, Tess and Ribble.

We love the charm and comfort of the barn and we have tried to create a “home from home” feel which we would love to share with you . We have rented the property to visitors for fifteen years and have received many compliments about the barn and the village. Many of them return year after year and seem to love the place as much as we do!

Linda France-Sargeant purchased this barn in 1998

Why Linda France-Sargeant chose East Prawle

East Prawle is a friendly village which is off the beaten track and allows you to get away from it all. The quirky, award winning “Pig’s Nose” pub has lots of character as well as serving great food and cider. It is well know for its live music (don’t worry you can’t hear this from the barn!). Piglet Stores, the village shop is well equipped with local produce, newspapers and everything that you need for the beach. Its lovely café has a great menu offering breakfast, lunch, ice creams, cream teas and dinner from Easter to October.

The surrounding countryide, coastline and beaches are stunning and there is so much to do including including swimming, surfing, sailing, golf etc. It is also a great base to visit Slapton, Kingsbridge, Dartmoor, Dartmouth, and of course Salcombe.

What makes this barn unique

The barn is a perfect place for a relaxing holiday. Its secluded location in the village gives plenty of privacy. It is bright, spacious and colourfully decorated with lots of exposed wood, giving a warm, country feel. The gardens give lots of space for eating and sunbathing outdoors and all the amenities of the village are on the doorstep.

The property is well equipped and carefully maintained. Our cleaner is very particular and will ensure that everything is up to scratch before you arrive. We will do our utmost to provide everything that you need for an enjoyable holiday and please don’t hesitate to contact us with any questions about the property or the surrounding area.

Thank you for this delightful barn conversion.Very happy time. Facilities great. Loved East Prawle.

Birt Family Gloucestershire, Aug 2012.

This house is perfect for a family holiday. We have been to this area many times before, but never have we stayed in a house that so feels like home straight away. The layout, the fixtures and decor, the quirky points and the private location all come together to give us the comfort and solitude we desire whilst away.

August 2013, Fiona Price and family, Cheshire.

We have really enjoyed our stay at the barn - we could live here! It is so homley. We love the village of East Prawle and the surrounding area.

Spacious, comfortable barn, warm even without the heating! Much bigger than I thought, recommended

  • 4 of 5

Very rustic, comfortable and well equipped, one shop and one pub, pub is fabulous, full of friendly characters and very good food. Much bigger than it looks, there were only two of us the barn really is family size. Good sized bedrooms and sitting room. We arrived at 530 and shop was shut so we had no milk, luckily next door neighbour gave us a bottle. Bit of advice to renters, take your essentials as the shop may be shut and it's 5 miles up winding roads to the garage. The beauty of this place is that you are away from it all and it's lovely and quiet with loads of walks - our dog loved it. Will definitely return we had a brilliant few days

Roomy & homely cottage in the middle of a beautiful area

  • 5 of 5

We spent a great week in the cottage which was really roomy and easily accommodated our family of 4 adults. The furnishings were very tasteful, the bedrooms a good size and all in all there was a real homely feel about the property. The kitchen was well equipped, and the wifi worked pretty well - although there is no mobile signal in the property or in the immediate surrounding lanes. However, the lack of mobile phone, texts, tweets etc actually added to our relaxed time! Parking is available on the road by the property but it was quite tight for space during our stay & we ended up parking partly on a grassy verge. Local pub was great and food very tasty with generous portions - a throwback to a time when pubs did good beer and food, offered live music but no TVs and slot machines. There is a cafe and small shop on the village green that covers most of the basics - the nearest supermarkets are 7 miles away in Kingsbridge (a lovely estuary town). There are several coastal / country walks that can be made from East Prawle & it is a great base to explore the beautiful & stunning local scenery. There are also many other great locations to visit within 30 to 40 mins drive offering beaches, coves, cliff walks, boat trips and fab local food - although many of the roads are narrow & may test a nervous driver. The communications with Linda were excellent & the directions / property instructions sheet provided was comprehensive & easy to follow. I highly recommend this property - especially if you want a relaxed holiday in a truly beautiful area, away from the crowd but not miles from larger amenities.

I am particularly pleased that you and your family found the barn homely as that's how we feel about it, obviously, and whatever time of year we visit, we are always sad to leave. Best regards. Linda

A real home from home

  • 5 of 5

Clearly much loved by the owners, it's clean and comfortable without being precious. We really felt able to relax, a real home from home. It's very well equipped - if there is a kitchen utensil you need but can't find then you just haven't looked hard enough!

Very dog friendly, the garden is well enclosed and the front entrance hall makes an excellent bedroom for dogs.

Booking and key arrangements etc were very well handled.

East Prawle is a really peaceful spot with a fabulously quirky pub. the Pigs Nose, just 200 yards away. Piglet Stores also ok, but running down stock as it closes for the season at the end of October. The area is great for walking on the SW Coast path and generally mooching about - Salcombe, Totnes, Kingsbridge, Start Bay, Dartmouth etc are all in easy reach and worth a visit and if you like golf go to Thurlestone - wonderful cliff top course and very welcoming to visitors.

We'd certainly recommend this place for couples and families

"An idilic converted-barn cottage that is full of character and feels like a home away from home.

It's in the perfect location for many beautiful coastal walks that can all conclude with a drink in the local country pub.

Silence, comfort and beautiful scenery. Couldn't have asked for more and would definitely recommend to others."
