The property benefits from an excellent and rare location. It is newly renovated house with 4 substantial bedrooms; 2 bathrooms and a wc; a handmade fitted kitchen family living space with dishwasher, range cooker, microwave, large fridge freezer, nespresso coffee machine amongst other kitchen gadgets; laundry with washing machine and tumble dryer; log fires; WiFi; comfortable sitting room plus 3 other reception rooms. It is a lovely house that is bright, airy and welcoming, spacious, and contemporary. The garden is private and a haven for adults and children alike. The properties location is unique looking east across New Forest National Park fields towards the nature reserve, which is a bird watchers paradise, with views of the Solent and the Isle of Wight. It is a 20 minute walk to the historic Georgian market town and about 600m to the beautiful sea wall along picturesque country lanes. Beaches are within 10 minutes drive. The wonderful New Forest National Park is on the doorstep. There is a train station at Lymington Town which connects with London, Southampton and Manchester and a bus station on the High Street.

The house is rented on a weekly basis for 5 weeks during July and early August, the rest of the time it is our family home. The guest can have as much contact and support from the owner as the guest required. Different levels of service can be provided from rental of the house alone to a homemade meal or food parcels on arrival.

Notes on accommodation: Pets are not allowed and smoking inside the property is not allowed. The house has central heating and two log fires. The house is suitable for children. Outside: Outside space is approximately 1/4 of an acre of private enclosed garden mostly laid to grass including parking for a number of cars in the driveway. There is a barbecue, outdoor furniture, patio, swing, a raised play house with slide, a 12 foot trampoline, swingball, vegetable beds, green house and a chicken coup home to 5 friendly hens. There is a feature oak tree in the front garden which is in an ancient line of oak trees along the beautiful and quiet lane. Utility Room: The separate laundry room has a washing machine and dryer. Cleaning / Towels / Linen / Maid service: Fresh towels and linen is included, 1 set on arrival. Beds are made up. The property is only cleaned prior to arrival, where the visitors would like additional cleaning this can be arranged beforehand subject to additional charges. Other: There is a spacious office space with desk and an armchair.

Fantastic week in Lymington

Beautiful house well presented, well equipped, great location, quiet lane, big garden and a nice walk into Lymington.

Lovely to meet Jenny at handover, who has always been quck to respond to any queries.

We all loved the house, children enjoyed collecting the eggs and the cinema screen in the play room was enjoyed by all.

Fantastic holiday, just a wonderful time.

Special interest holidays:

Sailing yachts and dinghy is a particular interest in Lymington and there is much to see and do. Sailing courses can be arranged at the Royal Lymington Yacht Club or Calshot activity Centre.

The owner can give advice on good local forest walks and other local activities.

Coast/Beach:

The sea is accessible within 600m walk from the house but to visit local beaches at Milford (stones) is 10 minute drive, Horde Cliff (stones) beach is 15 minutes by car, Highcliffe (sand) is 20 minutes, Avon (sand) is also 20 minutes and the magnificent Hengisbury Head is a 25 minute drive with lovely passenger boat ride across the narrows of Christchurch Harbour.

Travel:

Heathrow Airport is approximately 1.5 hours journey, while Bournemouth and Southampton are both approximately 0.5 hour.

Car hire is recommended to gain full access to all the amenities in the area but is not necessary if visitors prefer the more leisurely pace of Lymington.

Distances:

By car Brockenhurst is 10 minutes, Burley 20 minutes, Lyndhurst is 20 minutes, Southampton is 30 minutes, Bournemouth is 30 minutes, London is 90 minutes.

Further Details:

Lymington is the perfect Location to get involved in sailing yachts or dinghies, wind surfing, chartering motor boats ,paddle boarding and enjoying being on the water. It is very accessible to the Isle of Wight by car ferry or small passenger ferry. Cycling either on the coastal path or in the Forest is a real treat with numerous pubs and restaurants to stop at on the way.

Shopping on Lymington High Street is very easy with many local restaurants, banks and 3 supermarkets. For a sea view the Haven Bar is just 15 minute walk around the sea wall, while the Fishermans Rest and Chequers Inn are local favourite pubs both a 5 minute walk.

Woodside Park is also a 5 minute walk with tennis courts, bowling green and play equipment.
