Pretty villa with apartment and pool, close to sea in Kalamar Bay, Kalkan, Turkey - Peaceful location less than 2 mins walk to the sea and beach club. Bus stop to town within 50 mtrs.

The Round House is an attractive villa in the peaceful and beautiful Kalamar Bay area of Kalkan. Built in 2002, its layout provides unique accommodation with both a two bedroom villa plus enitrely self contained one bed apartment in the same building. It is ideal, for example, for two or three couples travelling together, a family plus grandparents or family with older children ie those small groups who want to holiday together but have some elements of privacy.

The property benefits from its proximity to the sea and stunning sea views especially from the generous roof terrace on the upper floor which has a dining area, BBQ and ottoman style bed as well as sunbathing space. The lower level where the apartment is located has a private pool, small sunbathing terrace plus outdoor dining and seating areas in the gardens.

Set in Kalamar Bay the atmosphere is more peaceful than Kalkan and yet the restaurants and shops are within five minutes drive or a twenty minute walk for those feeling more active! Taxis and dolmus buses are easily available as is car hire.

Kalamar Beach Club (http://kalkandiving.com/kalamar_beach_club1.htm) is less than 200m from the property as is the sea. The Kalube Hotel is less than 5 minutes walk away and is also available to non-residents to use its restaurants, pools and sunbathing terraces. http://kulubehotel.com/eng/. And the lovely coffee bar/restaurant 'House' is at the end of the street.

The villa is furnished to a high standard by its owners who have stayed there regularly since 2006. There is also an extensive DVD/book library.

We've had a wonderful holiday thank you!!! We were really impressed with the villa it's been the best we've ever stayed in and really well equipped. The apartment was brilliant especially having two teenage children it meant we all got our own space and bedrooms! We loved the rooftop area and enjoyed 'sundowners ' every evening. Your information pack proved invaluable as we tried nearly all of your 'top 20'.

We've not been to Kalkan before but it is certainly a beautiful area and hope to return. Thank you for sharing your amazing villa we are sure you will be successful in having many visitors!

Lovely comfortable villa in fabulous location

We have just had a wonderful two weeks staying at The Round House. The villa is very well equipped, the beds are comfy (unusual for Turkey!) and the views from the roof terrace are just magical. We loved being walking distance from the Kalamar Beach Club. Wish we were back there right now!

Lovely villa close to the beach

This beautiful villa comes complete with everything you could possibly need in a Mediterranean retreat, including inspiring sea views and even a welcoming bottle of wine on arrival. There was food and drinks left for us on arrival which was very thoughtful. My wife and I honeymooned in Kalkan for 10 days and Sarah and Doug, the villa’s owners made this wonderful occasion as smooth as possible, at very short notice. We were delighted with all their kind efforts to be helpful and ensure that nothing was wanting.

The villa is tranquil, clean and inviting and there’s plenty of bed linen. There is also trouble-free WiFi connection with a good speed. In fact you can just move in and luxuriate in the sun by your own private pool. Early each morning two lovely local chaps came by to clean the pool – leaving a bag of fresh bread and croissants by the door, a pleasant surprise from the beginning of day.

There’s a five minute walk to the beach and about a 10 minute drive to town. Though the villa road is fairly steep, we saw plenty of couples in their 50s enjoying the exercise and walking to the town centre. I have diabetes, but I was delighted my glucose levels were in the normal range, despite eating lots of cheese, fruit and wine! This is my fourth visit to Kalkan and it reminds me of a sleepy English village set down in Southern Turkey. Many English people own villas here, and the locals are all so warm and friendly. Though we have always had lovely accommodation in Kalkan, we definitely rate Sarah’s villa at the top of the list! Thank you Sarah for being so hands on and helpful. We look forward to coming again soon. Fantastic holiday!

A Turkish gem!

We've just returned from an absolutely fantastic week in Kalkan which was helped by the amazing Round House. Everything you could possibly need is here, it's a real home from home. The villa is perfect...very spacious, modern, clean, furnished to a high standard and very well maintained. The views from the rooftop are stunning and the villa is situate in a peaceful location. Would highly recommend anyone to stay here. The Smith family were so helpful with tips and knowledge before our holiday and went out of their way to make us feel like we already knew Kalkan before we arrived!

If you love food and eating out, Kalkan is a foodie heaven. Walk down through the old town and you will be amazed at the amount of stylish and high quality restaurants. You can eat a gourmet meal every night at very reasonable prices. We did! We ate at most places recommended by the Smith family and weren't disappointed.

We hired a car at the airport so travelling around was easy. The beaches of Patara and Kaputas are not that far away and worth a visit. The water at Kaputas is a beautiful turquoise colour with a lovely sandy beach.

Another must is the Saklikent Gorge, about 40 mins drive from Kalkan. It's a walk through waist high waters then upstream for about 1.5 km. We hired a guide which cost around £20 and was definitely worth the money as we wouldn't have gone to the end of the gorge and had the same experience without him. Amazing views, very tiring but worth it, and you can sit on riverside sofas afterwards with a nice cold beer to relax.

Kalamar beach club is at the bottom of the road from the villa which is great for a day out. About 12.5 lire (£3) each for a sunbed and parasol, and you get the use of the sea trampoline and pedalos for free. There's a restaurant and bar, which isn't too pricey as well.

This was our first trip to Turkey, and definitely won't be our last. A big thank you to the Smith family for the use of your fab house and all of the recommendations in your book. It made life so easy for us.

Amazing place, view to die for!

Stayed here with 3 girlfriends and had such a great time. Beautiful place, high quality furnishings and a real feel of luxury. Town a short walk away and amazing restaurants and bars to choose from. Pool perfect for cooling off and owners superhelpful. We went to the market one day and cooked our own fresh fish on the bqq at night. Really amazing value and am taking the husband back next year, it would suit a romantic getaway, friends weeks away o

Turkey at its best!

We very much enjoyed our stay at this lovely villa. A real 'home from home'. The views were second to none and the villa was very clean, private, comfortable and well equipped with everything we needed. Perfect for relaxation and evenings spent alfresco dining watching the sun set over the mountains behind the bay, especially from the roof-top terrace. The air-con was also very much appreciated in August. The pool was a welcome addition as it was extremely hot during our stay but we also used the beach club which was a couple of minutes from the villa. Be aware the area is very hilly and although its walkable to the very attractive town within 25 mins, we sometimes chose to drive. The area has an abundance of wonderful sights to visit and lovely beaches. So Kalkan makes a great base and also offers excellent dining experiences.Turkey at its best.

stunning villa with unbeatable views

This was our first trip to Kalkan and won’t be our last. When we return, we will definitely be staying at the Roundhouse. A simply stunning villa. Clean, modern and spacious with stunning views over the bay and the mountains, particularly from the large ottoman bed on the roof terrace. As well as offering a private space to sunbathe during the day, it offers a beautiful spot for sundowners as the light evening breeze cools you down.

The pool is perfect for a refreshing dip when the sun gets too much and with the beach club only moments away, it is perfectly placed.

The villa is furnished to a very high standard and the air conditioning allows you to keep it nice and cool both day and night. We travelled with another couple and the additional apartment allowed us to have our own space when we needed it and the main villa offered a big communal space to enjoy together – the best of both worlds.

The pictures do not do the Roundhouse justice. A beautiful villa with stunning views and plenty of privacy. We’ll be back soon.

We love Kalkan. In fact everyone who visits seems to say the same thing and often to go back many times. Its a combination of the friendly people, the quaintness of the old harbour and town, the rooftop restaurants, the beautiful colour of the sea, the lovely and unspolit beaches nearby, the mountains and the fantastic weather .... I could go on! If you like Romas ruins then the Lycian coast is for you! There are around 6 main Roman sites within an hour of the villa ... we even stumbled across a Roman viaduct in the hills above the villa (later discovered this was the Lycian Way). The Saklikent Gorge is also worth a visit and its great heading over to Kas even if just for the specacular coastal drive too. Flights are very easy to sort direct to Dalaman from Easter to end of October.

The sea is less than 200m from the villa and can be accessed from bathing platforms at the beachclub or Hotel Kalube (free of charge - charges only apply if you stay and use the beach club facilties). In addition Kalkan has a peeble beach. The stunning beaches of Kaputas and Pattara are around twenty minutes drive away.


The nearest airport to Kalkan is Dalaman (transfer is circa 1 hour 30), Anyalya (2 hours 20) is also possible.

Car hire is not essential to stay in the villa as Kalkan is walkable in 20 to 25 minutes but its a hilly lanscape so only advised for those who are fit and able! The dolmus bus goes from the end of the street every 30 mins and taxis are inexpensive. Car hire is useful if you want to travel further afield eg to the many Roman sites along the Turquoise Coast, Saklikent Gorge or Kas.

From the Owner

We bought in Kalamar to be close to the sea and because its so quiet. When we are here we spend most of our time in or around the villa and at the beach club and have recently discovered the joys of the local cafe/coffee bar 'House' and the lovely pool and terraces at the Kalube Hotel - both a few mins away. A few times a week we make the 20 minute trip to Pattara where a weekly pass for around £5 gets you unlimited family access to the Roman ruins and 18k of uncrowded sandy beach! Evenings we BBQ on the roof terrace (and have been known to sleep under the stars on the huge ottoman bed) or wander into town where we've tried (and can recommend) many of the brilliant restaurants - its a kind of laid back sophistication where kids are very welcome too ... not a loud bar or disco in sight.

  • Notes on accommodation: Please note that due to the number of steps, balconies and the roof terrace this property is not recommended for families with children under 6. Outside: The property is entered through its mature gardens from a gate on the quiet residential street where you can park your hire car (if you choose to have one). Steps lead down a level to the apartment and pool where there is outdoor seating, dining and BBQ facilties on a patio in the garden and three sunbeds. At street level a small bridge leads to the main canopied entrance to the villa where there is also an outdoor dining area. On the third floor of the villa there is a large roof terrace with further BBQ, 2 sunbeds, ottoman bed (which can be converted to seating plus another sunbed) and dining table for 6. Utility Room: There is a washing machine located in the utility cupboard on the landing of the villa. Cleaning / Towels / Linen / Maid service: Towels and bed linen are provided and changed weekly. Additonal changes and mid week cleaning are possible for additional charge. The pool and garden are maintained daily. Other: There is an open fire in the living room of the main villa and a large circular balcony with patio doors from both the kitchen and living room with a tbale and chairs.
