A luxurious, yet a traditional ‘mas’ style villa nestled in the hillside between the historic villages of Opio, Chateauneuf-de-Grasse and Le Rouret and a short distance from Mougins and Valbonne. Conveniently located in an elevated position at the end of a quiet residential lane with a stunning panorama of the old hill-top villages of Opio, Chateauneuf, Castellaras, Grasse, and far reaching views to the Mediterranean and Esterel Mountains.
The gated villa with a remote entry system is an extremely private, secure and secluded property set amongst beautifully lawned and matured landscaped gardens with ancient olive trees, an abundance of local flowers such as Jasmine, Roses, Bougainvillea, all of which can be illuminated by remote control as the sun sets. The entrance driveway has recently been relaid and there is parking for 4/5 cars and a 2 car carport. The villa has a stunning 110 sqm south west facing terrace which enjoys sun all day long with a remote controlled sun canopy for shade if required whilst relaxing on the bespoke provencal outdoor lounge furniture. The decor is Provencal with original terracotta tiles throughout, with many traditional features including a handmade kitchen and is tastefully furnished to the highest standard with quality furniture and fittings. All the doors and windows have refurbished functional provencal shutters and insect screens. The bedrooms have fitted wardrobes, plenty of storage space and large floor standing fans. This is a very stylish, comfortable and quality family home from home. It offers spacious living, with several ‘al fresco’ options to suit all times of the day with a newly added breakfast terrace and herb garden.
The pool has recently been completely re-tiled and the terrace around the pool extended so guests can enjoy the dappled sunshine underneath the ancient olive tree. Around the pool there are high quality sunbeds with cushions. The mature gardens benefit from underground irrigation, high luscious hedging which ensures absolute privacy providing the perfect get away from the pressures of everyday life. The local shops and 2 supermarkets are within a 3 minute drive or 15 minute walk.
The gardens at the villa are tended and the pool (12m x 5m), is serviced weekly. The pool area has an alarm system which can be activated when small children are staying at the villa. Children should be supervised at all times near the pool.
The villa is within a few minutes of the local shopping centre which includes a bakers, post office, butchers, greengrocers, chemist, deli, bistro, hair salon and supermarket. In fact, there are two supermarkets within a 2km radius. You can actually walk to the local shops and supermarket. If you don’t want to drive everywhere there are also inexpensive local buses to Valbonne, Grasse and Nice.
The villa is incredibly charming. Our friends and family love it. The ancient olive trees, gardens, lawns, pool and terraces all blend in with the smart Provencal style house to offer a unique atmosphere, privacy with stylish furniture and fittings. As well as all of this, there is a Weber barbeque, terrific up lighting in the gardens and pool area to add even more charm to your evening al fresco dining.

Our house manager can organise a number of activities such as winery tours, babysitting, yoga or massage by the pool, hairdresser all at competitive rates.

Having holidayed extensively around the world, we found ourselves returning to the Cote d’Azur very frequently, and so it was a small step to consider buying a home here. However, it did take 2 long years of searching to find our dream house. Living in the city in the UK, we wanted a peaceful semi-rural setting with sort of view that convinced us we were actually living in France. We also wanted to be close to the airport, and to be within a short distance of some lovely traditional villages and the very glamorous Cannes and St Tropez. With both of us having a pressured professional life, tranquillity was also high up on the list of “must haves”. After an exhaustive search for a classic Provençal property with charm and beauty, we now have it. We bought the property in 2014.whilst we are away we have our local villa manager who takes care of the villa and who will welcome you and be on call if needed.

The property is in the commune of Opio, with Valbonne, Chateauneuf Grasse, Mougins minutes away with their unique atmospheres, restaurants, galleries and shops. And of course, Nice, Cannes, Antibes and Juan Le Pins are a also close by. If one thing tipped us into buying this house, it was the view. Our 180 degree vista is amazing. How about a view that covers Chateauneuf Grasse, Grasse, Opio village, Castelleras, a golf course with the Mediterranean and Esterill mountains beyond? For you golfers, the house is minutes away from a lovely course, with others in the area. It’s a perfect base to get away from it all and immerse yourself in French country living or to enjoy the glitz of the Riveria. This combination of location, style, authenticity and views will be yours for your holiday.
We had a week at the house in July, and were immediately enchanted by the whole property. The interior décor which is stylishly Provençal is simply beautiful. It has such an atmospheric homely feel to it. This is not your average rental, it’s a home that the owners want to lovingly share with a select few…how lucky we were to have discovered it!
On arrival, the meet and greet went very smoothly with the house manager, who told us all we needed to know and she clearly knew the house very well. In any event, prior to arrival, the owners had already sent us a comprehensive set of instructions and helpful information.
We met the gardeners on their weekly visit, and they look to have done a great job. The garden is well kept and charming. We understand the pool had been recently refurbished and it was perfect for the children and ourselves to cool down in. The pool man also looked very happy with his new pool when he arrived!
Although we had done our research on the area before we arrived, it was even clearer on arrival how central the house is in relation the local towns and villages.
Valbonne was really buzzing, and Le Rouret village has a charming centre with its own Michelin star restaurant we understand. The 2 local supermarkets also did the job for us.
While at the house, we spent most of our time on the terrace (3 meals a day in fact), with the occasional barbeque and the sensational garden night lighting system.
All in all, it was such a wonderful house to spend our holiday that we will definitely be back! Perhaps that is the acid test of how much of a good time we had.
We had a wonderful family holiday at Le Massland villa. The villa is in a tranquil, secure and beautiful location with outstanding views across the hills and to the coast. The bedrooms are spacious with White Company sheets and dressing gowns, fans for comfort in the warm nights, and plenty of bathrooms/showers for a large family. The kitchen is well equipped with everything you could need, including separate corckery and glasses for outside dining.
Whilst we ate in a lot, barbequeing on the terrace, we did visit nearby Valbonne for the markets and restaurants. There are also plenty of picturesque villages to visit nearby. There is a Carrefour supermarket in Opio (a few minutes drive), and also a butcher, greengrocer and bakery with plenty of fresh produce including fresh croissants each morning for breakfast.
Our four young daughters enjoyed playing in the pool and the well-cared for gardens. There was plenty of shady areas under the olive trees for those who prefer time out of the sun.
The owners were very helpful and provided a thorough information pack about the villa and local area. The villa was as described, if not better, and we would recommend it to anyone looking for a luxurious and relaxing time away.
My husband and I stayed at Le Massland early September for one week. The property is perfectly located for a quiet, secluded holiday but within easy reach of Cannes and Nice for beach and busy environments or beautiful places nearby such as Valbonne (nearest town which is only 5 minutes by car), Mougins and Gourdon. The best of all worlds.
The property has a really warm and welcoming feel; it is beautifully furnished to an exceptional standard with nice finishing touches – White Company dressing gowns, French soap, hairdryers……. The kitchen is fully equipped with dishwasher, large American-style fridge/freezer with ice-maker, loads of cutlery, crockery, glassware including an outside armoire containing similar items to use on the terrace and pool area. There is also a separate laundry room with washing machine and tumble dryer.
Outside there is a good size terrace with different seating options – it’s under the canopy that you can sit in the evening with a sundowner and watch the awesome sunsets. Plenty of grass/garden space and gorgeous pool area with sun loungers.
We ate in quite a lot because the villa was so comfortable and it’s so easy to cater for yourselves from interesting local shops and prepare in the fully equipped kitchen or on the outside BBQ. We did eat out a couple of times at Le Rouret (Le Bistro du Clos) and the Auberge Provencale in Valbonne square.
Great holiday just what we needed - could have stayed much longer or actually moved in! We would highly recommend Le Massland and its location.

Non refundable deposit on reservation (25% of total rent due). Balance of the rental and security deposit to be paid 8 weeks before arrival at the villa. Payments by bank transfer are accepted. The Security deposit will be refundable 2 weeks after departure less any damages or breakages or cancellation.
The villa is let Saturday to Saturday: Check in 15:00. Check out 10:00. Arrival after this time is by special arrangement only.
