Set right on the banks of the River Deben, with stunning views of the river and woodland beyond, Boatmans really is a riverside getaway worthy of Mole, Ratty and friends. Situated amongst ambling country lanes, Boatmans is surrounded by lush countryside and sits above a large private garden rolling down to the river Deben, which has its own landing stage and rowing boat. This charming, detached cottage has 2 bedrooms (sleeping 3), is traditional in design with quirky modern touches, and enjoys superb views of the river and woodland beyond. Boatmans is positioned 4 miles from the A12 enabling easy access to the nearby Suffolk Heritage Coast. There is a generous welcome pack, which includes a gift card for RSPB Minsmere Nature Reserve 'or' a day pass to Ufford Park Health Club.

Enter into the conservatory, with its river and woodland views, through to the main cottage. There are steps between most rooms due to the cottage's hillside nature. The kitchen is well appointed with plenty of work surfaces and a breakfast table. In addition to newly installed oil fired central heating, the living room has a multi-fuel fire, which adds to the cosy feel of Boatmans. Upstairs is the large bedroom, which also enjoys a fabulous view of the Deben through onto woodland beyond. The bathroom is downstairs, immediately below the bedroom, with a luxurious full-length bath and large power shower. A Floor Plan is available upon request.

We are Jan, Simon and Scarlett. Boatmans was our first home and we lived there for 11 years before moving next door. There is a good distance and tree/hedge boundary between the properties – we will always respect your privacy but are always happy to help and chat!

“What a great find, a beautiful cottage in a lovely quiet setting. We were lucky enough to have gorgeous weather over the weekend so enjoyed the gorgeous garden, bbqs, fishing, total relaxation, plenty of wildlife to be seen, birds, swans, the kingfisher and we were lucky enough to see the otter swim past in front of us whilst drinking tea fishing one evening! Arrived back at the cottage early one afternoon so went for a row along the river in the boat. Tuesday was a warm evening so went fishing at the bottom of the garden, and to our great surprise caught a pike – must have weighed well over 12Ibs. Then, again the next evening caught another one – smaller but again must have been around 12lbs. Having caught the fishing bug, we tried again Thursday evening and caught another one – this only a small one about 3lbs. Amazing!! "

Great choice.

Best choice ever, this cottage and our host will take some beating. It does not get any better. We were even invited to share our hosts garden where we took some very special photos. The week has been such a pleasurable experience. We will have fond memories of “Boatmans” and the family that make other peoples dreams a reality.

Stunning

This was a return visit for us and it was as charming as ever. Jan, Simon and gorgeous Scarlet treated us like extended family and we spent many hours fishing, playing hangman with Scarlett and generally relaxing. if you want a place to stay that beats all you could dream of in the countryside but with many nearby attractions to see then this is the place for you. Cosy rooms , great pedestal bath and loads of outside space to enjoy. Nothing is ever too much trouble and Jan who is always there to help if you need anything but never ever intrusive. What more can we say it is a fabulous place with a gorgeous family next door which now includes a little dog called Daisy. Try it you will not be disappointed and you will certainly return as we will and we have to travel from Crete. See you next year x

outstanding property, location and welcome.

A property even more impressive on arrival than its description. The attention to detail and care taken is fantastic and only eclipsed by the care and friendliness of owner Jan and lovely little Scarlett. A beautiful area with plenty to see and do and a welcome in every pub or attraction we visited, although the cottage itself is absolutely charming to remain in if you just want to kick back and relax. A place we are enthusiastic about the prospect of returning to in the future. Thank you!

Boatman's Cottage has everything for the perfect holiday. Customer service,cleanliness, garden, river, situation were all better than imagined. It is a gem of a holiday cottage which is short of nothing. Can't wait to return and would thoroughly recommend it to friends.

Stunning Suffolk Country cottage on the river

Boatmansl cottage is an amazing location , wonderfully equipped, cosy and comfortable .

Luxurious bathroom with huge roll top bath , a fabulous power shower with jets making it hard to decide on bath or shower.

Lovely food pack on arrival and very nice cold bottle of white wine which was very appreciated . The garden and river are very relaxing , with abundant wild life visiting regularly . A quiet retreat but within short distance of good pubs , restaurants and villages and small towns. Boatmans is extremely well situated for sightseeing , beaches and country houses , nature reserves , all within easy reach by car .

The owners are very accommodating and flexible and are keen to make your holiday as pleasurable as possible .

I would definitely recommend Boatmans and give it a huge thumbs up and 10/10

Boatmans, Letheringham

Boatmans is in a small hamlet and has an idyllic setting with large garden and delightful river frontage. Although flanked by the owner’s property and a terrace of small houses, Boatmans is both private and tranquil. The property was clean, well equipped and furnished to a standard well above that expected of holiday accommodation. This included the large master bedroom with super king-size bed, bathroom with excellent shower and stylish bath, comfortable sitting room with TV DVD player and sound system and an airy, light and spacious conservatory. The owners provided good quality towels and bed linen, a generous collection of books, DVDs, basic food items and welcome pack. Broadband speed was good for a rural location. On a cautionary note, Boatmans does have some steep steps and would, therefore, be a challenge for those with mobility issues. Boatmans is conveniently located for visiting many historic Suffolk towns, castles, houses and gardens as well as the coast and Constable Country. The owner was attentive but not intrusive and responded rapidly to all enquiries. Overall, we would thoroughly recommend Boatmans and hope to return in the future to continue our exploration of Suffolk.

Location

From the Owner

Boatmans is a tranquil hideaway, but located within easy access to the fabulous Heritage coast as well as towns and cities – London’s Liverpool Street station is approximately an hour and a half. We both loved returning from the city, lighting the barbecue, enjoying a row on the river before dinner in the conservatory or patio watching the sunset. We love the wildlife: otters, kingfishers, cormorants, herons, owls, ducks, geese etc and the resident swans that wait in anticipation for bread! I look forward to opening the curtains each morning - today (as I edit this), it was two playful otters and then a swan and Canada geese vying for a prime nesting spot. Previous sights include escapee cows, an owl on the lawn and a lone deer walking nonchalantly past as I prepared breakfast!

Activity and Interests

Coast/Beach:

Boatmans is positioned 4 miles from the A12 enabling easy access to a wide range of places of interest. Woodbridge, Snape Maltings and the coast (Aldeburgh, Dunwich, Walberswick, Southwold, Thorpeness and Orford) are not far away. Suffolk's wonderful Heritage coast includes superb beaches, rivers, forests, Framlingham and Orford castles and historic towns. Sutton Hoo (Anglo-Saxon royal burial site) and RSPB Minsmere are also great attractions.

As a rough approximation, places of interest (listed earlier) are within a half hour drive.

Further Details:

Letheringham is a tiny rural village and is classed as a "Special Landscape Area"; it is located between Wickham Market and Framlingham (approx 3 and 4.5 miles respectively), both of which have a good range of shops and amenities, including cafés, Framlingham Castle, street market, food stores/butchers, take-aways/restaurants, clothes/antique shops and home wares etc.

Letheringham's Church of St Mary is a grade II* listed building and is an enjoyable walk from Boatmans.

The nearest village is picturesque Easton (a pleasant walk), which boasts an award winning country pub, church and the ‘crinkly-crankily’ wall! Easton Farm Park is a popular attraction, especially for families, which offers interactive farm fun and includes some truly special listed buildings. The Park also hosts a range of events (e.g. Farmers' Markets, car rallies, music festivals, horse shows) and is home to the endangered Suffolk punch horse.

Changeover day is Friday. Although from Nov - Mar alternative arrival days and lengths of stay can be arranged - please enquire. Over the CHRISTMAS period, arrival days are Friday or Wednesday, with a minimum stay of 7 nights. Christmas decorations, tree (living!) and gift will be provided!

We request that guests depart by 10am and arrive no sooner than 4pm - this enables the desired level of preparation for the next guests.

Notes on prices:
With the exception of half-terms, short breaks are available until 31st March 17. Either 3 nights (minimum stay) Fri-Mon or 4 nights Mon-Fri, at 75% of the weekly price - SORRY, but the Additional night rate is incorrect - it is less than shown (please enquire). There is no dishwasher – each year a £50 gift voucher from delicatessens Emmett’s will be awarded for the best washing up!!

We do not take good house-keeping deposits, but kindly request that you notify us of any breakages etc to ensure everything is in order ready for the next guests.

From the Owner

In the summer the water is crystal clear enabling the bottom of the riverbed, fish, boatman, snails etc to be seen. I love the first sight of the yellow lilies and the prehistoric looking foliage. The swans normally produce signets and we’ve even had guests see a muntjac swim! In the winter we enjoy the snowfall on the water, the pretty icicle laden branches, bracing walks and a cosy fire! Simon’s favourite past time is reading in bed, with the windows open whilst listening to the "wind-in-the willows". I particularly enjoy a walk at dusk seeing the Suffolk punches in the fields and often hawks and owls hunting for prey. We love the sounds: the shrill of kingfishers, woodpeckers, ‘bark’ of the muntjac, swans ‘taking off’ and landing, passing horses, a sudden ‘splash’ and even a donkey

  • Notes on accommodation: Included with every stay is either a gift card for RSPB Minsmere Nature Reserve or a day pass to Ufford Park Health Club. Minsmere is one of the richest areas for wildlife in the UK with more than 5,600 species and was the location for the BBC’s Springwatch. The card will enable two adults entry or it can be used at the Shop. The pass to Ufford Park provides access to the gym, sauna, steam room, two-mile running track, jacuzzi and pool. If you would like one of the above, please advise at the time of booking and don’t forget your binoculars or swimming/gym kit! Heating, electricity, Wi-Fi, and fuel for the fire is supplied as well as any coal required for the barbecue. Tea (English and earl grey), coffee (ground and granules), sugar, one pint of milk, bottle of wine and biscuits are provided. A selection of books, DVDs and games. Sorry no pets, smoking, children under six or unaccompanied teenagers. The hazards of the river are at your own risk. Outside: There is plenty of parking on a separate drive for the property, which has a footpath leading to the conservatory. Boatmans is set amongst some of the finest Suffolk countryside with fantastic local walks. The large private garden is lush and full of interesting plants, with the River Deben flowing right at the end. A rowing boat is available. Fishing is permitted and the catch can include roach, perch, tench, dace, pike, carp and sticklebacks. During the summer months, the following are supplied: - Two sets of tables and chairs (for patio and large private garden) and bench - Barbecue - Picnic basket and rug - Sun loungers and sun umbrella upon request There is also a rustic outside shed, available upon request, for storage of items such as bikes and fishing tackle etc. Some house maintenance activities may be carried out during your stay; if this occurs every effort will be made to keep this to a minimum. Cleaning / Towels / Linen / Maid service: 100% cotton bed linen (thin and plump pillows!), bathroom towels, kitchen towel and tea towels are provided. NOTE: the Washing Machine is a short distance next door in an external wash room. Other: The conservatory opens onto the secluded ‘sun-trap’ patio area (with table and chairs in the summer) and includes a dining table (seating four), a sofa, armchair and bench. The CD player from the living room is also linked to speakers in the conservatory.
