A beautifully furnished 4 bedroom 3 bathroom modern villa sleeping 8/10 on the secure and peaceful conservation community of Sandy Ridge. Near to Champions Gate and 10 minutes from Disney. The home has a monitored alarm and a safe. The home is truly home from home with 2 lounges, fully equipped kitchen/utility room with washer, dryer, dining area, 4 bedrooms, 1 king, 1 queen, both with en-suites and walk in showers, 2 twin bedrooms sharing a family bathroom. There is a fully screened 30ft x 15ft south west facing private swimming pool with sunshine most of the day overlooking beautiful conservation.

A games room has been installed in the garage featuring a full size pool table, Table football (Foosball) dart board, Magnetic chess and draughts, PS3 with games. Board games and a wide selection of books can be found in the Kitchen cupboard.

The location of Sandy Ridge is perfect, the area around is undeveloped, resulting in the feeling of a country retreat, yet the community is conveniently close to Junction 58 of the I4, giving access to Walt Disney World in less than 10 minutes. Marker 5 of the 192 can be reached in just 10 minutes via a quiet local road.

The Champions Gate development is just 2 minutes drive away and here you will find a Publix Supermarket, Macdonald's, Subway, a BP gas station, banking facilities and other small retail outlets. Restaurants in Champions Gate include Chilli's, Millers, Red Robin and Wendy's

There is also a Chinese takeaway and Italian Trattoria, both of whom provide delivery to the Sandy Ridge area.

Golfers will find 2 Greg Norman designed courses and a David Leadbetter Golf Academy at Champions Gate. Even closer is the upscale resort of Reunion, home to 3 championship courses.

Sandra and Bert Barley are from Hertfordshire and are the owners of Orlando villa with a view, we purchased our property just over 3 years ago

During the time we have had our villa we have upgraded and refurbished it to a high standard, for our guests to have a comfortable and memorable holiday experience.

We have recently returned from the villa and during our stay we have installed a brand new games room with a full size pool table, Football, dart board, play station 3 with a selection of games.

There is a powerful upright fan to cool things down on the warmer days

We have also purchased brand new upholstery for all the patio furniture.

New bedding has been provided in both the master and second master suites.

We have been travelling to Florida as a family for a number of years now and welcome our guests questions or queries regarding their holiday. whether it be about their travel arrangements or local information regarding the Orlando resort areas.

Comfortable Home In Peaceful Neighborhood Yet Close to Everything

The house is just as it is pictured. It is clean, very spacious, and has the convenience of having two ensuites. The third bathroom is adjacent to the 3rd & 4th bedrooms, and these are down a separate hallway from the other bedrooms, which themselves are in opposite ends of the house. Thus it provides a lot of privacy; almost like having three separate apartments in one house. So it's ideal for an extended family or group of friends.

The pool is large and also very private, as it backs up onto a forested conservation area. This also provides a nice natural view from the family room.

The neighborhood is quiet and suburban, but all the conveniences are close by. The Disney parks are also close, via a road that is has much less traffic than others that access the parks. So the driving time to there is actually shorter than that of many rental homes that are physically closer.

The gentleman from management company is friendly and responsive. We had one minor issue which was fixed right away.

We had a wonderful time in the house and in Orlando, and I would recommend this home for anyone looking to stay in the area.

Great location and very comfortable

From the time we arrived to the time we left we felt we were in the lap of luxury. All the rooms are large and roomy and everything you require is at your finger tips. The location is excellent and the area was quiet. The villa backs on to woodlands so is very private when using the pool. The furniture is very comfortable and the villa is well equipped. The internet went down but before I was able to contact the management company they text me to say they knew of the problem and were sorting it. We enjoyed our stay and will stay there again when we return. I highly recommend this villa.

From the time I booked I was well informed of all information from payments to location and amenities in the area. A 5 star from me.

The villa was lovely and clean on arrival and very comfortable with nice touches like beach towels. Great pool and some welcome late afternoon shade thrown over by the privacy screen of trees. Very accessible to all main attractions. Attentive owner and management company. Would rebook.

Amazing villa

We have just returned from this beautiful home. We have stayed in many villas but this is definitely number one on our list!! The area is lovely and quite. Only a few mins from everything you need. We loved the alarm system, the fact we were 3 women on our own and could alarm the inside of the house at night was very resureable for us. We have already booked for next year. Would highly recommend this villa.

Fantastic house/location

Lovely house. The owners were very easy to deal with and kind letting us in early on the first day and providing useful information. The beds were very comfortable and all facilities were excellent, particularly the washer/dryer. The kids loved the pool. Very clean and in a very convenient location. The management company were very obliging also and helpful and polite. The only irritant was that alarms are fitted into the pool doors which is a legal requirement with children. These kept falling off on opening and closing during our stay despite being fixed, otherwise it would have been 5 stars.

The Main reason for purchasing a property on Sandy Ridge is all about location. The community was built on a conservation area which gives a feel of being in the countryside which brings peace and tranquillity to the area but it is so convenient to get everywhere within minutes. There are local shops, supermarket and restaurants just a few minutes away, local takeaways will also deliver to you on Sandy Ridge. The community is a mix of residents and vacation villas which gives it a truly homely feel. Sandy Ridge is well maintained by the owners and always looks clean and tidy SECURITY I think it right to separately mention security as I know that going to Florida security is paramount in most people’s thoughts, particularly guests travelling for the first time. Orlando is generally a very safe area and the police are very proactive in protecting tourists but of course like most places in the world there will always be crimes and burglaries committed. It is a common belief that a gated community is safer than a non-gated community, I am afraid this is not the case as there are as many break ins on gated communities as there are non-gated communities. It is easy for thieves to gain access codes to gated communities as there are trades and deliveries being made on these communities every day and not all have 24/7 gatekeepers. SANDY RIDGE The community of Sandy Ridge is a non-gated community which is a mix of permanent residents of which some are police officers. The remainder is made up of short term rental properties and it is up to each owner to install their own security measures. The community jointly pay for mobile security 24/7 with monitored CCTV on all entrances and exits. Our villa has a monitored 24/7 alarm system and a safety deposit box so our guests can feel very secure whether away or at home.

The major benefits of the property again is location.From the front door you can be in a local Publix Supermarket, Chemist and restaurants in less than 5 minutes. Champions Gate for further Restaurants, Shops, Championship Golf Courses and the I4 exit is just 5 minutes away. All the Disney Parks are only 10 minutes away as well as Kissimmee for bars and restaurants, Walt Disney's creation of a true American town, Celebration is only 10 minuets drive from the villa. Old Town Kissimmee and its old world American charm is only 10 to 15 minuets away and has a Fun Spot with all the latest thrill rides and on a Friday and Saturday is full of entertainment and a vintage American car show and drive past. There is something on most nights in the old town. An excellent night out for all ages.. The villa itself is great to come back to after a day at the theme parks or shopping. To relax around the pool which is only overlooked by conservation.

  • Outside: The villa is detached and has surrounding gardens, there is a 30ft x 15ft private enclosed swimming pool which can be heated. There is good size pool deck with sunbeds for sunbathing and a covered lanai with patio furniture a table with a light and fan above. Pool heating does not come as standard and if required is charged at £90 per week. Pool heating is generally only required for the months of October through to April. Utility Room: Utility laundry room with seperate washing machine, tumble dryer, ironing board, iron and vacuum cleaner Cleaning / Towels / Linen / Maid service: Bed linen and towels are provided, as well as pool towels although we ask that these are not removed from the villa. The villa is cleaned prior to arrival and a free clean on departure. Other: A play station 3 with games can be found in the garage, the games are for use at the discretion of parents.
