About the property

Lower Collaton Farm Cottages

Lower Collaton Farm is a traditional old Devonshire farmhouse, dating back to Domesday, nestled in a peaceful secluded valley, only six miles from Dartmouth, Totnes, Kingsbridge and award winning local beaches such as Blackpool Sands. It is an ideal base for coastal and moorland walking, and for visiting the many local gardens such as Agatha Christie’s Greenway and the D’Oyley Carte’s Collaton Fishacre, (both National Trust). Food lovers will enjoy the fish at Mitch Tonks’ famous Sea Horse restaurant or the delicious organic vegetables at the Riverford Farm Field Kitchen. There are many more fine eating places to try close by which cater for all the family's requirements. Apart from the hens in the yard and ducks on the pond Rosie and James have a small flock of Shetland, Jacob and Zwartble sheep. Some are particularly friendly, and guests and their children are welcome to be introduced at closer quarters. There is a beautiful nature trail around the boundary of our ten acre farm which takes full advantage of the countryside views.

The Stables, which sleeps four, is open plan on the first floor with double and twin bedrooms plus bathroom below. The ancient beams are exposed, giving the cottage lots of character. There is an outside seating and BBQ area and a further guests area to the rear. It is available from Easter to the end of September.

Our other cottage sleeping four is The Byre, which used to be where the cows were milked. It is now a beautiful spacious cottage with a double bedroom and a twin bedroom, both en suite. The twin bedroom can be converted to a double with the zip and link mattresses. Like The Stables, the bedrooms are on the ground floor, and the spacious living area has lovely old scissor beams and an excellent view down our valley from the window.

Tucked into the opposite side of the courtyard is The Old Granary, a delightful and charming cosy cottage for just two. With maple floor and beamed ceiling, the downstairs bedroom has an adjacent wetroom. Up the winding stairs is the kitchen and living area. Outside is a pretty little garden. It’s available throughout the year, and for short breaks out of season.

"Gorgeous village, green fields, starry skies" Our village of Blackawton has just been included in the Sunday Times' top 50 best rural places to live in Britain! "It's like Ambridge without the melodrama: farms ring a village centre that has a pub, a classy restaurant, a pretty church, a primary school and a post office run by volunteers... An everyday story of (genuine) country folk".

Full details and more photos of our two cottages can be found on our comprehensive website. The link to it is below the yellow telephone at the bottom right of this page

About James and Rosie Mussen

We have known South Devon for many years, coming to Dittisham to Rosie's parents when our children were growing up.

We bought Lower Collaton Farm when James took early retirement, and converted the disused barns into holiday accommodation whilst building up a small flock of pedigree Shetland sheep.

Our current small flock of three Zwartbles and four Shetlands are always delighted to say hello to our holiday guests and their children.

James and Rosie Mussen purchased this cottage in 1996

Why James and Rosie Mussen chose South Hams

We love seeing the bright stars at night, the hoot of the barn owl, the lack of traffic noise, the birds and the butterflies. We do not miss the traffic jams on the M25! Walks along the South West Coastal Path and also up on Dartmoor are a special treat, especially for our Irish Terrier Nualla who loves a good scamper.

What makes this cottage unique

We are out in real countryside but close enough to Exeter or Plymouth to enjoy theatre and opera, or museums, aquariums and country parks with our grandchildren. When the weather is good, a swim down at Blackpool Sands is the perfect tonic!

Absolutely lovely

  • 5 of 5

We had a wonderful stay, great base for exploring Dartmouth and surrounding areas. The house had everything we needed even a 'cat alarm clock' - ginger puss from who knows where who sat on the doorstep and meowed every morning, then tried to 'clean the kitchen windows' before giving up and sitting in the sunshine. Lovely setting and the walks around the nature trail were a real treat at the end of the day.

Looking forward to more stays in the future.......thank you xx

Away from it all

  • 5 of 5

We had a wonderful time. The cottage was away from the busy roads, and lovely and quiet. The cottage was modern and clean, the owners attentive and friendly. We were not far from the sea nor the moorland. We had lovely cream teas nearby, farm shops for good supplies, and places to eat out for all pockets. We have definitely recommended it to our friends.

Lovely cottage in peaceful surroundings

  • 4 of 5

We had a lovely holiday at the Stables, situated near to the lovely port town of Dartmouth, where the 'Rockfish' take-away fish and chip shop is not to be missed! The cottage was spacious, and equipped with everything you need for a self-catering break, the lounge has really comfy sofas, a great view across the countryside, and a cosy woodburner, with plenty of wood on-site. The beds were comfortable, and the bath was big and deep!. It's a great base to explore devon with 2 fantastic beaches nearby, and some great pubs!. The owners are friendly and helpful.
