Awarded 4 Star GOLD by Visit England 2016 these former stables and hayloft have been lovingly converted to a very high standard. The Stables has 5 double bedrooms, 2 twin, 2 double, 1 king. There are 3 bath/shower rooms, 2 being en-suite (1 downstairs) and 1 large family bathroom. The Hayloft has 4 double bedrooms, 1 twin, 3 doubles, 2 being en-suite. The spacious barns have character in abundance with beams and exposed brickwork. Light and airy, we have installed underfloor heating throughout the property. The barns are part of 4 barn conversions situated down a long quiet drive with ample parking on our rural farm with pet horses & goats. The gardens are enclosed by picket fencing with lawn and sun terraces. On the surrounding farm fields we have left wide side margins for guests to enjoy walking and have also added some walking trails. The Georgian village of Hingham with its excellent pub restaurant and shops is only a 5 mins drive away. A small complimentary welcome hamper will be waiting for you to help you settle in.

We live with our 2 daughters and dogs on our farm in Norfolk. My husband runs the family farm alongside his brother and I look after the holiday barn rentals. We have made sure that the barn has everything you need for a wonderful stay and look forward to welcoming guests to The Stables.

The properties have been in our family for many years and were previously used for stabling horses and calves, later used as a car-port until we recently converted them into the stunning holiday homes they are now. They are part of 4 barns that we have converted on our farm, all set in the stunning rural Norfolk countryside.
What makes this barn unique
Although set in the countryside we are 25 minutes drive from Norwich with its fabulous shopping and nightlife. The picturesque Norfolk coast is 1 hour's drive, we are 45 minutes from Bury St Edmunds and 1 hour from Cambridge. The Norfolk Broads is a 30 minute drive away and Thetford Forest with cycling trails, high zip wire, Segway hire & concerts is 20 minutes drive. Our local Village with pub/restaurant & shops is just 5 minutes drive. Fishing and several golf courses are nearby and we have created walking trails around the fields on the farm. As well as the horses and goats we have on the farm, guests will encounter lots of wildlife including deer, numerous varieties of wild birds and hares. We also run a farm pheasant shoot Oct - Jan, contact us for details on booking a place.
Please contact owner in first instance. A non-refundable deposit of 25% is charged at time of booking, final balance payable 6 weeks prior to arrival. Please note a damage/additional cleaning deposit of £150 is also charged, payable separately with final balance. This is returned following satisfactory inspection of property after departure and return of keys.
Changeover day is flexible wherever possible. Please contact owner to discuss your requirements.
Notes on prices:
During school holidays, the minimum stay is 7 nights however if available, these can be booked as a short break.
We welcome well-behaved dogs however dogs must be kept on a lead on walks and owners must clear up dog waste. A fully enclosed exercise paddock is available for the dogs as well as our lovely farm walk. Inside the property all dogs must be kept downstairs, are not allowed on the furniture or in any of the bedrooms. We do not charge additional fees for dogs however any damage or extra cleaning required after your stay will be taken from your security deposit.

An absolute peach!
This is a marvellous barn conversion with masses of space, finished to a high standard and the owners offered flexible dates enabling us to arrive on a Thursday and leave on a Monday which, in my experience, not a lot of holiday rentals offer. We were going to a family wedding so a whole bunch of family stayed, 9 of us in total including three children and there was still bags of room. We were very impressed to find stair gates in place (rather than stuffed in a cupboard with a note telling us where to find them) a travel cot up and ready and a high chair too. The welcome hamper was a nice touch too. We liked the place so much that we might well make the trek up from Devon again.
Our group consisted of 8 adults and 2 dogs looking for a break away from it all! The Stables is in a very tranquil
setting, spacious, very comfortable and providing everything you need. Enjoyed the walks around the farm and ventured further afield visiting Cromer, Mundersley, Oxburgh Hall and Wymondham for a ride on the steam train and to indulge in tea and cake at The Shed café. Spent some fun evenings playing games, cards, dominoes and trying to complete the 1000 piece puzzle which beat us in the end! The scones and asti Julie
kindly provided on arrival was a welcome addition and kept us going until our Tesco delivery arrived!
All in all we had a very relaxing time and would certainly recommend to anyone wishing to escape and chill!
We booked The Stables for a family weekend to celebrate our sons 18th birthday and we couldn't have chosen better! Beautiful accommodation which is spacious and provides everything you need! Loved the welcome pack, the cake was delicious as was the prosecco!
Set on a farm there is a lovely walk for the dog and the kids enjoyed watching the horses and goats!
One of the best holiday homes we have stayed at....so good that we have booked again for New Year at the Hayloft next door.

We are a musical group of 6 who was working on a prison project nearby and we wanted a convenient place for early morning drives into the prison. From the moment we first contacted the owner, Julie Shingfield, with enquiries, she was incredibly helpful and welcoming. This feeling of welcome continued for our whole trip. The Stables itself was brilliant! Everything was done to a very high standard and everything was perfect. It was comfortable, well set out and lived up to the lovely photos on the website. We stay at a lot of places on our travels and this is easily one of the properties we have ever had the pleasure to visit - we would recommend it to anyone!
Fantastic Conversion done to a very high standard
On arrival we were all astounded by this great place, There were 10 in our party-6 adults and 4 children(10,7,6,2 years old) There was loads of space and well thought out with safety gates etc so there were no concerns with the little one. The kitchen is well stocked with pots and pans etc and all of good quality. The bedrooms and bathrooms were finished to a high standard and comfortable, The children loved the big bath. The place was lovely and warm, the area is lovely and we found plenty to do around the area- lovely walk around farm to see goats and horses. the welcome pack was great and we had the best chocolate cake we have ever had and plenty of fresh eggs.

My family and I stayed here for the weekend. Being spread across the country, it was great to all get together. From the moment we arrived we were absolutely blown away by the property. Exceptionally presented, great for adults and the kids (2yrs and 8months) fantastic layout, quiet location with lots to do. The walk in showers and huge bath tub were my favourite aspect. The property had everything we needed and more. The welcome pack was superb and the barn provided loads of info on what was available in the local area. I couldn't recommend this more. Perfect for a family get away. We hope to revisit!

During the pheasant shooting season (Oct - Jan) we run farm shoots. Interested guests please contact us for further details on how to book a place for either a day's shooting or brushing with your dog.
Catering - We can organise a local caterer who will cook and serve meals for you in the barn all to your own specific menu.
Beauty Therapy - we are able to arrange 1/2 day / full day treatment packages with our local Beauticians/hairdresser for those of you who would like to relax further. Situated just 5 minutes drive from the barn.
Family photo session - These can be arranged on site either in the barn or outside on the farm. Please contact us further for information.
The Norfolk coastline with its stunning mix of both sand and shingle beaches is 45 minutes drive. We can offer advice on best beaches for dog walking, seal watching, boat trips and funfair excitement.
The Norfolk Broads with its boat trips and boat hire is only 30 minutes drive.
Due to the rural location of the barn a car is essential. Our nearest London airport is Stansted 1 hours drive away. Norwich airport is 35 minutes drive. Train stations close to us are Attleborough 10 mins drive, Wymondham 15 mins drive, Thetford 30 mins drive & Norwich 25 mins drive.
The quaint village of Hingham with its pub and shops is only 2 miles away. The historic market town of Wymondham with its Tudor beamed shops and 900 year old Abbey is a 7 mile drive away. The medieval and vibrant city of Norwich has much to offer including excellent shops, a castle with museum, cathedral and the biggest open air market in Europe to name just a few and is 18 miles from the barn. Buses run hourly to both Wymondham and Norwich from outside the farm entrance.
In addition to the local shops in our village, larger supermarkets such as Tesco, Sainsburys and Waitrose are situated in the nearby towns of Watton, Attleborough and Wymondham. All a 10 - 15 minutes drive. There are several good pubs and restaurants in the local area which we can make recommendations for. We also have fish & chips, Indian & Chinese restaurants close by, some who deliver.
Leisure centres with swimming pools, gyms, fitness classes etc are situated in neighbouring towns of Wymondham, Dereham & Watton.
Barnham Zoo is a fantastic day out for all ages and is 30 minutes drive. Just 5 mins drive from the barn is Melsop Farm which features both farm animals and indoor/outdoor play area.
Thetford Forest has Segway hire, high zip wire, play areas and musical concerts all year round together with walking & cycle trails, picnic areas and cafe.
Fishing lakes are situated within 5 minutes drive of The Barn.
Cambridge with its historical University buildings and grounds, punting, shops and restaurants is just an hour's drive or relaxing train ride away.
Theme Parks - Pleasurewood Hills, Africa Alive, Dinosaur Park, Bewilderwood & Gt Yarmouth Pleasure Beach are all an enjoyable family day out, within 30 - 45 minutes drive of The Stables.
Horse Riding - there are several Riding Schools in the area, all who offer lessons.
Car Racing - Snetterton Race Track is only 15 minutes drive from The Stables and has a comprehensive schedule of car racing throughout the year.
Horse Racing - a great family day out can be had at racecourses in Newmarket, Fakenham and Gt Yarmouth. During the summer both Newmarket & Gt Yarmouth offer Race afternoons with live bands in the evening.

- Notes on accommodation: Visit England has rated us as 4 STAR GOLD AWARD 2016!! The property has underfloor heating throughout which can be adjusted to suit in each room. A travel cot and high-chair are available free of charge, guests must provide own cot bedding. 2 further child foam beds are also available, no bedding provided. Well behaved dogs are welcome but are not allowed in bedrooms or on furniture. If you're looking for somewhere larger to stay with perhaps your friends or family, you'll find The Stables offers well-appointed accommodation with 3 bathrooms, dining table and comfy seating for up to 10 persons. A small welcome hamper will be waiting for you on arrival. Outside: Patio doors from kitchen lead to enclosed front lawned garden with sun terrace.
