Cottage in Braunton, North Devon, England - Quiet Location 1 minute walk from centre of the villa

2018 UPDATE: a new bathroom has been installed in April after feedback that it was getting a bit tired. New photos have been uploaded so you can see how it looks. We have also had the exterior of the cottage painted and new UPVC double glazed windows and doors will be installed to the rear in spring/summer 2018.

"The Cottage" in Braunton is a large and well equipped double fronted holiday home that is ideally situated for a family beach holiday or a surfing short break with a group of friends. The property has 3 bedrooms that sleeps 6, is dog friendly and is well equipped for children! The property had new carpets throughout in late 2014. When you walk through the front door the first thing you will notice is our large dining room with French kitchen table that seats 8 and working Rayburn making it a real hub of the house. There is lots of room for a large family or group of friends to really unwind and relax. The lounge is also a feature with wood burner, large 3-seater settee, large 2-seater settee, armchair, coffee table and even a guitar if you fancy a pluck! The village is a 1 minute walk to the end of East Street or if you turn left out of the front door you will be in the Agricultural Arms pub (The Aggi) within 2 minutes. The Elliot Gallery is a 10 minute walk away and you can be on the Tarka trail within 5 minutes. The kitchen is full equipped with cooker, washing machine, fridge-freezer and dishwasher and under the spiral stairs there is a great place for dogs to sleep. Up the spiral staircase there is a play room and behind it a wooden balcony where you can relax and watch the sun set. A private courtyard is a great place to store surfboards or have a BBQ and there is a table and 8 garden chairs.

I'm Paul and my wife is Nikki. We have owned the cottage in Braunton for many years having fallen in love with the village when we used to travel down in our camper and go surfing. We started renting out our cottage to allow others to enjoy the area as we do and to support the local community. We hope you have a great stay.

Why Paul Blunden chose Braunton

We bought our cottage in Braunton when we were expecting our third child and realized that the VW camper we owned was unable to properly accommodate us all. We love the area as there are great walks and beaches and loads to do for young and old whatever the weather.

Braunton is a lovely village with lots of nice restaurants and boutique shops and of course lots of surf fashion shops. There is a large Tesco nearby and a couple of cycle hire shops for making the most of the Tarka Trail.

The beach at Saunton is amazing and there is also Croyd bay nearby plus lots of other beaches just a short drive away. A little further you can visit attractions like Dino land, Big Sheep and the Atlantic Centre. Also close by is the market town of Barnstaple.

What makes this cottage unique

Our cottage is in the centre of the village and once you park up you can walk everywhere for eating out, down to the Tarka trail or for a coffee.

We have a large dining room with Rayburn oven and large kitchen table which comfortably seats 8 making it a real hub of the house. We have lots of board games in the cupboards and our kids have loved spending the afternoon with hot chocolate from the local cafe and the entire family playing monopoly. In the lounge there is a wood burner for cozy nights by the fire with lots of room and big sofa's.

In the kitchen a spiral staircase leads to a games room where there is a TV, X-Box and various games. We have well stocked book shelves and plenty of DVDs if you want to watch a movie. A door from the play room leads to a balcony which is perfect

We have just come back from a lovely week at the cottage. The location is perfect, only a few minutes walk and your in the village center with lovely coffee shops and restaurants. Its right on the tarka trail for bike rides and a 10-15 minute drive to the beach. The cottage has everything you would need and enough space to get some peace and quiet and all you need to keep kids amused. We would thoroughly recommend it.

We've just come back from a lovely long break at The Cottage. Its a real home from home at the heart of a lovely old village with most of what you need on your doorstep. Cozy but spacious interior where the old features have been maintained to a high standard including a wood burner... WiFi available which is great and adds versatility. Fabulous eateries and takeaways to suit any palate or mood. Some great walks and cycletracks from the village to the coast. A large family and dog friendly beach is less than a 10 mins drive away and ideal for surfers, paddleboarders or just paddlers. I'm biased because of my history with the area however irrespective of that, we would definitely go back for another family or couples break ....

uch a good time - we've surfed, cycled, dog walked and explored this beautiful area. You can really tell that the owners use this cottage themselves - all that you need is thoughtfully provided. We've read several books from the extensive collection, played some old school games, and eaten at some lovely pubs and restaurants. A great spot for a family break!

Notes on accommodation: The cottage is very close to the vollage and parking as available on the street between the hours of 6pm and 9am. The Aggi (2 minutes away) will allow parking for free if you eat there or you can park in the village car park for about £3 per day which is a 5 minute walk. The village car park allows you to pay the night before for the following day so you can still have a lay in! Outside: There is a yard to the back which is private and enclosed and perfect for BBQ's. There is a garden table and chairs for 8. Above the yard and accessed from the annexe is a balcony which seats two to four and is perfect for watching the sun set. Cleaning / Towels / Linen / Maid service: We have a professional changeover service and provide all linen and towels except beach towels. The changeover is carried out once per stay of up to two weeks. Other: There is an annexe above the kitchen which has a large settee and TV plus play-station and other games. We use it as a play room to get some peace from the kids!

Great Christmas Break

We stayed at East Street over the Christmas break and it really was a home from home. There was everything you could ask for in the kitchen to cook a Christmas dinner along with a million knives & forks :) The house is big enough for a family of 6 (there was only 4 of us) and we didn't feel on top of each other at all. The shower is one of the best I have used - much like a power shower - bathroom could do with a little bit of updating but was perfectly adequate and usable for a family with 2 x teenage boys. All in all we had a fab and relaxing break. Great to have the small TV in the main bedroom as well - which meant I could watch what I wanted to when the boys had their stuff on the TV downstairs.

Cosy, well equipped home from home, in a lovely, friendly village

The property has everything you need for self catering holiday let. The lounge is spacious and boasts a log burning stove that we lit despite it being summer. The ensuing glow and toasty warmth made sure we didn't see the end of the film. Which leads me on to the pretty well stocked DVD library and quality TV for those inevitable rainy Devon days. Above the kitchen and up the spiral staircase, there's an excellent 'kids' room, with a games console, big tv, and futon. This was extremely welcome when we wanted to relax with a cold glass of something fizzy, out on the adjoining balcony, which gets the very last rays of the sun.

The large dining / 2nd kitchen boasts a large dining table and chairs and a Rayburn range cooker (which we used once: warning - takes a while to warm up). The room's great for getting everyone together to plan or review a days activity.

The galley kitchen is perfectly suited to a holiday let, and has everything you need from loads of crockery and glasses to a dishwasher and washing machine.

The upstairs has 3 bedrooms and a decent sized bathroom. After a day at the beach with 3 kids (2 with extremely long and therefore sandy hair) the shower is like a gift from the gods. It's powerful and has a never ending supply of hot water.

The bedrooms at the front are pretty big, with plenty of light. The bunkbed room at the back is a little darker, as it still has the original, smallish cottage window. The most important though is the beds, comfortable, with crisp cotton sheets and body hugging, mid-weight duvets. If you're visiting in winter, I did notice more bed linen.

The village is fantastic, and you have literally everything (and more) that you could ever need. We ate at At One and Squires chippy, and they were both great.

I suppose the question people always ask is, would you stay there again? Absolutely we would, should we ever want to relive the hell on earth of the M5 around Bristol again.

The only reason I didn't give it 5 stars is the lack of parking outside the property. However I found a free place to park 5 mins away, and a 10 minute round trip each day isn't too bad.

Delightful !!

We had a lovely week at this property, you get loads of space for your money.

It is a very old house that in places showed its age, but I would image it is a nightmare keeping up with all the touch ups this place needs, we loved it regardless, bags of character.

Only two things that I missed at this property in comparison to others I have rented, and those were the parking and the garden, but I booked it knowing this as the advert is completely honest.

Lovely touch with dishwasher tablets, washing up liquid, little soaps, dish clothes and tea towels waiting for you on arrival and little tea and coffee sachets also, very helpful!!

This place is an absolute bargain of a holiday, we had a great weeks surfing and coming back to a very homely property.

Great location & size.

Well equipped, lovely fresh clean bedding & towels. Fabulous location, the Aggi Pub was a bonus & so close to the cottage.

My only comment is that the cottage looks tired in places, especially the bathroom.

The Elliot gallery is a short walk away.


Saunton sands is a short (10 minute drive) away with Croyd a further 5 minutes round the headland. Woolacome and Ilfracombe are about 20 minutes away.

The Braunton Burrows parkland is a short drive away and great for dog walks and playing in the dunes.


The nearest railway station and coach/bus station is Barnstaple and buses do travel to Braunton and service the surrounding villages.

From Tiverton on the M5 it takes about 60 minutes to drive to the cottage at Braunton.


The cottage is in Braunton village with the nearest shop 60 seconds away. The market town of Barnstaple is a 10 minute drive or 30 minute cycle ride, 5 miles along the Tarka trail.

Further Details:

Braunton is served by lots of boutique shops, a range of restaurants from trendy to old fashioned, take-aways and the home of Squires, the best fish and chip shop I have ever eaten at.

A large Tesco is a 10 minute walk along the Tarka trail and there is a Co-Op in the village just a few minutes walk away.

Booking Notes:
To book, email us with your preferred dates and we will confirm availability. We ask for a 20% deposit to confirm a booking and full payment 4 weeks before you arrive. Payment can be made by bank transfer.

Changeover Day:
Changeover day is Saturday but outside of peak season we are prepared to be flexible. Arrival time is after 2pm and we ask you to leave the cottage to allow for cleaning etc. by 10am on the day of departure.

Notes on prices:
The pricing includes changeover costs which cost us about £120 / week. Out of season we are prepared to be flexible but as you can see there isn't much cover for heat, light, wear and tear as we are trying to keep the rates low. That means weekend breaks aren't much lower in cost than a full week.
