This lovingly maintained villa will provide the perfect setting for a super relaxed holiday. Ideal for families/families sharing or groups. The first thing you will notice from the balcony of this property is the incredible mountain view, which overlooks the lush valley of orange groves. Enjoy breakfast, lunch and tea from the balcony, as well as chilled out evenings watching the sun go down.
From your sun lounger by the brand new private pool you can enjoy the same stunning views, enjoy a barbeque or paella on the spacious patio area by the pool, whilst the kids play in the games room.
For days out, the soft sandy stretches of beach are plentiful, with the closest just a 10 minute drive away. Waterparks, lakes, cathedrals, zoos and aquariums as well as the City of Arts and Sciences and Valencia city as a whole boasting a host of attractions are all between 10 minutes and 1 hours drive.
Travel by car is recommended whilst you stay at the property, although there are also many amenities within walking distance. Award winning 18 hole golf course La Galiana Campo de Golf set in the valley of Aguas Vivas is a must to visit, even if just for a drink or meal in the cafe that overlooks the course, as well as other restaurants and cafes which are just a 5 minute walk into the village of Aguas Vivas.

We bought this villa in 2003 and lovingly reformed it over 2 years with a view to renting it for holiday rentals. We loved it so much that we ended up living in it for 8 years!!!
We lived there with our 2 (at the time) small children so the house is child friendly for toddlers. We also extended the property to ensure that there's also plenty of space to play and have fun.
We have maintained the property over the years to ensure its in tip top condition for holiday makers.
This is our first year renting for holiday makers, after having moved back to the UK to be with our families.
We have employed cleaners and pool maintenance attendants to carry out changeovers and be on hand for any reason whilst holidays makers are staying in the property.

Peaceful family holiday, beautiful views.
Villa located in a quiet residential area off the busy highway that offers access to local areas and larger towns/cities. A car is definitely essential here. The local shops are in walking distance down the windy hill where you'll find a local grocery store, bar, pharmacy and restaurant (Casa Tony which sadly, would not recommend for anything other than drinks or snacks). Our favourite beach was Cullera only 25 mins away.
The property itself has the wow factor in terms of the view from the balcony and all in all, served our family of 4 adults and 3 children well. The pool was on the small side if we all used at the same time but the children loved it and was enough for them (aged 6, 9 &10).
We stayed mid to late August 2016, temperatures were in the 30's most days and we alternated between days out, the beach and the villa. When it got too hot, the children took themselves downstairs to the games room which they enjoyed.
Overall, we enjoyed our stay at this property and with a few tweaks here and there, it would have 5 stars.

Can very much recommend this beautiful villa. The view has to be seen to be believed. Definetly not in the heart of things but great if your wanting some peace and quiet. Special thanks to Mark for saving the day and helping us lower the cot on the first evening.

Cycling, cycling, cycling!!!! Everywhere you look there are cycling routes in this region. Please ask for more details and we'll be happy to advise you.
Stretches of soft sandy beach are plentiful, the closest being just a 10 minute drive. Check out Gandia, Cullera and Tavernes la Playa, all have a wide array of restaurants/bars and places to visit. These beautiful beaches are cleaned and well looked after throughout the season.
The villa is easily access from both Valencia (45 minutes) and Alicante (1.5 hrs) airports. Use of car is essential for this property.
If traveling by boat from Plymouth or Portsmouth, the drive to the property from Bilbao/Santander is around 7 hrs.
5 minute walk into village of La Barraca de Aguas Vivas - with a small supermarket, 3 restaurants, bakery.
Drive to either Carcaixent, Alzira or Tavernes towns for larger supermarkets, shopping centres, sports centres, places of interest, restaurants etc. All within a 10 minute drive.
Visit Aquopolis waterpark in Cullera or Lake Anna - both highly recommended.
The village of Simat is a lovely place to visit, take advantage of the free entry to the monastery there.

Changeover day is usually on Saturdays, although please contact us if you plan to arrive on a different day and we will try to accommodate. For weekday arrivals we may have to charge an additional £50, please email us to confirm price.

- Outside: There is a large patio area with a brick-built barbeque and seating for outdoor dining by the pool. Pool is approx. 5m x 3.5m and newly refurbished, filtered, cleaned/maintained weekly. Plenty of space for sunbathing on patio areas. Sun loungers provided. For those who prefer shade, there are areas protected from the sun. Pool is private. Balcony is accessed via bi-folding doors from living area, there is table seating for 10 and benefits from stunning mountain and valley views. Utility Room: Washing machine and drying area. Cleaning / Towels / Linen / Maid service: Fresh bed linen, blankets, pillows and towels are all provided on the day of your arrival. The property is cleaned with each changeover. For 14 day+ stays, clean linen/towels will be provided 7 days into your stay, time of day will be arranged with you. Other: The newly equipped games room provides books and board games, chill out sofa, TV and games console with games provided. For little ones a children's toy box and soft mats to play on. Table and chairs for creative ones.
