Accommodation: One Spring is a three bedroom lodge situated on Spring Lake in the heart of the Cotswold Water Park. The lodge sleeps 6 comfortably comprising master bedroom (king size bed), double and twin bedrooms, 2 bathrooms, galley kitchen with a large open plan living room leading to the oversized deck with views of Spring Lake.

We continue to invest in the lodge and over the recent years have extensively renovated the kitchen, living room, downstairs and upstairs bathrooms.

One Spring is the only lodge on Spring Lake made available for rent with a log burner for guests to enjoy in the colder months.

The lodge is an Oasis of calm in the heart of the Cotswold Water Park. Located within a stone's throw from the the lake itself, the deck provides a great spot to read, relax, BBQ or simply watch the world go by. Inside, the master bedroom comprises an oversize kingsize bed with views of the lake. Two further bedrooms provide flexible accommodation setup as one double and one twin (single beds with rollout trundle). The open plan bespoke painted kitchen opens to a spacious living room with dining table seating 6 and large l-shaped sofa with double French doors leading to the deck.

Changeovers: Please note - we try to avoid same day bookings / changeovers wherever possible. This gives our housekeeper time to turn the lodge round for guests but most importantly means you can arrive as early on your arrival day and leave as late on your departure day as you would like!

The Cotswold Water Park: One Spring is nestled in the heart of the Cotswold Water Park - an area larger than the Norfolk Broads, made up of over 150 lakes.

The Development: If you're a watersports fan, the on-site Watersports club provides waterskiing, wakeboarding and inflatable rides throughout the day. The on-site brasserie provides a great informal dining environment and bar only a 2 minute walk from the lodge. Over the road there is a small playground for children. The lodge is fronted by grass to the lakeside. Perfect for a spot of Croquet, frisbee or a kick-about!

Pets: As pet owners, we know how hard it can be to find pet friendly accommodation. Our beloved 10 year old Spaniel thoroughly enjoys his time at the lake and we hope that if you are pet owners, your dog will enjoy the area as well! We welcome guests to bring one well behaved dog at no additional cost. Please contact us if you would like to bring more than one dog with you on your stay.

Getting around: Whilst only a 10 minute drive form Kemble station (90 minutes to Paddington) we would recommend having access to a car for your visit to One Spring. The lodge has one parking space (unallocated) opposite the entrance. Additional parking is available on a first come first served basis opposite the brasserie.

Robin and Jo live with their young daughter and less young Spaniel in Cheltenham. Robin works in IT and Jo is a secondary school teacher. We bought One Spring to get away from the hustle and bustle of day to day life and provide us with a walking and cycling playground on our doorstep with the added bonus of wakeboarding on the lake which is a passion of both of ours.

We make One Spring completely available to Owners Direct users whenever we're not using it so you too can enjoy the peace and quiet (and watersports!) to be had within the Cotswold Water Park

Why CB Slade chose Ashton Keynes

We found the Cotswold Waterpark shortly after moving to Cheltenham in 2010. During our honeymoon we became fans of wakeboarding and wanted to continue our new hobby when back in the UK. We spent many weekends down at the wakeboard park and began to think how great it would be to become lodge owners in one of the nearby developments. That dream became a reality at the beginning of 2014!

What makes this house unique

Only 20 minutes from our "usual" home in Cheletenham, One Spring Lake gives us the ability to escape on a whim for just a night or two or for weeks at a time. As One Spring is also well connected to London (Kemble station a few miles away is only just over an hour's train from Paddington) we're able to entertain friends still slugging it out in London who also fancy a break from it all for a weekend or longer.

Lovely cottage in a perfect setting - Tracy

December 2014 - We spent the Christmas long weekend in this lovely cottage and can thoroughly recommend it as a destination. The cottage is situated right on the lake, which you can look out onto from the sitting room, or in warm weather, sit out on the spacious decking. Swans, geese, ducks and other birds - so serene. I would imagine that in the summer time it would be even better, as there is a water park just around the corner with plenty of water sports, and so nice to just walk around the lake. The cottage itself has everything you need, and in particular, the beds are very comfortable. Robin and Jo were very obliging hosts, and left us a lovely welcome gift which was just the icing on the cake.

September 2014 - Robin and Jo made us feel very welcome. There was a welcome note and bottle of Prosecco waiting for us! The accommodation was really bright and airy with lots of thoughtful touches. The setting is beautiful with lots to do locally. We will definitely stay there again

One Spring benefits from a leading on-site watersports school offering expert waterski and wakeboard tuition for both learners and those with more experience.


The nearest station to One Spring is Kemble, 5 miles away. Kemble is only 1hr 20m from Paddington. For those with private pilots licenses, Kemble also has it's own airfield! One Spring is a 1hr 10 drive from Heathrow Airport and a 1hr 20 drive from Bristol Airport. Having use of your own car is highly recommended for the duration of your stay.


One Spring is set in the heart of the Cotswold Water Park, an area that is larger in size than the Norfolk Broads. Whilst there are a wealth of activities to enjoy on your doorstep, the are a number of lovely villages and Towns to visit with a short drive including:

Further Details:

The major draw for most guests visiting One Spring is the wealth of activities available within a short distance of the lodge within the Cotswold Water Park. A wealth of information about the Waterpark is available from their website: http://www.waterpark.org/.

On-site, there is a fantastic waterski and wakeboarding school that also offers inflatable rides. Booking in advance at reception is recommended. The on-site brasserie is a 2 minute walk from the lodge and offers hot food and alcoholic and non alcoholic drinks throughout the day / evening. Rich, the owner, is a big Chelsea fan and all main sports (Sky and BT) are shown from a selection of large screens. The brasserie also has a gym accessible to guests for £5 a visit. The development also has a small playground and dedicated grass play area for children behind the car park.

Next door there is a multi-activity watersports school that offers tuition and pay as you go non motorised watersports including sailing, canoeing, kayaking and stand up paddle boarding.

There are a wealth of walks and cycle rides accessible from the front door and a nearby cycle rental business can rent bikes for the duration of your stay as needed.

The waterpark is also very well known for its fishing. There is a fishing shop at the end of the road that can advise on both game and course fishing options.

The nearby Country Park is home to WMSki, a fine cable wakeboarding centre, along with a high ropes course, BBQ and picnic areas, outdoor swimming and pedalo hire.

There are a wealth of cafes, restaurants, country and gastro pubs nearby and we'd be happy to recommend options based on your preferences.

Outside: The deck is accessible from two sets of panoramic French doors in the lounge that provide glorious views out over Spring Lake. The deck is furnished with a rattan furniture set that sits 8. There is also a gas BBQ and Chimenea on the deck. The deck leads down to a large shared grassed area (20m between the deck and lake) that is perfect for children to play on. Cleaning / Towels / Linen / Maid service: Towels and bedding are provided for all guests. The property is professionally cleaned prior to your arrival and on your departure. Towels and bedding can be changed during multi-week stays and additional cleaning arranged at additional cost. Other: The lodge's principal draw is the unparalleled views of Spring Lake from both the living room and oversized deck. The deck has an 8 seater rattan furniture set and Gas BBQ for Al fresco dining along with a Chimenea for staying warm on the colder evenings!

Fabulous break

Booked for a long weekend to celebrate a family birthday and it was an ideal location . Execellent communication from the host and the lodge has superb amenities and a real home from home . Lots to do in the area if you were there for longer but a lovely place to chill out and relax .

Excellent property. Superb location

Stayed for a week in May. Fantastic property with the perfect location. Everything you could ask for. Nothing has been forgotten or left out. Beautiful decking overlooking the lake. Even the dog gets catered for with blankets , towels & food & water bowls. Superb. We will be back.

Fantastic lodge!

Had a great weekend at One Spring Lodge, really cosy & comfortable with everything you need - bathroom had just had redone and was great. Our Dog Bailey also enjoyed her stay, especially the ducks outside, she would have sat there all day if she could!!!! We will definitely be returning - thanks Robin & Jo for a great weekend x

Views and downstairs of the lodge lovely but upstairs needs updating

Stayed for Xmas 2016, kitchen great and well equipped to enable us to cook lunch. Main problem was the only shower was in the downstairs toilet, so for 5 of us staying this was a challenge. For just 2 people this would have been fine.

Downstairs area is nice with a good log burner which is very cozy. Views of the lake are nice and we expect in the summer the deck at the back is lovely overlooking the lake.

Upstairs needs updating, the main bedroom is lovely but the other 2 bedrooms we felt were drab. The main bathroom upstairs needs updating, old fashioned and no shower over the bath.

The dog friendly extras like blankets and treats were a nice touch.

Fantastic weekend - already planning our return

We stayed at the Lodge from Friday to Sunday - Which was not enough time at all, we fell in love with it and didn't want to leave. It was so accommodating and so much more spacious than it even looks in the pictures. It was immaculate and such a beautiful place... We are already planning our return. Cirencester is only 10 minutes away with some lovely shops and pubs. We also had our 1 year old son and it was just the perfect size for him to roam - and anyone with children knows what a hassle it is to have to pack and make sure you have everything ... Robin & Jo already cater for that. They ensure every aspect is covered. Can't praise this place enough, thoroughly enjoyed ourselves and really, really cant recommend enough!!

Fantastic location, clean with all facilities.

The property was liovely and spacious and great for Harvey (dog) as had a fenced terrace so we could leave the doors open and he could watch the world go by without having to have lead on. Fantastic views across the lake.

Booking Notes:
You can book and pay for your stay via our secure website. We ask guests to pay a £100 deposit which is returned in full a week after your departure assuming there were no problems.

If your stay is booked more than a month in advance we ask for a 50% deposit of the full booking amount. The remainder is then due a month before your arrival. If booked less than a month before your arrival payment is required in full to secure your booking.

Changeover Day:
Our changeover days are flexible. We also do not run same day changeovers and pride ourselves on letting guests arrive as early as they wish and leave as late as they would like on their arrival / departure days.

Notes on prices:
A charge of £45 is added to all stays for professional cleaning of the lodge on your departure.

Minimum stays are for 3 nights. Minimum 7 night stays on the following dates:
