Country Location Near to Kirk Ireton Village, Ashbourne, Matlock, Bakewell. Ideal for Large Groups & Parties.

A courtyard of stone former farm buildings which have been sympathetically converted to provide high class holiday accommodation retaining original features, one two story barn for large groups (The Grange - sleeps 14 + 4), the other single story for smaller parties (Doveholes - sleeps 4 + 2). They are off a quiet country lane, near to a footpath leading to the picturesque village of Kirk Ireton with its village shop, medieval church and real ale pub. Only half a mile from the B5023, giving access to the rest of Derbyshire, the Peak District and beyond.

The Grange - Sleeps 14 + 4 + 2 Cots

The Grange is a conversion from a large barn built in 1847 from sandstone quarried on the farm and retains features from its previous use.

It provides accommodation for 14 in six bedrooms, with a further two double bed settees available for a maximum of 18 guests. There are also two cots and two high chairs.

On the ground floor the lounge is comfortably furnished and provided with a large TV and DVD player. It has glazed doors opening on to the paved area.

The exceptionally spacious dining area has tables, seating, crockery and cutlery for all 18 to enjoy a meal together. It is open plan with the kitchen which is generously equipped, including a large ‘fridge/freezer and two double oven cookers, so no problems in providing that special meal for everyone.

A TV monitor with a Wii is here so that guests can enjoy their games without taking over the main TV, or moving the furniture, and there is a Sony all in one audio system with wireless streaming and I-pod dock.

High speed wireless broadband provided by W3Z ( www.w3z.co.uk ) is available throughout the house and grounds.

The back entrance opens into a spacious utility area, which houses the boiler, washing machine, tumble drier and sink. There is also a WC cubicle.

The ground floor twin bedroom adjoins this area.

The spacious hallway has access to the patio and lawn and is lit by the fully glazed wall where the large barn doors formerly hung.

A quarter sized (6’ x 3’) snooker/pool table is provided in this area and other games are stored here.

There is an elegant staircase leading to the first floor landing providing access to five of the six bedrooms and the family bathroom.

On the first floor there is a family bedroom with a double and two single beds and an en-suite WC, shower and basin, two double bedrooms each with similar en-suite facilities, two twin bedrooms and a main bathroom equipped with a bath with shower over, WC and basin. The sixth bedroom is on the ground floor with a WC close by but not en-suite. The beds have been praised for their comfort and each bedroom is provided with an alarm clock radio and a hair dryer.

Outside there is a large high roofed area, the former cart shed, with two open archways into the former fold yard. This provides a smoking area and storage for the garden furniture. To the front there is a patio and lawn enclosed by a stone wall, while to the rear the former fold yard provides more parking than you will need.

Doveholes Cottage - Sleeps 4 + 2 + Cots

Doveholes Cottage is a conversion from pig and cattle buildings and a dovehouse built in 1847 from sandstone quarried on the farm and retains features from its previous use including the doveholes inside and the pig troughs outside.

It provides accommodation for four in two bedrooms, with a double bed settee available for a maximum of six guests. There is also a cot and a high chair.

To the front the south facing former fold yard provides an area for outdoor lounging and eating and more parking than you will need. There is a brick built charcoal barbecue.

The main door opens into an entrance hall, with one door leading into the utility room, which houses the boiler and is provided with a washing machine and tumble drier, while another door leads into the open plan kitchen/diner and lounge. This is comfortably furnished and provided with a large TV and DVD player. It has a glazed door opening on to the paved area.

The dining area and kitchen are generously equipped, including a ‘fridge/freezer, built in double oven cooker, microwave, slow cooker and a steamer.

The bedrooms are at either end of the cottage; at the west end the double bedroom has a high ceiling, built in wardrobes and an en-suite shower and W.C. At the east end the twin bedroom has an adjoining bathroom with bath, shower over, W.C. and bidet. This bathroom is also accessible by a separate door to provide facilities when the bed settee is in use. Each bedroom is provided with an alarm clock radio and a hair dryer.

High speed wireless broadband provided by W3Z ( www.w3z.co.uk ) is available throughout the house and grounds. Maps and tourist information are provided.

A characterful single story barn with large open plan kitchen, dining and living area, with a high wooden ceiling revealing the beams and doveholes and giving a Scandinavian feel. There is a double bedroom with an en-suite WC and shower plus a twin room with adjoining bathroom with bath, shower over, bidet and basin. There is a bed-settee in the lounge. The utility room houses a washing machine and tumble drier. There is TV, DVD and radio with i-pod dock and high speed broadband is available throughout the house and grounds. Outside the paved area provides ample parking right at the door, while the interesting Victorian pig pen is now fitted with a BBQ. Outdoor furniture and picnic ware is provided.

About the Owner

Malcolm and his family have lived at the property since 1990 and he has successfully run the holiday lets since 1993. He has recently undertaken substantial upgrading at both properties to provide high specification accommodation. He takes pride in making his guests feel extremely welcome and is on hand to assist in any way.

The original barns were converted for family occupation in 1990 and became available for holiday letting when a new farmhouse was built. The family fell in love with the beautiful scenery, peaceful location off the beaten track and the proximity to the picturesque village of Kirk Ireton.

A footpath adjoining the properties provides a charming walk to Kirk Ireton with its medieval church, renowned real ale pub and village shop. Kirk Ireton and Idridgehay each have a church and a shop. There are plenty of pubs and restaurants close by at Wirksworth (3 miles), Belper 6, Asbourne 7 and Matlock 7.

The charming town of Wirksworth (3 miles) has reminders of its heritage as an important lead mining and stone quarrying town with traditional shops, the restored Ecclesbourne Valley Railway and a Heritage Centre. Other nearby small towns well worth a visit are Ashbourne, Belper and Bakewell. The Derwent Heritage Trail has the old mills, cradle of the industrial revolution, some now used as shopping outlets.

There are stately homes within easy reach, notably Chatsworth House, Haddon Hall, Kedleston Hall and Sudbury Hall wit its Museum of Childhood, while for the more daring the premier theme park in the country, Alton Towers is less than 20 miles away.

The location is a fabulous place for a plethora of activities; Carsington reservoir (3 miles) has a water sports centre, with sailing, sail boarding, cycle hire and walking. The Visitor Centre has educational displays, shops and restaurants. Our property has ample parking for your boat as well as your cars and cycles.

The area is renowned for its natural beauty and the area lives up to its official designation as a 'Special Landscape Area'. There are many local walks and trails to enjoy nearby including the High Peak, Monsal and Tissington Trails. The property sits just outside the Peak District National Park offering yet more spectacular scenery.

There are small cinemas in Wirksworth and Belper and multiplexes in Derby, theatres in Derby and Nottingham, while the renowned Buxton Opera House is about 20 miles. Other activities available in the area include paint balling, roller skating, with ice skating at Nottingham.

  • Outside: There is a large paved area for car parking adjacent to the cottages. The Grange has an enclosed lawned garden and two BBQs. Doveholes Cottage has no garden, but the large paved area provides space for sitting out. It has one BBQ. Both units are provided with outdoor furniture and picnic ware. Guests are asked to contact the owner by telephone or email 1 week prior to their date of arrival in order to make final arrangements for their time of arrival and to obtain the key. Normal time in is 4.00pm and time out 10.00am but may sometimes be varied by agreement with the owner.
