Cottage in Shouldham, Nr. Downham Market, West Norfolk, Norfolk, England - Lovely rural village with local pubs very close by

The cottage is set on one corner of a pretty village green, directly opposite the village pub, and is recently completely refurbished and redecorated to a high standard. It has a completely new kitchen, bathroom with over bath shower and sitting / dining room on the ground floor and one double and one twin room on the first floor. Gas fired central heating and wood burner make it very cosy for the chillier months, and the garden (with access to an even larger garden and unique treehouse) make it wonderful in the spring and summer. Antique furniture, vintage lighting and designer fabrics complete the look of a cosy country cottage.

Guests should note that the cottage is 200 years old and the staircase is very characterful, tucked into the corner of the sitting room behind a door, but it is steep and almost a spiral (with strong rope bannister), but it can be challenging for those with limited mobility. Also, the only bathroom is on the ground floor.

I have two small children and spend the majority of my time in North London, and as many weekends and holidays as possible in the village. I own the neighbouring property, and have done so since 1999, so know the village very well, and took the opportunity to buy the next door property when it became available, as a holiday let and as extra space for visitors. I love cooking and entertaining, and my existing cottage has been the location for innumerable gatherings and batches of jam and marmalade making over the years!

Why Alexandra Gammie chose Norfolk & The Broads

I have owned the next door cottage for 16 years and have grown to love this lovely village and part of West Norfolk. The village itself is full of character and community spirit, as displayed in the recent conversion of the Kings Arms village pub across the road into a community pub (with me as one of many shareholders!) and the numerous village events that take place throughout the year. It is also very convenient for getting to from London (2 hours driving from North London outside rush hour, or 1 hour 20 mins to the nearby Downham Market station), but still very rural and unspoilt. While the North Norfolk beaches are within 35 minutes drive, the village is not overwhelmed with holiday makers, as so many of the coastal villages are, and retains a life of its own throughout the year.

What makes this cottage unique

The cottage has been recently completely renovated and redecorated and fitted out to a high specification with gas central heating, a new kitchen and a wood burning stove, and is bright and cosy whilst retaining a rural charm. There is a reasonably sized, child and dog-proofed garden to the rear, with patio and picnic table, and with access through a gate to the very large neighbouring garden which has swings, a really unique treehouse and other garden entertainments for children. In addition to the pub, which serves excellent real ales and good pub food, there is the 'Chalk and Cheese' on the opposite corner of the village green, which has a bar, serves excellent food (with their own wood fired pizza oven) and has a small antique shop and gallery attached.

Notes on accommodation: The neighbouring cottage (number 3) is owned by the same person and can be rented at the same time by special request. Almost identical in size and facilities, but somewhat more 'wear and tear' and personal clutter! Outside: Medium sized garden (fenced) with lawn, trees and flowerbeds, and a patio with picnic table. Gate leading into the larger neighbouring garden (same owner) with mature trees, three swings and unique custom treehouse in an apple tree. Paddling pool and pump available. Utility Room: Washing machine is located in the outhouse, directly across from the back kitchen door. Cleaning / Towels / Linen / Maid service: Bed linen and two towels per person included, plus spares. Feather duvets (hypo allergenic also available if needed). Cleaning after each stay, and during by arrangement. Other: Two small rooms off the sitting room for coats / boots and computer desk area.

Lovely well equipped cottage in a fab village location.

Comfortable well appointed cottage with a dog friendly garden (just be aware of the right of way along back of house for the occasional visitor and postman). The cottage is well placed to access many of the delights of Norfolk . Recommended and we hope to return.

Perfect Cottage

Everything about the cottage seemed perfect to me. It was all very clean and well presented, had a charming atmosphere and all the amenities worked well. The little back yard and well kept garden beyond are lovely oases full of birdsong in the evenings, ideal for sitting out with a glass of something (or a meal) whilst enjoying the ambience of the little rural village. As to location, pretty much perfect for exploring Norfolk, including the beautiful coastal stretch between King's Lynn and Cromer in particular. We spent a couple of brilliant days up there at Blakeney, Morston and Wells Next The Sea.

Definitely recommended and I hope to revisit before long.

Charming village. Quaint cottage. Brilliant pub!

Really lovely village with friendly people , brilliant pub serving excellent food . Live music and dog friendly. Restaurant good for lunches, very unusual setting in old school house. Brilliant cottage with everything you need. We were lucky with the weather and made full use of the large enclosed garden. Bed very comfortable, slept so well. Stairs tricky for people with mobility problems but very quaint. Loved seeing the photos of before and after renovation......Amazing. Thank you Alex we had a really lovely, relaxing weekend.

Weekend in Norfolk

Lovely little cottage which was just perfect for our stay. Garden good size but due to access of neighbours through garden to other houses meant a close eye was required due to our dogs. Great village location very peaceful.

Charming cottage with character

Lovely little cottage with all the mod cons you would need . Stairs a little tricky if you have mobility problems but no problems for us as a family with older children. Beautiful views of the village green and local pub opposite. In all a wonderful peaceful stay . Wonderland village location in rural Norfolk .

25 miles (half an hour's drive) to old Hunstanton beach, backed by sand dunes and lined with beach huts. About another 10 miles to the famous main stretch of North Norfolk beaches and coastal towns for crabbing, seal-spotting trips and classic seaside fun (Thornham, Wells-next-the-sea, Holkham and Burnham Overy Staithe).


Downham Market Station 7 miles away with taxi rank. Car useful but not strictly necessary.
