The Stables Sleeps 6 (3 Bedrooms)

This cottage has lots of beams and original features with large rooms and an airy feel . Entered via the private courtyard, the large open-plan living area has comfy sofas, dining area, and a fully fitted kitchen with fridge freezer, oven, hob, microwave and dishwasher. The master bedroom has a king size bed and en-suite shower room. The second bedroom has a king size brass bedstead, and the third bedroom has twin beds. There is a family bathroom with shower over the bath.

About the property


Situated in the very quiet and peaceful Norfolk countryside, surrounded by farmland, fruit fields, hedges and woods the Stables and Granary are two of the five cottages on-site converted from farm buildings adjacent to Old Farm House, a Georgian country house built in the 1820s. With the shared use of a heated indoor swimming pool and large games room our aim is to provide great facilities for the family and a superior level of comfort that will enable you to relax, unwind and enjoy the wonderful opportunities that a holiday in beautiful Norfolk can provide.

Changeover Day:
Changeover days are is Fridays and Saturdays. Arrival time is between 2pm and 7pm. If you need to arrive outside these times, please let us know, and we will try to be as flexible as possible. Departure time is by 10am.

Notes on accommodation: Each cottage has its own individual style and attractions, but we provide the same level of comfort and facilities in whichever one you choose. In addition to full-week letting, all our cottages are available - outside the high season - for weekdays-only or weekend-only lets, and may be bookable at short notice throughout the year. We have worked hard to make our cottages the sort of place we would want to stay in ourselves. They now all feature: •A private area for each cottage with garden furniture, barbeque and outdoor drying facilities; •Parking for up to two cars available for the Coach House and Stables and one car for Granary, Ostlery and Aviary. Additional off road parking available at Farmhouse. •Towels and bedding provided, plus bathrobes and slippers for all adults; •Free wi-fi; •Television with freeview and DVD player; •iPod docking station. On arrival, you will find in your cottage a "Randalls Welcome Basket" of essentials to start your holiday off. Outside: Each cottage has it's own private courtyard garden, with patio furniture, barbecue and outdoor drying facilities. The cottages share the heated indoor swimming pool (every cottage has private pool time as well as shared time), and the large games room with pool, table tennis, air hockey and table football. We also have a good selection of games and puzzles, DVDs and books for you to borrow.

wanted clean carpets very stained wanted a good broom to clean up outside and cut the vegetation and

Good facilities, very helpful, cosy place to stay

Overall we had a wonderful stay at the Stables. The indoor pool is excellent. The cottage was well equipped. A few minor points could do with improving to make this a 5* experience. I brought these up with the owners at the end of our stay so hopefully they are now rectified and the next people can have a really fantastic stay. The few issues really were round cleanliness as the dishwasher was not washing well, the kitchen cutlery etc was not very clean. Luckily my husband was able to repair the dishwasher so that problem is solved. The toilets and showers needed descaling as they were looking rather furred up and consequently the showers were more of an ineffectual dribble.

The only other problem really is the storage heating which is not easily rectified I suppose. It is just an awkward way of heating with it getting too hot in the night but that is personal preference I guess.

Apart from these minor points, it was a lovely place to stay. The pool was warm and clean and the hosts were very accommodating with us requiring an extra parking space and helpful with us not being able to work out how to turn the pool lights on! I would highly recommend this place to stay.

We do have very hard water which quickly can become a problem if a cottage has been unoccupied for a while, as happened in your case. Thank you for sorting out the dishwasher. Car: necessary


Randalls Cottages are within easy reach of both the sandy east coast beaches and the north Norfolk resort towns . The blue flag beach of Sea Palling is only 17minutes drive away, Cromer and Sheringham 30 minutes, and slightly further afield the beautiful expansive beaches of Wells-next-the Sea and Holkham Sands are just over an hour's drive.


As the cottages are in a rural area, use of a car is essential. The nearest train station is at Hoveton and Wroxham (4 1/2 miles ) and the nearest airport is Norwich airport (14 miles). London Stanstead airport and London Luton airport are both just over 100 miles, and the ferry port of Harwich is 86 miles away.


The village of Smallburgh with it's traditional pub, and Tunstead with it's lovely restaurant are both between 1 1/2 and 2 miles away. Wroxham the "capital" of the Broads is 4 1/2 miles. Here you will find a bustling little town with plentiful shops, pubs, restaurants and the famous Roys of Wroxham a supermarket and department store.

Further Details:

Boat and canoe hire is available in a number of local yards all within 20mins drive so you can explore a number of different Broads at first hand. Cycle hire is available from Wroxham or Hoveton.

We are within easy reach of the wonderful North Norfolk coast, with bird-watching and seal watching popular pastimes, traditional holiday resorts from Wells-next-the-sea to Great Yarmouth, Stately homes and gardens, museums, steam railways, zoos and adventure parks ideal for family fun and we are only a few minutes away from the award winning attractions of Wroxham Barns and Bewilderwood. Norwich, with its historic Norman Castle and Cathedral, theatres, cinemas and restaurants and pubs to suit all tastes is just a thirty minute drive away. There is so much to do on a holiday to this part of Norfolk that you’ll be spoilt for choice and want to come back for more.
