I love the secluded peaceful location for this very special modern 4 bedroom 3 bathroom villa and it's magnificent sea view
Our newly refurbished, 5 star, 4 Bedroom 3 bathroom modern Villa sleeps 9 and is just 100 metres from the sea. The very successful renting of our Country House " Les Arcs " from 2007 to 2013 has led to our repeating the experience by the sea. Our refurbishment has been carried out to the highest rating specification for Villa rental. Two of the bedrooms, the sitting room and the terraces all have sea views.
Of great benefit is the anti mosquito screens on every window and patio door.
Situated at the end of a 5 house cul-de-sac off the sea front, it is a very quiet and peaceful location. The Villa and gardens were newly refurbished in 2015 to a high standard with the addition of a new private 12m long chemical free pool. Also the 2.2m high laurel hedge on the 2 neighbour's sides makes the gardens very private.
The completely new terraces provide a great platform for wonderful sea views between mature trees. The classical looking Pergola with its 10 place Oak table for dining and the outdoor sitting area for drinks and chilling, provide the perfect Mediterranean lifestyle.
The aspect is South Westerly with the bedrooms enjoying the morning sun. Two of the bedrooms have their own private terraces with table and two chairs. Ideal for breakfast in the sun!
There is ample outdoor seating in various areas around the house providing shelter from any wind direction.
The covered terrace with its chill out area and Barbeque gets the last of the evening sun and great sunsets.
Just a 5 minute walk from the nearest sandy beach, this lovely Villa has the best of both worlds. A choice of pool or sea, side by side, providing the very best of the Mediterranean lifestyle, good food, sun, sea and siesta in the perfect location in the perfect home away from home. A beautiful property in a fantastic location
About the Owner
I fell in love with Menorca at Mahon Fiestas de Gracia on September 9th 1983. My new bride and I had sailed from the UK and just arrived in the Magnificent Mahon Harbour. We followed the sound of a brass band and a huge street party and were astonished to see stallions charging into a crowd and rearing up on hind legs with manes flying. The famous Jaleo. There and then we decided to start a new life here with Menorca Farmhouse Activity Holidays later becoming Menorca Cruising School. On selling my School I designed and built my own country home " Les Arcs " near Torret, Sant Lluis in 2002. My association with Owners Direct goes back to 2007 and the very successful renting of "Les Arcs" for 7 years.
The love affair with Menorca continues to this day with my children educated here and Rebecca back here after 10 years in the charity field. Now retired and living by the sea I am very happy to make our new home, your home away from home, while my partner and I are off sailing. I feel sure you will love this very special villa. Enjoy!!

We all had an amazing time staying at the villa this summer. It's perfect in every aspect, comfort, amenities and location!
As a family of 6 with 2 young children the villa met all of our needs and there were lots of extra touches to help us feel like we were home from home.
From our initial enquiry, through the whole booking process and during our stay at the villa, Rebecca could not have been more helpful and accommodating
The villa is spacious and well equipped with everything you need for a family holiday. We spent most of our time outside around the pool, a lovely area to play with the kids and also relax. The pergola and dining area was perfect for long lunches and barbecued dinners!
As mentioned previously the location is perfect. We enjoyed walking to the cove to swim and having a drink at Bar Nautico - both a few minutes walk away and also strolling to the Fishing village for a coffee, icecream or evening meal. Lovely not to have to get in the car all the time!

A beautiful property in a fantastic location
We stayed at this property in Aug 2016, a party of 6 including 2 children. The property itself was spacious, very homely, beautifully decorated and very well equipped. It really felt like a home away from home. We all really enjoyed the swimming pool and using the outdoor seating area for meals and loved the 'outdoor living area' near the BBQ - we spent hours there in the evenings chatting and relaxing. The location is very special and we had a couple of really enjoyable meals in the restaurant just a 2 minute walk from the property. In addition, we found Rebecca to be extremely helpful. We would not hesitate to recommend a stay at this property.
Beautiful villa in a quiet location
The villa is in a fab location, just set back from the main coastal road, very quiet and not overlooked. Turn right out of C/Eol and follow the costal path (at the end of the road) to the small bay of Binisafuller. Turn left and follow the sign to great swimming off the rocks. Turn left and follow the road to the hotel then cut through to Binebeca Vell where you will find restaurants, a bar and 2 supermarkets.
We particularly enjoyed eating at the Club Nautico (nearest to the villa), the Bini Inn and Thai Restaurants in Binebeca. If you have a car Es Castell is a 15 minute drive away with some lovely restaurants around the harbour at Cales Fonts.
The villa itself is well equipped, the pool is large with the great advantage of being salt water which was much kinder to skin. A few more sun-beds would be beneficial as 4 between 7 of us was not enough at times. The outside chairs were also taken away for repainting during our stay so we only had space for 4 to sit outside. The shaded area for eating was great although the steps could be quite dangerous for the very young or elderly. Inside the kitchen and living room were like a home from home with coffee machine, toaster, tv etc. Unfortunately we couldn't use the BBQ as it appeared to have not been cleaned in a long time.
Inside, we were disappointed to find out that only 2 of the 4 bedrooms had air-conditioning, this was not stated in the villa information. The large room at the back and the twin got very hot at night and we had to ask for an additional fan to use in the twin which was provided, air conditioning in all the bedrooms would be beneficial. Also, having small doubles in the bedrooms made it quite tricky for our party as we had 3 teens so 2 had to share a double bed, twin beds would seem more practical for mixed family groups.
We had a couple of issues during our stay which were addressed very quickly by Rebecca and Real Care. We thoroughly enjoyed our stay and our mixed family group had a very relaxing time.
Relaxing home is a great location
We had a very relaxing holiday in a very comfortable villa in a quiet location.
I have no hesitation in recommending this villa. The description and photos on this site are accurate and Rebecca was very efficient throughout the booking process.
The outside living areas are very enjoyable, the covered dining area, the outside sofa area (shady during the day and then gets the evening sunshine, lovely spot for an evening drink).The pool was very new and clean with an outside toilet and shower.
The location is great :
- take the National park footpath to a snorkelling spot with steps into the water.
- a supermarket is a ten minute walk via the footpath that cuts through the hotel.
- Guest book, with lots of information. Can recommend Es Cavell horse riding.
- Take the car to Binibeca Vell - can hire sunbeds/brolly, great bar/cafe at the beach.
- at the bottom of the road turn right and a short walk to a lovely cove.
Kitchen - well equipped, large fridge and a separate freezer.
Lounge area - Wifi and English Channels on the TV, plus a great selection of books.
Bedrooms: Downstairs-Two Doubles both large, one with an air conditioning unit and one with a fan. At twin room with two single beds (didn't use this room). The upstairs room is lovely, but note the bed I would say is a small double. This room also has a Air Conditioning unit, leave the door open to cool downstairs.
Bathrooms all very clean and tidy and plenty of hot water.
The Villa made for a very comfortable stay and very relaxing for all of us.

An excellent property in a fabulous location
This property was ideal for two families with its large swimming pool, BBQ area, just a couple of minutes walk from the sea and no more than a 15 minute stroll into Binibecca Vell for a meal & drink in the evening. Car hire recommended, we shared one car between two families and this worked well. Nearby water park was worth an afternoon's visit and there are many decent restaurants; the local Thai was a favourite. Rebecca was very helpful both beforehand and during our stay; highly recommended.

“I have spent much of my life either working on The Sea or living alongside it. Therefore I always new that I would live by the sea in my retirement. Binissafuller Roters is my perfect location in Menorca with its small boat harbour and famous restaurant/ yacht club. Here I have a mooring and semi-rigid 4.5m inflatable just 100m from the Villa. Beautifully sheltered and private, The Villa overlooks the sea, but is not blasted by it. The magnificent Cami de Cavalls, coastal footpath, passes 50 metres in front of the villa and provides easy access to beaches both east and west. In short the perfect location for you to enjoy.”
Activity and Interests
COAST and BEACHES
Our Villa is just 100m to the sea shore where there are concreted swimming platforms and access ladders. The same distance away is the small boat ( up to 6m) harbour and it's delightful restaurant.. The nearest sandy beach is just a 12 minute delightful walk along the coastal footpath ( "Cami de Cavalls) to Binisafua Playa, set in a pretty little cove bordered by a few small lime washed fisherman's cottages. The popular Binibeca beach is a 20 minute walk east along the coast or 4 minute drive with its famous beach bar/ restaurant owned by Santi. Great family beach with pedalos' etc for hire.
There are four excellent restaurants just a short walk from The Villa:-
THE CLUB NAUTICO and bar. 2 minute walk west.
SA MUSCLERA. 7 minute walk east in Binibeca Nou.
LA BOYERA. 5 minute walk north east. Great Thai.
EL TXOKO 12 minute walk to Binissafuller Playa.

Mahon airport is only a 15 minute drive from the house. Car hire is not essential, but highly recommended to explore all those off the beaten track places, beaches, Talayotic Bronze Age settlements and much more. (See my house book)
The nearest village of Sant Lluis ( built by the French in 1756) is delightful and only a 6 minute drive from the house. Plenty of restaurants and shops to choose from with large sport centre for the 2000 population. The Capital Mahon (Mao in Menorquin) is just 15 minute drive with its spectacular harbour. (2nd largest in the world). If you like your history try The Mahon Museum and Casa Oliver and the beautiful Georgian town houses. The old Capital of Cuitadela one hour away is a must.
We have a fine supermarket just 4 minutes drive from the house called Sa Botiga, (Waitrose like) and still further choice in Sant Lluis of banks and restaurants etc.
New this year is a very large Waterpark at Punta Prima just 6 minute drive to the S.East corner of Menorca. Slightly further on is S'Algar where you can enjoy diving and water sports. My house book contains comprehensive information on places of interest, historical sites and leisure activities.

Our preferred changeover day is FRIDAY because this day has most flights and choice of Airports. However we try to be flexible to suit your needs, particularly out of high season.

“The Villa layout (4bed 3bath) with its large pool, private gardens and close proximity to the sea is ideal for two families, The 12m pool is longer than most similar villars offer and being just 100m from sea swimming platforms offers the best of both swimming worlds. Anti-mosquito screens in every room on every window and Terrace doors are a rare and huge benefit, especially at sunset. The Classic large Pergola is ideal for keeping cool while watching the children in the pool. Finally complete privacy from neighbours is a joy for skinny dipping amply protected by the magnificent Laurel Hedge. However what made me fall in love with this Villa is its magnificent sea views and quiet peacefull setting with the birds singing.”

- Notes on accommodation: Our newly refurbished Villa has a licence for holiday rental and will be rated at the highest quality possible. The prices include 10% I.V.A (V.A.T.). The House has a full safety inventory including fire extinguishers, pool lifebelt, first aid box. The comprehensive information book, includes aspects of Menorcan History, instructions for use of house equipment, restaurant guides and great local walks. Please sign the house book with comments on how we could make improvements. Please also post your review on trip-advisor with your rating. Finally I hope you have a wonderfull stay and a memorable holiday. Outside: The special features of our Villa are a) the 12m long private chemical free pool b) the complete privacy afforded by the magnificent laurel hedge and mature surrounding Pine, Mimosa and palm trees. None of these cut out the sea views from the extensive terraces and top lawn c)the Master Bedroom and the Family Bedroom both have their own terraces, table, chairs and sea views;d) all the windows and terrace double doors have anti-mosquito screens. The house faces South West which is perfect for sundowners and evening Barbeque. I never tire of watching the sun set or relaxing in the outside sitting area under the covered terrace just gazing at the sparkling sea. Our large pergola with its ten place oak table and chairs, chest freezer and drinks fridge is ideal for Summer lunches or evening dining. Our outside lounge area under the covered terrace is perfect for a siesta with sofa, wicker chairs, coffee table and large mirror reflecting the sea view. We have enough teak sun beds for six. Utility Room: Utility cupboard with washing machine and sink located in the kitchen Cleaning / Towels / Linen / Maid service: We provide high quality towels and linen, but do not provide beach towels. The laundry, changeovers and interim cleans are carried out weekly. Daily maid service is easily arranged by our management company as an extra. Other: Close to the pool steps is an Outside washroom providing shower, sink and w.c.
