Villa Karakaya takes it name from the ancient village of Karakaya which lies close by to this stunning new villa. The area is steeped in history and natural beauty with the old village perched on the gentle sloping hillside behind the villa and the historic peaceful seashore resort of Gumusluk bay below.

This wonderful new villa is one of 7 villas designed and built in traditional style by a Turkish businessman whose dream was to build and recreate a small natural 'village' similar to that he grew up in. The houses are built from local stone and blend perfectly with the natural surroundings. Character and charm has been considered both inside and outside. Inside exposed stone walls blend with chic modern fixtures and furnishings. Spacious interiors provide light throughout and the kitchen opening onto the large covered dining terrace, pool, gardens and views beyond provide a range of mesmerising views. Outside, the grounds are extensive. The stunning pool itself is 10m x 5m and is set in large lawned gardens, to the right of the pool another large shady pergola/BBQ area provides the perfect spot for taking in the natural scenery and an evening drink as the sun sets.

Gümüslük itself is a small town which has survived obstinately with its fishing boats on the coast, authentic coffeehouses and popular fish restaurants. Very peaceful and high quality Villa

A beautiful secluded, get away from it all villa with lovely views out across the Turkish Aegean sea. We enjoyed many meals alfresco watching the sun go down. The property was very clean and practical. I would say it would be essential to hire a car as there is little in the way of walking distance from the villa but the lovely restaurants and bars of Gamusluk and Yalikavak are only a short drive away.

Absolutely lovely - the perfect peninsula retreat

This is a lovely villa in a lovely spot. It has been very well kitted out and has almost everything you need for a wonderful holiday. The owner has great taste and has furnished the rooms stylishly and thoughtfully but without cluttering them up. Because it is a new build the fixtures are in great condition.

The kitchen is great, well supplied and everything is in good working order. Plenty of room.

The bedrooms are lovely - really good quality beds and linen. We did not use the separate bedroom upstairs/outside but it looks very nice.

The lawn/garden/pool area is absolutely super - lovely for kids to run around in or to just sit and relax and enjoy the sweeping views. Pretty trees and plants. There is plenty of room to spread out and get some privacy and peace. The gazebo is a lovely spot to sit and have an evening meal or to shelter from the sun. This too has been well designed and is very nicely furnished. Very comfortable sun beds and lots of them! So too is the seating area in front of the main part of the house - very nice indeed.

The outside shower and loo are very useful. The laundry room is great, and the washing line tucked around the corner means the view is not spoiled!

Nice touch to have some water toys left here for the kids to play with.

The house has a lovely sense of seclusion without feeling isolated. It is very easy to get into town (be it Gumusluk, Bodrum or Yalikavak etc...) but the major advantage is that you are not right on top of lots of other people. It strikes the perfect balance.

This is the perfect peninsula retreat.

The views are super at any time of day but particularly first thing in the morning and as the sun sets. The patio is a lovely place to sit and enjoy the most spectacular skyline. The colours are simply glorious and everything seems in such sharp focus.

We booked through Annie at Peninsula Villa Care who we have used a number of times over the past few years. We would highly recommend them, and indeed have done so to many friends and family.

Fantastic!

We are a family of 2 adults and 2 teenagers and booked karakaya villa through Annie Burnett at Penninsula villas. All We can say is that the property did not disappoint . The villa was very light and airy and furnished to a high standard. The views were stunning! We did not want or need to leave the villa during the day. The large inviting pool, and extensive grounds with shady areas for an afternoon nap were enough.

We did however explore the many cafes and restaurants in near by Gumusluk and also in Yalikavak (15min drive from villa) in the evenings. Gumusluk is more traditional and artisan whereas Yalikavak's new marina plays host to many super yachts. You can enjoy fine dining or more informal restaurants-too much choice!! We have holidayed in Turkey many times but it was our first visit to the Bodrum Penninsula and it certainly won't be our last. Thanks Annie for all your help in helping us book our perfect holiday.

A stunning spacious villa with superb views

illa Karakaya was perfect for rest, relaxation and comfort. The villa is large and spacious, particularly the kitchen area and sitting room, which are stunning. The villa is decorated to a high standard, and there is a separate gazebo with barbeque for outside dining or a for drink in the evening to soak up the view. There is also a covered terrace outside the kitchen for meals, and a corner sofa for relaxing in the shade. The views from all the rooms is spectacular, and the garden is large enough to find a quiet place to read, away from it all. There are 2 caretakers who take care of the garden and pool, and a gated entrance for security.

The local town, Gumusluk, is a small rustic seaport, a perfect place for long evening meals or a swim during the day. And the old town of Karakaya above the villa, is full of history and worth taking a walk to for the views. There are 2 small supermarkets very nearby, and a lovely restaurant within walking distance, known for its incredible sunsets and good food. All in all, a perfect place to get away from it all, the locations is perfect and the villa so lovely we hardly felt like leaving it!

We booked the villa through Annie at Peninsulavillacare. She was very helpful and it all went very smoothly. I would highly recommend booking through them.

Activity and Interests

Special interest holidays:

Good location for walking. Many historic sites around with Ephesus ruins a 2.5 hour drive away and Bodrum Castle and the Mausoleum less than 20 mins away.

Historic Gumusluk less than 5 minutes drive away.

Coast/Beach:

Gumusluk bay and Rabbit Island are 5 minutes drive away, Koyunbaba beaches also 5 minutes.

Please note: Some beaches are private and may have access restricted to residents of nearby properties.

Yalikavak has several beaches and beach clubs as do the majority of towns on the Peninsula, all are 10/15 min drives from each other. The coastline is very good for snorkelling.

Turgutreis for it's beaches and shops are 8-10 mins drive in the opposite direction to Yalikavak

Travel:

Bodrum Milas Airport is 50 mins drive away from the villa.

The Bodrum to Kos (Greece) ferry can either be caught from the Ferry terminals in Bodrum or Turgutreis. This is a day trip and takes less than 1 hour and costs around Euro 25/30 per person.

A car is advised for this location. The dolmus (public transport minibus) runs along the main road from Yalikavak to Gumusluk.

Gumusluk Bay harbour and restaurants - 5 min drive

Yalikavak centre 10/15 min drive

Migros Supermarket at Gumuskaya, also a restaurant - 5 min drive

Bakal/corner shop, less than 5 min drive

Bodrum centre 20/15 min drive

Turgutreis centre 15 min drive

Gundogan Bay 15/20 min drive

Further Details:

Villa Karakaya is 5 mins drive to Gumusluk bay restaurants, beach small shops etc. Main supermarket is 5 mins drive at Koyunbaba, or 15/10 mins in Yalikavak or Turgutreis, respectively.

Parking is private with space for several cars in the drive at the villa. Gardens are enclosed and private. Karaykaya is one of 7 villas in this small development, the space between villas is large, they have been designed so they are non uniform.

KARAKAYA VILLAGE

The former Greek Karakaya Village was located up on the hill overlooking Gümüslük, to protect itself from pirates and invading forces landing in nearby Ancient Myndos. In recent years, people have renovated the houses and taken up residence in Karakaya, year-round, or during the summer months.

This villa has an English speaking villa manger who will meet you on arrival, hand over keys and be your contact during your stay. Guest Manager details will be emailed together with full Arrival Info, two weeks prior to arrival.

Notes on prices:
Reservation deposits are 16% of the total booking cost and can be paid by bank transfer or Pay Pal (using a debit/credit card). At final balance stage a fully refundable security payment (usually £350) is also paid. This is refunded after departure.

  • Notes on accommodation: Karakaya villa was, until purchased by the current owners, the show house for the project. The owners have purchased some of the show home furniture but will replace some items therefore photos will change in June to show the exact room furnishings and layout. Along the front of the dining terrace is a water feature which is a shallow channel of water, small enough to step over but small children may need to be supervised in this area as with the pool. Outside: Large walled and gated gardens surround the 10m x 5m private pool. A circular stepped/seating area is at the head of the pool. 8 sun loungers for lounging, umbrella and shade under 2 terraces - cabana/pergola to right of pool. BBQ area. TERRACES & OUTSIDE DINING There are two covered terraces for lounging/dining. The main terrace off the kitchen has L shaped couches and coffee table to one side and a large table and 10 chairs for dining with a view. In the gardens to the right of the pool is the covered cabana/pergola area with it's BBQ and seating area. The perfect spot to view gaze, or watch the sunset over Rabbit Island and the Aegean. Utility Room: The washing machine, laundry facilities, iron and ironing board, vacuum etc are all at the property. Cleaning / Towels / Linen / Maid service: Villa will be clean with fresh linen/towels on arrival. For stays longer than 10 nights a half-term linen/towel change is included and quick clean.
