In this unspoilt part of Devon, surrounded by lanes with tall grass banks and the smell of the sea not far away sits this charming cosy cottage for 4.You will be given the warmest of welcomes by the owners Mike and Jo who live nearby whilst Alfie the cat may also check you out! The cottage has been lovingly restored to create a peaceful haven in which to relax and recharge your batteries. There is a large enclosed garden with sunny patio area, barbecue and comfortable furniture and a grassy wooded area opposite for picnics and play. The cottage has an open plan living and kitchen area, bathroom with shower and bath, and 2 light and airy bedrooms. Freshly painted in neutral shades the cottage oozes charm and tranquillity and is well equipped. Crisp white bed linen and fluffy towels add to the feeling of comfort. After a bracing walk along the coastal path, a day at the beach or exploring the Devon countryside the local pub at Buckland Brewer is just over a mile away and serves delicious food. The cottage is very suited to both couples and families. We welcome children who can make as much noise as they like and we are also very happy to welcome dogs.

About Joanne Wade

Hello, our names are Mike and Jo and we have both lived in North Devon all our lives. We come from farming backgrounds and bought our present property in 2009 after some life changing health issues. We live nearby and are on hand should you have any questions. We have a wealth of knowledge regarding the locality and can recommend beaches, places to visit or the best local pub!

Why Joanne Wade chose Torridge

The cottage was purchased in 2009 along with our house. I had known the house and cottage my whole life having grown up on the opposite side of the valley and had always loved the property. When we found ourselves in a position where we had to move, we both fell in love instantly with the whole property, its tranquillity, atmosphere and location.

What makes this cottage unique

The cottage sits in its own grounds, with a lovely large enclosed garden suitable for children, adults and dogs. Guests often comment on how peaceful it is. There is an abundance of birdlife in the garden.

The inside of the cottage is cosy and welcoming, with the added benefit of Now TV for those who like to relax with the TV!

Alternatively while away an hour with a glass of wine on the patio!

Notes:
Notes on accommodation: Dogs are welcome by prior arrangement, a small extra charge is made of £20 per week. Outside: Lovely large enclosed garden with patio, table and chairs, barbeque. Opposite the cottage is a large grassy wooded area. At the bottom of the hill runs the river Yeo and you are welcome to walk and explore the meadow and river bank. You can even try to catch a trout! The cottage sits in the grounds of the owners small country estate but is totally private. Cleaning / Towels / Linen / Maid service: Fluffy Towels and white bed linen are included and changed weekly. Cottage is cleaned weekly.

Cancellation policy
Deposits non refunable
Up to 8 weeks – no cancellation charge
4-8 weeks – 50% of rate refunded
2-4 weeks – 25% of rate refunded
Less than 2 weeks – no refund
You may wish to take out your own holiday insurance to cover the possibility of cancellation.

Changeover Day:
Changeover day for weeks is Saturday although short breaks are accepted with variable changeover days. Arrival time is 3pm onwards and departure is by 10am.

Notes on prices:
The price includes rental of the cottage, heating, electricity, towels, tea towels, bedding.
Part weeks are charges as follows
3 nights 70% of weekly charge
4 nights 80% of weekly charge
5 nights 90% of weekly charge
6 nights 95% of weekly charge

1/3rd deposit required to secure the booking and the balance due 8 weeks before arrival preferably by Bank transfer payment although cheque accepted.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
