Casa Verde - Stunning, newly renovated house near Lippiano, Umbria - Very Private, Peaceful Location with Stunning Views, Close to Key Amenities

Lovingly renovated in 2012, Casa Verde is set in a stunning and very private location (the owner lives off-site). The lovely garden is the perfect place to relax and unwind in the sun, perhaps on the covered terrace which has sweet-smelling jasmine, honeysuckle and wisteria growing across the roof.

Unusually for a smaller house in this area, Casa Verde has its own private salt-water swimming pool, bordered by lavender and olive trees, and in the perfect spot for drinking in the magical views.

Inside, the house is an appealing mix of traditional and contemporary style, and offers all modern creature comforts including wifi. Casa Verde has been beautifully but simply decorated and furnished, with locally sourced materials used wherever possible. There is a cosy open-plan kitchen and sitting room with beams, wood-burning stove and terracotta tiled floors. The kitchen is well-equipped featuring hand-made, pink marble-topped units with plenty of preparation space.

Upstairs are two attractively furnished, double bedrooms with pale wooden floors and beams. There is crisp white cotton bed linen, feather pillows, quilts and extra blankets for cooler months. The small but airy, contemporary-style bathroom features open-ended shower finished in beautiful, traditional Tuscan tiles with soft towels.

In a little side room downstairs there is a rather intriguing fresco - a convincing copy of locally-born Renaissance artist, Piero della Francesco's 'The Resurrection of Christ.' But no-one seems to know who put it here at Casa Verde!

The house is easily accessible, off a tarmac road and has parking for two cars. The villages of Lippiano and Monterchi are nearby with all key amenities.

About Charlotte Mazzeo

I am British but have lived abroad for the last 11 years. I've always loved Italy and was on holiday in the area when we came across Casa Verde in 2011. It was very neglected but we fell for it straight away and bought it that December. In 2014, I decided to make the move permanently to Italy and now live in the Tuscan town of Arezzo with my two dogs.

Why Charlotte Mazzeo chose Citta di Castello area

Being right on the Umbrian/Tuscan border means having the best of both regions as it is possible to make day trips to places like Florence, Siena, Montepulciano, Arezzo, Assisi, Spoleto, Orvieto and Cortona etc.

Closer to home, the scenery is beautiful, the whole area is steeped in history, art and culture and there is plenty to see and do, right on the doorstep. Or if relaxing is in order, just enjoying a leisurely lunch out, having a wander around and then spending the afternoon lazing by the pool - there is no better place to be. I find the people here so friendly and helpful, the food is wonderful and life seems to pass at a much gentler, more pleasant pace.

What makes this house unique

A friend of mine once described Casa Verde as 'magical' and I totally agree. It has a lovely feel, possibly because of its fantastic location and those incredible views, and the stillness on a summer's day when all you can hear are the bees in the lavender as you relax by the pool.

For me, there is nothing better than sitting out in the evening, watching the fireflies and sipping a glass of wine as I look across the valley to the ancient village of Monte Santa Maria Tiberina, all lit up on the hill opposite. If there is a full golden moon suspended over the village, the view is nothing short of completely spectacular.

What a view!

We had a lovely break at Casa Verde back in Sept. Charlotte was a wonderful host and cares passionately about providing a home from home. The added extras of a welcome basket, linen change and pool maintenance while giving guests total privacy was perfection. The info on the local area was very accurate, in particular the recommended restaurants .

The result, we explored the countryside extensively & ate very very well.

If you like the quiet, deafeningly quiet (well except for the chickens, which provide your morning wake up ) nature (we saw wild boar, deer, black squirrel, owls, eagles & butterflies to name just a few) and the amazing views, then this is the place for you. A beautiful part of Umbria, oh & the truffle oil, a specialty of the region was out of this world. I envy where Charlotte lives.

Charming house in stunning rural location

Casa Verde exceeded all our expectations. It was very well equipped, comfortable and immaculately presented.

On arrival we were greeted by the property owner who was extremely helpful and hospitable. She had thoughtfully left us a basket of delicious local produce which meant that we didn't need to immediately find a shop. Fresh flowers had been arranged in the living room and bedroom which was a lovely touch.

There was a book containing a huge amount of detailed information regarding local attractions, shops and restaurants which we found very useful.

The pool and garden were well maintained with fruit trees and lavender, a pretty patio area and an absolutely beautiful outlook over a wooded valley and hills in the distance. The location had a peaceful, timeless feel and certainly a very relaxing place to stay.

The nearest village of Monterchi ( a 10 minute drive) had a some great places to eat, shops selling local produce and a fascinating museum housing a famous fresco.

There were many places of interest nearby.

We would certainly recommend this property to friends and family and would love to return one day.

Comfortable house, amazing pool, lovrly setting

We had a wonderful stay at charlotte's house. The location is off the main path which adds to its charm and serenity. The pool is amazing and can provide hours of relaxation. The grounds are lovely with a variety of plants. The listing is accurate in every way.

The house is comfortable and the kitchen was well equipped with al the basic amenities which is nice. The wifi was good enough to stream or download if you need to.

We met Charlotte a few times during our stay and she was helpful with information about the local area.

Wish we could have stayed longer and we would definitely return if in the area.

der perfekte Ort

Es ist ein sehr schönes Haus, mit Liebe und viel Geschmack eingerichtet, der Salzwasserpool herrlich und Charlotte eine wunderbare Vermieterin. Auch autofrei ist es gut zu erreichen (Taxi von Arezzo = 60€) und in den umliegenden Hügel läßt es sich gut wandern. Also: der perfekte Ort.

Stunning location for a relaxing break away for it all.

Casa Verde was beautiful, house was clean and tidy and the location was stunning. I would recommend this to anyone who wants to get away from it all and totally relax. The pool was salt water which was much nicer than chlorine. 5 star. Thank you Charlotte.

Perfection

We were looking for a comfortable quiet house with a view and a pool in central Italy and on the description on the site this one ticked all the boxes for us. The reality was even better. After following Charlotte's directions to find the house we arrived stressed out from work and travel to be greeted by her with a welcome pack that included a bottle of Prosecco that was already chilled in the fridge. She made us very welcome and both in person and in the folder in the house, which has all the instructions needed as well as advice on local shops, eating out, etc. The view over the hills towards Monte Santa Maria Tiberina is beautiful. The main noises in the day are the nearby chickens (and cockerel of course!) and at night the calls of 3 species of owls. The salt water pool is faultless and relaxing. There are good walks to be had locally (you will need a map!) and the nearby towns of Sansepulcro and Citta di Castello are both well worth a visit. Arezzo is an easy drive for even more art (Piero della Francesca - a must see) architecture and food. We both agreed at the end of our stay that we will be back for more!

The small village of Lippiano is a five minute drive away and has a bar famous locally for serving delicious bread baked on a hot stone called Caccia Sul Panaro with a variety of fillings. There is also a post-office here.

Monterchi , a few minutes further on, has a weekly Sunday morning market. There is a small supermarket (open until 8pm in the evenings and on Sunday mornings), a Bancomat, pharmacy and two cafes/bars. There are also several restaurants including La Pieve Vecchia which serves delicious meat, pasta and pizzas and has an outdoor terrace with beautiful views. Shops include La Papaia which stocks a vast variety of fresh fruit and vegetables, and a good butcher.

Monterchi is also home to the Museo della Madonna del Parto where the famous painting of the Madonna with Child by Piero della Francesco can be found.

The towns of Sansepolcro and Citta di Castello, both of which have lovely historical centres, are both about 25 minutes drive away from Casa Verde. You'll find weekly markets, good restaurants and selection of shops in both.

There are many picturesque medieval towns and villages to visit nearby including beautiful Anghiari and Cortona. Arezzo with its monthly antiques market, gorgeous centro storico, many museums, restaurants and vast array of shops is a must-see.

Or if you want to explore further afield, Casa Verde is well-located for day trips to Florence, Assissi, Spoleto, Siena and Orvieto and others.

The whole area is packed with museums and galleries for art lovers. Famous Renaissance artists from the region include the world renowned Piero della Francesca whose celebrated paintings can be found in nearby Monterchi, Arezzo and Sansepolcro.

There are many good restaurants to choose from, with the chance to sample wonderful local specialities and ingredients including cinghiale (wild boar), chianina beef and porchetta, truffles, olive oil, mushrooms, amazing seasonal fruit and vegetables, delicious pasta and well-known, locally-produced red and white wines.

There are events, fairs and food sagres throughout the year in the area and additional activities include walking (there are beautiful walks up in the hills behind the house) biking, horse-riding, canoeing and kayaking.

A non-refundable deposit of €125 per week of your holiday will be requested to secure your reservation upon booking.

The outstanding balance should be paid 8 weeks before the start of your holiday (details for bank transfer will be forwarded separately upon confirmation of booking).

A refundable €200 cash deposit is requested on your arrival to secure against any breakages or damage done to the property.

Changeover Day:
The rental period is generally from Saturday to Saturday except in low season. But please do check if you have other dates in mind and I will see what I can do, availability allowing.

Notes on prices:
Prices are fully inclusive of bed linen, bath towels, pool towels and utilities. Central heating, however, is not included in the rental price.

*If you would like to bring your dog with you, there will be a small additional charge of €25 per week.
